Why this project is worth a look
BTS at the door
The location advantage is physical and easy to verify: Mazarine Ratchayothin sits on Phahonyothin Road at Ratchayothin BTS, with Major Ratchayothin and The Avenue opposite. For a resident who uses Bangkok daily, this removes an entire feeder trip to the rail network rather than merely offering a vague promise of being 'near transit'. It is particularly practical for people whose work, study or social life follows the Sukhumvit Line corridor.
A visible resale market
Because the building is complete and occupied, buyers can judge the actual unit rather than a specification: outlook, traffic noise, furniture, wear, lift operation and common areas are all inspectable. Multiple simultaneous resale listings also create comparison points instead of leaving the buyer with one developer inventory list. The downside is that portal stock can be stale or duplicated, so the lowest advertised price should be treated as a lead to verify, not a building-wide price.
More one-bed choices
The project offers an unusually broad set of one-bedroom formats for its size band, including standard, corner, Flexi and Plus Corner plans. That can suit a buyer who wants a work zone or a larger living room without moving straight into a conventional two-bedroom. Resale agents do not always use the original plan names consistently, however, so the registered plan and measured area of the specific unit matter more than the marketing label.
Upper-floor amenities
The pool, fitness areas and several social spaces sit high in the building, with common facilities distributed across several levels. In a tower on a busy urban road, that gives residents recreational space above street level rather than concentrating everything beside the lobby. It also means the condominium has equipment and amenity areas that require ongoing funding, making current maintenance standards and juristic-person finances relevant resale checks.
Quota before decor
For a foreign buyer, an attractive unit is not enough if its ownership status does not support the intended transfer. Current Mazarine Ratchayothin listings include both foreign-quota and Thai-quota stock. The quota question therefore belongs near the start of due diligence: a foreign-quota unit may command a different price, but it is the route that can support foreign freehold when the legal requirements and building quota are satisfied.
About the project
Mazarine Ratchayothin is a completed 37-storey Grand Unity condominium on Phahonyothin Road at the mouth of Soi Phahonyothin 30, immediately beside Ratchayothin BTS. Its strongest case is not a future development story but what a buyer can inspect today: the building is operating, units trade on the resale market, there is an established rental market, and the transport links and surrounding retail are already in place. The scheme contains 474 residential units plus two retail units. That scale matters. This is not a boutique tower where residents know every neighbour; lifts, common areas and automated parking serve a substantial urban population. The advantage is that a buyer can compare real units by floor, view, fit-out, furniture and ownership quota instead of buying from renders or a projected completion schedule.
Location is the defining feature. Grand Unity places the project on Phahonyothin Road at Soi 30 and describes it as directly at Ratchayothin BTS, opposite Major Ratchayothin and The Avenue. In practical Bangkok terms, the rail commute starts at the building rather than after a motorbike or taxi connection. Phahonyothin provides a straightforward route toward Lat Phrao, Chatuchak, Ari and the inner city, while Ratchadaphisek, Vibhavadi Rangsit and major expressway connections are close enough to matter for drivers. The trade-off is equally real: this is a tower on a major arterial road. A buyer who values quiet interiors should inspect the exact orientation and floor at rush hour and again later in the evening. Two units with the same layout can have materially different day-to-day comfort depending on exposure.

