Why this project is worth a look
You can inspect reality
The building is complete, so the decision can be based on the actual unit and actual common areas rather than a render. Buyers can test lifts, parking, road noise and building management before committing. The flip side is age: maintenance history now matters as much as the original specification.
More usable floor area
Current resale stock often includes one-bedroom apartments around 53–55 sqm and two-bedroom homes around 80 sqm or more. That can appeal to owner-occupiers who value space over a brand-new lobby. Larger areas also mean larger absolute common-charge bills when fees are assessed per square metre.
A visible resale market
Several major portals carry sale and rental stock at the same time, giving buyers a real internal comparison set for renovation, floor, view and asking price. Listing volume is not proof of strong demand, but it is useful evidence for negotiation and for seeing how differently owners price similar apartments.
Quota is unit-specific
A foreign buyer cannot assume that every apartment in the tower is transferable under the foreign quota. Current listings show both foreign- and Thai-quota stock. Confirming the selected unit's quota status before a deposit can prevent a late legal mismatch at transfer.
Age belongs in the budget
A 2008–2009 high-rise should be assessed as a mature building, not as a new product. Lift replacement, waterproofing, façade works, pumps, access systems and reserve funding can affect future costs. A freshly renovated unit does not tell you whether the condominium itself is well funded or well run.
About the project
Wind Ratchayothin is a mature resale condominium rather than a new launch whose value depends on a future handover. It is a single 37-storey tower with 390 residential units. The practical advantage is straightforward: a buyer can inspect the exact apartment, ride the lifts, walk the parking and common areas, visit at different times of day, and ask the building office questions before committing. Construction risk is no longer the issue. The trade-off is that a building completed around 2008–2009 has its own due-diligence priorities, especially maintenance quality, major repairs, reserve funding and the condition of building systems. Primary sales are long finished, so today's purchase terms are seller-specific resale terms, not a developer payment plan.
The address puts the building on Ratchadaphisek Road in the Ratchayothin/Lat Yao part of Chatuchak, opposite the Siam Commercial Bank head-office complex and close to Major Cineplex Ratchayothin. Current project databases place Ratchayothin station at roughly 0.6 km from the condominium. That makes the location useful for buyers who work around northern central Bangkok, Phahonyothin, Chatuchak or the Ratchada corridor and want both rail access and major roads. It is not a quiet side-street setting, though. Ratchadaphisek is a major urban road, so orientation, floor level, glazing and whether a unit faces the main road can have a meaningful effect on noise and day-to-day comfort. Those are apartment-level questions, not project-level labels.

