Why this project is worth a look
Space without a new-build premium
Recent resales include homes of 176.78 sqm, 345 sqm and 480 sqm, sizes that are increasingly unusual in mainstream new Bangkok condominiums. That space can work for families, a home office or long-term owner occupation, but it also means a larger refurbishment, furnishing and cooling budget.
A true mixed-use address
The primary project plan separates office Towers A and B from residential Tower C and the upper residential suites. The benefit is an active, well-known urban complex; the compromise is that the experience is different from a residential-only estate with dedicated entrances and amenities.
Transit is already there
Phahonyothin 24 BTS is already operating close to the building, and Ratchayothin is an established commercial junction. A buyer can test the real door-to-platform journey today instead of assigning value to future infrastructure that may change.
Condition outranks brochure age
With completion generally dated to 1997, unit-by-unit inspection is central to the decision. Past renovations, electrical and air-conditioning work, waterproofing, lifts and the maintenance of common areas can create much larger differences than the original project specification.
Foreign quota is unit-specific
Foreign-freehold stock has appeared in the building, but eligibility is not a permanent project-wide promise. The juristic person needs to confirm that the chosen apartment can transfer while the condominium remains within Thailand’s 49% foreign-ownership area limit.
About the project
Elephant Tower is best understood as a residential address inside one of Bangkok’s most recognisable mixed-use buildings, not as a conventional stand-alone condominium estate. The same property appears online as Elephant Building, Chang Building and ตึกช้าง. The original project cross-section is unusually helpful because it explains what the elephant-shaped mass actually contains: Towers A and B were designed for offices, Tower C for residential condominium use, the upper connected section includes residential suites, and the complex also has recreation space, retail and parking. That distinction matters to a buyer. A home in Tower C and a large suite higher in the building can share the same project name while offering a very different arrival route, lift pattern, floorplate and relationship with the non-residential parts of the complex. The first viewing should therefore establish the exact tower, floor and access route before the conversation moves to finishes or price.
The building’s physical scale is well documented. CTBUH records a height of 102.1 metres and 32 floors above ground, while the primary construction management archive describes a reinforced-concrete, three-building complex with the upper volumes linked across floors 25 to 32. The archive also places a shared recreation level on floor 7 and another recreation area serving the suite condominium component on floor 32. This helps reconcile some of the strange variation seen in resale listings: Elephant Tower was never a single stack of identical residential units. The architecture creates several distinct parts inside one project, and large upper-floor homes should not be treated as direct substitutes for apartments in the main residential tower simply because the address is the same.

Most major property and building databases date completion to 1997. One primary project-management record uses Thai year 2541, equivalent to 1998, so the sources are not perfectly aligned. For a resale purchase almost three decades later, that one-year discrepancy is less material than the condition of the apartment and the building systems that serve it. Elephant Tower should be inspected as an established asset rather than judged from its original specification. Water ingress, electrical upgrades, air-conditioning, windows, lift performance, corridor condition and the quality of past renovations can differ materially from one unit to another. A freshly renovated interior can still sit behind older services, while an unfashionable interior may be structurally straightforward to improve. The condominium juristic person’s records, outstanding common charges and rules on renovation are therefore part of the property review, not administrative details to leave until the end.
The location is easier to read than the building itself. Elephant Tower stands on Phahonyothin Road around the Ratchayothin junction in Chom Phon, Chatuchak. Cushman & Wakefield’s current office profile for the building places BTS Phahonyothin 24 roughly 150 metres away, and the mapped building footprint is at 13.8254, 100.56833. This is an active northern-Bangkok urban corridor rather than a quiet resort-style enclave. Offices, retail, major roads and transit are part of the everyday setting. That can work well for households whose routines are tied to Chatuchak, Ladprao, Kasetsart or the Phahonyothin corridor, because the value of the address comes from existing connectivity rather than a promised future transport line. The trade-off is equally clear: buyers who want a secluded residential compound should test traffic noise, views, pedestrian access and the feel of the shared mixed-use environment at the times of day when they would actually be at home.
Elephant Tower is now a seller-by-seller resale market, so there is no meaningful developer price list. Fresh DDproperty listings visible in early September 2026 included a 176.78 sqm three-bedroom apartment at THB 12.9M, a 345 sqm 3+1-bedroom home at THB 22M and a 480 sqm 5+1-bedroom penthouse at THB 31M. Other portals show lower asking prices, but some of those advertisements are older or have uncertain availability. The useful comparison is therefore between genuinely comparable, recently verified units: same part of the building, similar size, condition, floor and ownership status. A low headline price can reflect a renovation requirement, a motivated owner, a different legal ownership position or simply an outdated advert. Treat THB 12.9M as a recent visible lower asking anchor from one major portal, not as an official entry price for Elephant Tower.
