Public descriptions disagree on the common facilities, and one major portal blends this project with another CMC development. That makes a single portal page a poor basis for a purchase. In an established building, however, the ambiguity can be resolved through a site inspection, juristic-person records and the documents for the chosen unit.

Chateau In Town Major Ratchayothin is an older low-rise CMC condominium on Soi Phahonyothin 30 in the Ratchayothin area. The name needs more care than usual because three separate CMC-era projects are easily confused online. CMC's own corporate history identifies the original Major Ratchayothin as an eight-storey, 120-unit development launched in 2007. It separately records Major Ratchayothin 2 as a later 192-unit project. A much newer Chateau In Town Ratchayothin, without the word Major, is another development again, with 309 units and a different project history. This dossier covers only the original 120-unit property on Phahonyothin 30.

That distinction matters because the buyer is looking at an established resale condominium rather than developer inventory. The original project is consistently recorded as one building with eight floors and 120 units, with current databases placing completion in 2008; the unit count and height also match CMC's historical record and older project profiles. There is no construction risk left to assess in the off-plan sense. Instead, due diligence shifts to the physical condition of the chosen apartment, the upkeep of the common property, the condominium juristic person's records, seller liabilities and the title documents attached to that specific unit. An older building can be inspected as it actually operates, which is useful, but age also makes maintenance history more important than a glossy original specification.

The historical mix was described as studios, one-bedroom and two-bedroom units, broadly around 32–66 sqm. Current resale advertisements provide more tangible examples rather than a complete inventory. A one-bedroom of about 39 sqm has been offered at THB 2.29M, while current two-bedroom listings around 62–62.3 sqm have appeared around THB 2.99–3.09M. Those figures should not be read as a project-wide price schedule. Resale sellers are pricing individual homes with different floors, renovations, furniture packages and motivations. The THB 2.29M figure is therefore used only as the lowest live asking-price anchor located during this research, with stock and transaction terms to be checked again before any decision.

The address now used by current map data and market listings is 26/55 Soi Phahonyothin 30, Chan Kasem, Chatuchak, Bangkok 10900. The building sits inside the soi rather than directly on Phahonyothin Road. Its practical appeal is the established Ratchayothin setting and access to the city's Green Line network; one current resale listing for the project puts Ratchayothin BTS at roughly 330 metres. That should still be treated as a route reference, not a substitute for walking the approach yourself. For a resale buyer, the useful question is whether the actual daily route, street environment and access pattern work at the times they will be used, not whether an old brochure can produce a long list of nearby landmarks.

Amenities are the least tidy part of the public record. Older project pages and several listing portals show a swimming pool and fitness room. A Google review dated July 2025 from a resident who says they have lived there since the project's beginning states the opposite: Phase 1 has no on-site pool or fitness room and residents can use facilities at the nearby Military Technical School. Because that is a direct conflict, this dossier does not present a pool or gym as confirmed project amenities. Basic access and building services such as a lobby, lift, parking, key-card control, CCTV and 24-hour security are much more consistently associated with the property. A viewing should establish what is actually operating today and whether any common areas have changed use over time.

For a foreign buyer, ownership is unit-specific. Thailand permits foreign freehold ownership in a registered condominium only while the statutory foreign quota remains available, with foreign ownership capped at 49% of the condominium's total area. A resale advertisement may describe a unit as freehold, but that does not by itself prove that a foreign purchaser can register that unit in their own name at the time of transfer. The condominium juristic person needs to certify the foreign proportion, and the transfer file should also be checked for title, seller identity and condominium debts. With a mature resale property such as this one, those documents matter more than generic statements about what foreigners can usually buy in Thailand.

Foreign freehold ownership is possible only within the statutory foreign quota, capped at 49% of the total area of the registered condominium. Quota availability for the specific resale unit needs confirmation from the condominium juristic person before transfer.
