The main risks are therefore resale risks: title, juristic records, maintenance history and the physical condition of the specific apartment.
Walkable rail access
Soi Phahonyothin 27 sits close to Phahon Yothin 24 BTS station. That gives residents a practical rail connection as well as road access to Phahonyothin and the Ratchayothin junction, which is more useful for daily life than a long list of loosely defined nearby attractions.
Contained scale
One building, eight floors and 171 residential units make LYSS a relatively contained Bangkok condominium. The trade-off is thinner inventory: preferred floor, view, renovation quality and foreign-quota status may not all be available in the same listing.
More than small units
The project mixes compact one- and two-bedroom apartments with duplexes of roughly 103–109 sqm. The developer describes the duplex as a three-bedroom, two-bathroom home, creating a very different option for family occupation compared with the smaller resale stock.

Sale and rental stock is active in 2026, which allows buyers to compare a target unit with other live listings rather than relying on a launch price. The cheapest asking price should still be tested against condition, floor, furnishing, debt position and ownership eligibility.

For a buyer today, it is primarily a resale building rather than an off-plan proposition. Able Asset’s current project page shows the development at 100% completion, while major property platforms continue to carry both sale and rental stock. That changes the due-diligence question. There is no construction schedule to underwrite; the decision turns on the condition of the individual unit, the building’s operation after several years of use, ownership eligibility, outstanding charges and whether the asking price makes sense against other live stock in the same project.
The building is deliberately small by Bangkok standards: one eight-storey block on a site of roughly 1 rai, 1 ngan and 44.9 square wah. Most project databases describe 171 residential units. A few older sources show 172 because they appear to count an additional commercial unit. That distinction matters more than it might seem. A 171-home building offers a more contained resident population than a large high-rise, but it also means less inventory at any given time. Buyers may not find the preferred floor, orientation, renovation level and foreign-quota status together, so the practical comparison is often between imperfect alternatives rather than identical units.

The original unit mix spans three very different use cases. One-bedroom apartments are generally about 28.2–33 sqm, while two-bedroom homes run around 49.5–59.4 sqm. Duplex units are much larger, around 103.24–109 sqm. Able Asset’s own page describes the duplex format as a two-storey home with three bedrooms, two bathrooms and a private garden. That is a fundamentally different product from the compact one-bedroom stock most commonly seen in resale listings. A buyer looking for a city base or rental-oriented unit should not use the same price logic as someone comparing one of the rare duplexes for family occupation.
The shared facilities are geared to normal urban living rather than resort-style amenity density. The developer lists a lobby and study area, an open court, salt-water swimming pool, fitness room, central garden, 24-hour security, CCTV and fire-safety systems. Independent project reviews also describe 68 conventional parking spaces, or roughly 40% of the unit count before tandem parking. That is an operational point worth checking in person. Car ownership in a building with 171 residences does not automatically translate into a guaranteed space, and the current juristic rules for resident stickers, visitor parking and allocation can matter more than the original brochure ratio.
The address is one of the clearest reasons to consider LYSS. The project sits inside Soi Phahonyothin 27, with Phahon Yothin 24 BTS station serving the immediate area. Several platforms and historical reviews place the station roughly 200–250 metres away. More important than the exact walking figure is the transport pattern: residents can reach the Sukhumvit Line on foot while retaining road access to Phahonyothin and the Ratchayothin junction. Major Ratchayothin, Central Ladprao, Union Mall, Kasetsart University, schools and hospitals form the broader everyday catchment, giving the project relevance to people whose work or study is centred on Chatuchak, Lat Phrao and northern central Bangkok rather than only the traditional CBD.
Resale liquidity is visible rather than theoretical. In late August 2026, PropertyHub was carrying multiple active sale and rental listings, with the lowest observed asking price at THB 2.67 million for a compact unit. Other platforms were showing lower-end asking levels around THB 2.7–3.5 million depending on date and available stock. Those figures are market anchors, not a project-wide valuation. A renovated high-floor apartment, a larger two-bedroom unit and a foreign-quota title can sit well above the lowest headline. Foreign buyers in particular should compare ownership status alongside price because a Thai-quota unit and a unit already eligible for foreign freehold are not operationally identical purchases.
Ownership needs a specific to the project check even though the general Thai rule is clear. Foreigners can own condominium units freehold only within the statutory foreign quota, capped at 49% of the aggregate saleable area in a registered condominium. Current market listings for LYSS include at least one unit labelled Foreign Quota, which is useful evidence that foreign-freehold stock does trade in the building, but an online label is not a quota certificate. Before transfer, the buyer should obtain the condominium juristic person’s confirmation that the selected unit can be registered in foreign ownership and verify that the incoming funds and transfer documentation meet Land Department requirements.
There are also data conflicts that should remain visible rather than be silently harmonised. FazWaz, Thailand-Property and several independent project reviews date completion to December 2018, while PropertyHub and Plus Property display 2019. The December 2018 date is the more specific and more widely repeated record, so it is used here with the conflicting 2019 entry retained as an open boundary. Older directories also cite a common-area fee of THB 45 per sqm per month, but no current official 2026 fee schedule was found. A resale buyer should therefore request the latest juristic statement, house rules and any outstanding balance for the actual unit instead of treating an old launch-era figure as current.
LYSS ultimately works best as a real, inspectable Bangkok condominium rather than a story about future value. Its appeal comes from a walkable rail connection, a manageable building scale and a unit mix that ranges from compact one-bedrooms to unusually large duplex homes. Its compromises are equally concrete: parking is not one-for-one, stock in a single small building can be thin, and the best-priced listing may not have the ownership status or condition a buyer needs. The sensible purchase case is therefore unit-led. Start with the exact title, quota status, condition, juristic records and asking price, then decide whether the building’s location and layout justify that specific deal.

Some current LYSS listings are marked as Foreign Quota, but availability for the chosen unit must be confirmed by the condominium juristic person before transfer; outside an available quota, leasehold or another contractual structure may be offered instead.
