Manageable building scale
One eight-storey building with 192 units is relatively easy to inspect as a whole. A buyer can see the actual pool, parking, lift, corridors and maintenance standards in one visit instead of relying on a long amenities list or master-plan promise. The development has been completed for years, so launch material is useful mainly for the original structure and layout mix. Current unit condition and building maintenance now matter more than the old design concept, and similar floor areas can carry very different post-purchase costs.
Established Bangkok setting
The project sits inside Soi Phahonyothin 30 in a mature part of Chatuchak. Rail access requires a walk, but the surrounding district already has major retail, universities and everyday services. The value proposition is existing urban convenience rather than a future-infrastructure story.
Real resale comparables
There is active resale stock across several portals in October 2026. That gives buyers genuine comparison points, but duplicate agency adverts and stale listings are common. The best benchmark is a small set of units that can actually be viewed and verified, matched by size, condition and floor.
Quota before deposit
Foreign buyers should treat quota availability as a transaction condition, not an assumption. The building is marketed as freehold, yet the active FazWaz units located during this review are marked Thai Quota. Confirmation from the condominium juristic person is more important than the portal label.

It should be treated as a separate development from the earlier Chateau In Town Major Ratchayothin. CMC’s own corporate history distinguishes the original 120-unit project from the later 192-unit “2” scheme, both eight storeys high. That distinction matters on the resale market because listings, floor plans and historical project data are easy to mix when the names differ by only one character. For the second project, the consistent core facts are one building, eight floors and 192 condominium units. Developer sales are closed, so the practical question today is not what the launch brochure promised but whether a particular resale unit is well priced, legally transferable and in good physical condition.
The address sits in Chan Kasem, Chatuchak, on Soi Phahonyothin 30. It is an established urban neighbourhood with access toward Phahonyothin Road and the Ratchayothin area, but this is not a station-front building. Current DDproperty listings measure roughly 640 metres to BTS Sena Nikhom in some cases, while other project sources place BTS Ratchayothin at around 800–850 metres; the difference reflects route and reference-point choices. Major Ratchayothin, Central Ladprao and Kasetsart University are familiar anchors in the wider area. For an owner-occupier, the appeal is therefore less about a dramatic destination address and more about being inside a mature Bangkok district where rail, retail, universities and everyday services are already present.

The original unit programme is clearer than many secondary-market listings suggest. Home.co.th preserves six historical layouts: one-bedroom plans of about 29, 30, 36 and 39 square metres, plus two-bedroom plans of about 51 and 58 square metres. Current resale adverts also show quoted areas such as 26, 32, roughly 33 and 62 square metres. Those numbers should not be forced into one neat range. Older buildings often accumulate listing inconsistencies, reclassified layouts and occasional alterations, and portals may round or reuse seller-supplied data. The original types are useful for understanding the intended product, but the title deed and registered unit plan are the better reference for an actual purchase.
Facilities are straightforward rather than elaborate: a swimming pool, fitness room, landscaped or garden space, parking, lift service, CCTV and security are repeatedly documented across the project profiles. PropertyHub lists the common-area fee at THB 35 per square metre per month. DDproperty and an independent Thai review also cite 69 parking spaces, with the review describing that as roughly 35% parking provision. In a project from this period, the current condition of these shared areas matters more than the original amenity list. A viewing should include the pool, gym equipment, lift, parking circulation, corridors and general maintenance because those are the parts of the building that reveal how the condominium is being managed today.
There is live resale stock in October 2026. A current DDproperty listing provides a lower market reference of THB 1.59 million, while other available units span one-bedroom, 1+1 and two-bedroom formats. Different portals show different inventories and price bands, which is normal in a secondary building where the same apartment may be handled by several agents and stale adverts can coexist with genuine stock. The useful comparison is therefore between units of similar size and condition that can actually be viewed, not a single portal-wide average. Floor, renovation quality, furniture, view, existing tenancy and transfer readiness can all move the asking price materially even when nominal floor area is similar.
Foreign ownership needs a unit-level check. DDproperty categorises the development as freehold, but the active FazWaz units we found are marked Thai Quota. That does not prove that the building has no foreign quota left; it only means the current listings do not establish foreign freehold availability. Thai condominium rules cap foreign ownership at 49% of the aggregate unit area, and the condominium juristic person issues the quota confirmation used for transfer. A foreign buyer should therefore confirm the quota status of the selected unit before committing funds. One historical corporate detail is also worth understanding: CMC Group currently presents the project within its own portfolio, while an older project disclosure reproduced by Home.co.th names Prayapanich Property Co., Ltd. as the project owner and manager at launch. For a resale transaction, the decisive documents are the seller’s registered title and the current condominium records rather than the marketing entity from the launch period.
A sensible viewing process is to treat the building as a true resale asset, not as an old project that can still be judged from launch specifications. Two apartments with the same floor area can be very different purchases once renovation quality, air-conditioning, plumbing, moisture around windows or balconies, electrical condition, noise, view and furniture are taken into account. It is also worth asking for a current debt-free certificate from the condominium juristic person and understanding whether major common-area works have recently been completed or are planned. None of that implies a known defect at Chateau In Town Major Ratchayothin 2; it is simply the practical due-diligence standard that becomes more important in a long-completed building.
Ownership format
DDproperty lists the development as a freehold condominium. A foreign buyer can take freehold title only if foreign quota is available; Thai rules cap foreign ownership at 49% of the aggregate condominium unit area.