The apartment mix is compact and urban. Grand Unity lists studios at 24–25.5 sqm and standard one-bedroom layouts at 32.5–33 sqm. Larger one-bedroom variants include corner, Flexi and Plus Corner plans ranging roughly from 39 to 48 sqm, while the confirmed two-bedroom corner plan is 48 sqm. Resale portals sometimes advertise slightly different measured areas, which is one reason not to rely on the marketing label alone. The registered unit plan and title documentation for the selected apartment should be the reference point. For a single professional, a couple or an investor targeting one- and two-person households, the range is logical. Buyers looking for three bedrooms, a dedicated office and generous storage will find the original product mix restrictive.
Amenities are distributed vertically rather than concentrated only around the lobby. A detailed project review places common facilities on floors 1, 8, 22, 36 and 37 and on the roof, while Grand Unity confirms the major components: pool areas, fitness, study and meeting rooms, children’s facilities and social spaces. The main pool is on the 36th floor; fitness and lounge functions occupy the upper levels. The building also uses automated parking and includes EV charging, laundry facilities, access control, CCTV and 24-hour security. For a resale buyer, the question is less whether these facilities existed in the original specification and more how they operate now: maintenance quality, booking rules, parking access, peak-hour lift demand and the current juristic-person budget are all worth checking during due diligence.
Completion dates are not perfectly consistent across the web. Grand Unity states that construction is fully complete and gives a building-completion certificate dated 24 March 2020; DDProperty and PropertyHub also use 2020. FazWaz and Hipflat date completion to July 2019. We therefore use 2020 as the primary completion year because it is supported by the developer and two major market portals, while retaining the 2019 date as a documented discrepancy. For a completed condominium, the exact historical label matters less than the building’s current condition, but age still affects expectations around common-area finishes, parking machinery and future capital works. Minutes of the condominium juristic person and evidence of major repairs are more useful than relying on a single database field.
The current resale market is reasonably deep rather than dependent on one or two isolated listings. Major portals show multiple sale and rental options at the same time, with wide price dispersion. The lowest current DDProperty project-level asking price we found on 7 October 2026 was THB 3.69 million. FazWaz showed higher lower-end availability during the same research window, and several foreign-quota units were priced above comparable Thai-quota stock. That spread is normal for a secondary market: floor, view, furnishing, renovation, quota status, seller urgency and stale listings can all move the number. The starting price on this page is therefore a market reference, not a promise that any particular unit can be bought at that figure.
For a foreign purchaser, the decisive legal question is the status of the individual unit. Thai condominium rules allow foreign freehold only while foreign ownership remains within the statutory 49% ceiling of the condominium’s aggregate unit area. Mazarine Ratchayothin illustrates why this cannot be treated as a project-wide yes-or-no label: current listings include both foreign-quota and Thai-quota apartments. A unit advertised under the Thai quota should not be assumed to convert automatically into foreign freehold. Before paying a deposit, the buyer should obtain quota confirmation from the condominium juristic person, verify the unit title, check that common-area charges are clear and confirm the transfer/payment route. The project type permits foreign freehold, but the availability of that right depends on the exact unit being purchased.
Ownership format
The project is a freehold condominium. A foreign buyer may own a unit freehold only within the statutory foreign quota, capped at 49% of the aggregate unit area in the condominium. Current Mazarine Ratchayothin listings include both foreign-quota and Thai-quota units, so the status of the specific resale unit must be verified before any deposit; a Thai-quota listing should not be assumed to be transferable into foreign freehold.
Unit types & sizes
The smallest original format. It suits a single occupant or a buyer prioritising location and transport over a separate bedroom; on the resale market, storage design and fit-out quality have an outsized effect on how liveable these units feel.
The core separate-bedroom format. It is the most straightforward option for one person or a couple and a type where floor, outlook and ownership quota can matter as much as the small difference in size.
Corner versions add meaningful space over the standard one-bedroom. Buyers should compare the actual plans because the corner layouts differ not just in area but in window exposure and how efficiently the extra floor space is used.
A larger one-bedroom layout intended to provide more functional space without moving to a conventional two-bedroom. On resale, how useful that extra zone feels can depend heavily on the owner’s fit-out and furniture.
The Plus Corner family includes two materially different sizes. A resale ad saying only 'one bedroom plus' is therefore not specific enough; the exact type, registered area and plan should be checked.
The largest confirmed original unit type. At 48 sqm it remains compact for two bedrooms, so buyers should pay close attention to bedroom dimensions, storage and whether the second room works for a full-time occupant, child or home office.
The sizes above come from Grand Unity’s official project page. Resale listings sometimes use slightly different areas or plan labels; the registered unit plan and title documentation should control for the actual transaction. Prices are the lowest the brokerage boards publish, not the developer’s price list — the price and availability of a specific unit are something we go through with you personally.

Location
- The project is on Phahonyothin Road at the entrance to Soi Phahonyothin 30, immediately beside Ratchayothin BTS.
- Major Ratchayothin and The Avenue sit opposite the project, so the neighbourhood is established rather than dependent on future basic retail.
- Phahonyothin links the address toward Chatuchak, Lat Phrao, Ari and central Bangkok, with Ratchadaphisek and Vibhavadi Rangsit connections nearby.
- Because the tower fronts a major arterial road, the exact floor, exposure and view can materially affect noise and privacy.

Best for: A strong fit for buyers who value transport more than raw apartment size: stepping almost directly onto Ratchayothin BTS can change the daily routine more than gaining a few extra square metres elsewhere.; Well suited to a single resident or couple comfortable with a studio or one-bedroom and looking for an established neighbourhood with cinema, retail, restaurants and everyday services directly across the road.; Relevant to resale buyers who want to compare real units by floor, view, furnishing and condition rather than choose from one developer inventory sheet.; Potentially suitable for a foreign buyer when the selected unit is confirmed within the foreign quota. At this project, quota status is unit-specific and should be checked before a deposit rather than after the interior has been chosen.; may not suit: Less suitable for someone seeking a quiet low-rise environment: the building sits on a major road, so the exact unit should be tested for traffic noise even if the glazing is good.; A weak fit for a larger family needing three bedrooms and generous shared space; the confirmed original range tops out at a compact 48 sqm two-bedroom.; Not the right product for a buyer seeking an off-plan instalment schedule or a fixed developer package. The project is complete, so purchase terms now depend primarily on the individual resale unit and seller..

Disputed and unknown information
This keeps the open points in one place. A missing or disputed fact is not treated as a conclusion.
- Completion timing is documented inconsistently: Grand Unity, DDProperty and PropertyHub use 2020, while FazWaz and Hipflat use July 2019. The main record uses 2020 because it is supported by the primary source.
- Older reviews sometimes place the site in Chom Phon, while DDProperty, Hipflat and current mapping identify Chan Kasem, Chatuchak. This record uses Chan Kasem; the selected unit’s title should confirm the legal administrative address.
- A 2021 project review lists a THB 70/sqm monthly common fee, a THB 500/sqm sinking fund and parking at roughly 70% of units. These are useful historical figures, but current fees, parking rules and any special assessments should be obtained from the condominium juristic person before purchase.