The resale evidence also shows why this project attracts buyers looking for space. Listings are not confined to compact investor units. FazWaz has shown a 65 sqm two-bedroom apartment, other advertisements include a 118 sqm two-bedroom, and three-bedroom examples appear at 111 sqm, 161.68 sqm and 176.78 sqm. At the upper end, individual homes advertised at roughly 342–345 sqm, 440 sqm and 480 sqm illustrate how different the suite segment can be. These are examples from specific resales, not an official unit schedule, and they should not be turned into a synthetic 'standard range'. What matters is the exact plan: kitchen proportions, number of bathrooms, service areas, daylight, structural columns and any alterations made by previous owners. For a very large apartment, inefficient circulation or a poorly documented alteration can matter more than the nominal floor area.
Foreign ownership needs to be checked at unit level. Thailand allows qualifying foreigners to own a condominium unit in freehold, but foreign ownership across the registered condominium cannot exceed 49% of the total unit area. At least one Elephant Tower resale has been marketed specifically as foreign-quota stock, which shows that foreign freehold transactions exist in the building, but that label cannot be carried over to every apartment. Before money becomes non-refundable, the condominium juristic person should confirm that the selected unit can transfer within the foreign quota, and the buyer’s remittance and registration documents should be prepared for the actual transaction. If quota is unavailable, freehold registration to a foreigner is not available simply because another unit in the same building previously qualified. Any lease arrangement would be a separate contractual structure and should be reviewed on its own terms.
Current property portals consistently list a swimming pool, gym, sauna, children’s area, parking, 24-hour security and CCTV, while the original project material also identifies landscaped recreation areas within the complex. For an older completed building, however, an amenity list is only the beginning of the check. A buyer should see the facilities in operation, confirm which spaces are accessible to the residential section and understand the current rules and charges. Open sources do not provide one sufficiently reliable common-fee figure that can safely be applied to every residential unit, and the same caution applies to parking. A listing that says parking is available does not by itself establish whether a particular bay is attached to the title, allocated by building rules or simply available on a shared basis.
The elephant-shaped silhouette gives the project something most resale condominiums cannot manufacture later: an unmistakable identity. That can make the address easy to recognise and may help it remain visible in Bangkok’s property market. It is not, by itself, an investment thesis. Resale liquidity will still depend on the actual unit, its condition, the asking price against competing stock, demand for large homes in Chatuchak, the building’s ongoing management and whether the ownership structure works for the next buyer. Someone who values generous floor area, established transit and a distinctive city landmark may find Elephant Tower unusually compelling. Someone who prioritises new engineering, compact efficient layouts and a purely residential environment may prefer a newer project. The sensible way to evaluate Elephant Tower is as a mature mixed-use building with a genuine residential component, where the quality of the individual apartment and the strength of its paperwork matter more than the fame of the façade.

The residential component is condominium property with individual unit title. A qualifying foreign buyer may register freehold only within Thailand's foreign quota, which caps aggregate foreign ownership at 49% of the condominium's total unit area. The juristic person should confirm quota availability for the selected unit before commitment. This rental example shows that Elephant Tower is not made up only of oversized penthouses. It is evidence of an existing two-bedroom format rather than an official developer floor plan, so any purchase should be checked against the exact unit title and measured layout.
At this size, layout efficiency, natural light and renovation quality matter more than the bedroom count in the listing title. The unit was advertised at THB 12.9M in September 2026, which is a seller’s asking price for one apartment rather than a building-wide price list.
A 345 sqm home sits in a very different market from a typical new-build Bangkok condo, so a simple price-per-square-metre comparison can be misleading. A unit of this size was asking THB 22M in September 2026; the practical due diligence is the actual layout, alterations, floor access and title documentation.
This is a one-off upper-floor format rather than a representative Elephant Tower apartment. The 480 sqm listing was asking THB 31M in September 2026, and at this scale the purchase price is only one part of the decision because refurbishment, cooling, furnishing and ongoing upkeep can be material.
No complete primary residential unit schedule was found in the public record. The cards above are evidence from individual market listings and show real formats rather than the full inventory. Legacy project profiles conflict on the residential unit count and the floor count of the condo portion, so the exact section, registered area and layout should be confirmed from the selected unit’s documents.