The original project records provide unusually useful detail for a mature resale building. They list standard apartments at 36 sqm, 50 sqm, 51–53 sqm and 77 sqm, plus four special large-format units at 145–178 sqm. Today's resale portals organise the stock differently: studios around 36–42 sqm, one-bedroom homes around 53–55 sqm, two-bedroom apartments around 80 sqm and occasional larger three-bedroom units. That is not necessarily evidence of conflicting buildings. Over nearly two decades, listing conventions change and units may be renovated or reconfigured. For a transaction, the title-deed area and the registered plan of the selected unit matter more than the marketing label used in an online advert.
The original project materials also emphasised detached party walls, through-ventilation design and controlled lift access, while later portal descriptions repeat a three-metre ceiling claim and the infinity-pool concept. Those details help explain how the building was positioned when it launched, but they should not substitute for a current inspection. A resale buyer should test the lived experience: sound transfer between units, water pressure, drainage odours, lift waiting times, corridor condition, air-conditioning arrangements and the quality of any renovation inside the apartment. In an older high-rise, a well-maintained common system can matter more than a glossy original specification, and two units in the same tower can differ materially because of owner upgrades.
There is still visible market activity around the project in 2026. The large portals show dozens of sale and rental advertisements, although their counters differ and should not be treated as audited inventory. Current asking prices start at roughly THB 3.0M, while larger apartments can move well above THB 10M. The lower figure is best used as a search-floor reference, not as a statement of typical value. Floor, view, renovation quality, furniture, tenant status, title condition and foreign-quota availability can all move the price of two otherwise similar apartments. A sensible comparison set is a handful of genuinely comparable units within Wind Ratchayothin, not the single cheapest listing.
Foreign ownership needs to be checked at unit level. Thai condominium law currently caps foreign ownership at 49% of the total unit area in the building. Current Wind Ratchayothin listings include apartments explicitly marked as foreign quota and others marked as Thai quota, which is a useful reminder that the project name alone does not tell a foreign buyer whether a particular unit can be registered in their name. Before paying a meaningful deposit, the buyer should obtain the condominium juristic person's foreign-quota certificate, review the unit title, confirm that common charges are clear and make sure the required foreign-funds evidence will be available for the Land Office transfer.
The amenity list remains respectable for a completed high-rise: swimming pool, gym, tennis court, landscaped areas, parking, key-card access, CCTV and 24-hour security are consistently reported. The important question is operational quality today. A site visit should look at pool and gym upkeep, lift reliability, parking pressure, access control and the condition of façades and common corridors. Public project data reports a common-area fee of THB 30 per sqm, but we did not obtain a current fee schedule or reserve-fund statement directly from the building office. For a 2008–2009 tower, those documents matter because a low headline common fee is not automatically attractive if major works are deferred or special assessments are likely.
Two data conflicts should stay visible rather than being silently averaged away. Current mapping and part of the live resale inventory point to 238 Ratchadaphisek Road, while several replicated project profiles use 189 Ratchadaphisek Road for the same building. The mapped location, project identity and surrounding landmarks align, so there is no evidence of a second Wind Ratchayothin phase. Completion is also shown as December 2008 in some databases and as 2009 in several other current project profiles. We use 2009 as the main registry value because it is repeated across multiple current sources and is consistent with the original construction timeline, while keeping the 2008/2009 discrepancy explicit for document-level verification.
Ownership format
Units in a registered condominium can be transferred as freehold title. A foreign buyer can register ownership only within the building's foreign quota, capped at 49% of the total unit area. Current Wind Ratchayothin listings include units marked for both foreign and Thai quota, so the selected unit's status should be confirmed with the condominium juristic person before a material deposit is paid.
Unit types & sizes
The smallest format currently visible on the resale market, with examples around 36 and 42 sqm. Layout efficiency and renovation quality matter as much as the headline area because older units may have been altered over time.
One of the most common formats in current listings. The floor area is generous for a one-bedroom Bangkok condominium, which can make it suitable for long-term living. Orientation, floor and view are likely to matter more than a one- or two-square-metre difference in size.
A practical family or work-from-home format. Current listings include apartments around 80 sqm, while the historical DDproperty project profile extends the two-bedroom range to 97 sqm. The selected unit's registered area and bathroom count should be checked individually.
Major Development's early filing separates four large units in the 145–178 sqm range. The modern resale market also shows large three-bedroom examples around 148 sqm. Because these are rare within the building, they should be compared with genuinely similar units rather than project-wide averages.
Modern listing labels do not map perfectly onto the developer's early size schedule. For a purchase, rely on the selected unit's registered area and title plan; labels such as studio, one bedroom or penthouse are marketing descriptors rather than proof of the registered configuration. Prices are the lowest the brokerage boards publish, not the developer’s price list — the price and availability of a specific unit are something we go through with you personally.

Price & purchase terms
- Current price: From THB 3.0M in DDproperty's current asking-price range checked on 30 Sep 2026. This is a lower resale-market anchor, not a developer price; availability, condition, floor, view, furniture and the ownership status of the selected unit all need to be checked separately.
- Completed: 2009
We show the lowest of the prices the brokerage boards publish: their figures for the same unit differ by a few per cent, and none of them is the developer’s price list. For a resale unit, confirm the current price, availability and payment terms with its seller or authorised representative before payment.

Best for: Buyers who prefer an established building where the exact apartment, common areas and management can be inspected before purchase.; Owner-occupiers who need access to Ratchayothin and Chatuchak and value the relatively generous one- and two-bedroom floor areas found in this project.; Investors willing to underwrite the actual unit, rent and resale comparables rather than rely on a guaranteed-yield narrative.; Foreign buyers when the selected apartment is confirmed to sit within the available foreign quota and its transfer documents are in order.; may not suit: Less suitable for buyers who specifically want a newly completed building with developer warranties and new building systems.; A poor fit for a decision based only on the cheapest advert, because condition, quota, floor and building-level costs can materially change the economics.; Not an automatic choice for noise-sensitive buyers; road exposure needs to be checked from the exact unit..

Disputed and unknown information
This keeps the open points in one place. A missing or disputed fact is not treated as a conclusion.
- Current mapping and DDproperty listings use 238 Ratchadaphisek Road, while several other project profiles use 189 Ratchadaphisek Road. The mapped building and surroundings are the same, but the official building number should be confirmed from the condominium juristic-person records.
- FazWaz-style databases show completion in December 2008, while DDproperty, PropertyHub and Plus Property use 2009. The project is unquestionably completed; the exact registration and handover date should come from official building records.
- PropertyHub reports a common-area fee of THB 30 per sqm. We did not obtain the current fee schedule, reserve-fund balance or any special-assessment information directly from building management.
