Why this project is worth a look
One villa, private space
The offer is built around a private pool, garden and one-bedroom plan rather than a large shared resort. The number of units and any communal amenities have not been confirmed, so a buyer should not assume a staffed estate or common facilities.
Design worth inspecting
A built-in workstation and disappearing cinema screen make the scheme more distinctive than a standard small villa. The buyer still needs the exact specification, weather protection and a practical assessment of the open bathroom arrangement.
Coastal setting
Loa places the villa close to Pigstone Beach and green surroundings. A marketing map pin helps with orientation, but legal access and the claimed protection of neighbouring views have not been documented for the particular plot.
A defined payment outline
Four instalments are advertised rather than an entirely open-ended payment plan. The intermediate construction triggers and the buyer’s remedies must be written into the actual contract before the schedule offers meaningful protection.
Rental potential, not proof
A compact pool villa could be run as a short-stay rental, subject to permissions and operator capability. The promoter’s return calculation should not be treated as achieved performance or as a forecast independently verified for this property.
About the project
Moroccan Cubes is a small one-bedroom pool-villa concept marketed by Loa Villas in Kedungu, on Bali’s Tabanan coast. The advertised starting figure is USD 139,000, and the proposed home has 55 sqm of living space. It is not a completed residence with a published operating history, and the website does not establish how many Moroccan Cubes villas exist or remain available. Loa lists this product separately from its Luxury Huts developments in Kedungu and the Rahime Cubes collection in Uluwatu. Keeping those names apart matters: a construction record, lease term or remaining-unit count from another Loa project cannot establish the position of this one. The material supports a recognisable villa design and sales offer, not an independently documented estate of a known size.

The appeal is the way a modest house is arranged around its private outdoor space. The design places one bedroom alongside a living area, kitchenette and a garden-facing workstation, with a terrace and pool outside. Loa also describes a retractable ceiling cinema screen, an openable bathroom and an outdoor shower. These are memorable features, but the viewing experience and daily living experience will not necessarily be the same. A buyer planning to stay for several months should think about storage, workspace privacy, ventilation, kitchen capacity and rain protection. A couple taking short holidays may value the pool and terrace more than those compromises. Until a signed specification and floor plan are available, drawings and promotional descriptions remain a design brief rather than a verified finished product.
One of the most consequential questions is the plot itself. The newer German-language sales page gives a land area of 150 sqm, a 67 sqm garden, a 26 sqm pool and 21 sqm allocated to parking. An older English-language page on the same developer domain gives 217 sqm for the land and 134 sqm for the garden, while also mentioning a 150 sqm plot further down. The difference is too large to dismiss as a change in presentation units. It may reflect an earlier layout or a different configuration, but that explanation has not been documented. The dossier uses the newer 150 sqm figure as the provisional published specification. The contractual survey, exact parcel and plan for the offered villa must resolve the discrepancy before any area is relied on for valuation.
Moroccan Cubes is offered semi-furnished. That phrase sounds straightforward until two competing villas are compared on cost: a house with the kitchen, air-conditioning, furniture and linens installed is not equivalent to one requiring additional purchasing and fit-out. The developer’s description mentions a small kitchenette and mini-fridge, but there is no publicly checked handover inventory covering every appliance, fixture and piece of furniture. It is therefore sensible to separate the advertised villa price from the total cost of making the property ready to occupy or rent. A short-stay operator will also need durable outdoor furnishings, linen rotation, cleaning supplies, booking access and a maintenance plan. Those items can materially change the cash needed after handover even when the architectural design stays exactly as promised.
The coastal location is presented as another advantage. Loa describes the site as being about two minutes from Pigstone Beach, with Kedungu Beach seven minutes away and the airport roughly an hour away. These are the developer’s route estimates, not independently measured door-to-door journeys. They do not tell a buyer whether the final approach road is public, suitable for cars, easy to navigate after dark or affected by nearby works. The older Moroccan Cubes page links to a map search centred on approximately -8.597017, 115.081573. That is a useful developer-supplied locator, but it is not a cadastral survey or proof of the plot boundaries. A buyer should see the actual gate, legal access route and parcel documents rather than treating a beach landmark as the address.
Kedungu’s character is part of the attraction for a buyer who wants a quieter base within reach of surf beaches. Yet a peaceful view today does not create a permanent right to peaceful surroundings. Neighbouring plots may have separate owners and separate development possibilities. Loa says some adjacent rice-field land is contractually protected from construction. No executed agreement defining its duration, beneficiaries or parcel boundaries was available in the public research. That promise should therefore be treated as a claim to verify, not a property right already demonstrated to the purchaser. In practical terms, the difference between a secured view corridor and an appealing rendering could affect both the experience of staying there and future rental positioning.
Loa Villas presents itself as the developer, and its website footer identifies PT Loa Real Estate. A secondary Indonesian company directory contains a company record with that name in Badung. This supports the identity of the brand behind the promotion but does not establish the legal owner of the Kedungu land, the entity carrying the construction contract or the account receiving a buyer’s funds. Each may be a different party. If so, the paperwork should show why the parties differ and who remains accountable for delivering the villa, granting the lease and remedying defects. Photos of other finished Loa villas can be a useful reason to arrange a site visit; they cannot substitute for a title review, building-permit check or progress evidence for Moroccan Cubes itself.
The ownership language needs equal care. Loa advertises a contractual land lease for 25 years with a further five-year extension. Its legacy project page states that the additional term is at the prevailing land-market rate. Neither public version supplies the executed lease, the date on which its term begins or the precise mechanism for obtaining the extra years. A contractual lease is not the same as owning the freehold land title. Indonesian rules distinguish Hak Milik, Hak Pakai and other registered rights from a private lease arrangement. For this offer, the questions are concrete: who holds the underlying title, does that person have the authority to grant the promised term, can the buyer transfer the remaining lease, what happens if the parties disagree on extension pricing, and what happens to buildings and improvements when it ends?
The advertised payment schedule is four instalments: 30% at contract signing, two more 30% instalments during construction, and the remaining 10% on completion. Loa says the purchase is notarised and promises progress updates every two months plus construction-camera access. Reports and cameras may provide visibility, but they do not automatically prevent a dispute over workmanship, timing or money. The contract needs an objective definition of each payment milestone, independent inspection rights and a clear remedy for delay or failure to complete. The public project card does not specify the exact physical works that trigger the two intermediate payments. It would be misleading to use the smaller reservation amount or handover retention advertised for Luxury Huts 2.0 as if it were also part of the Moroccan Cubes terms.
The construction period is promoted as eight months on the newer page. Older Loa material uses nine months in one place and eight months from the first deposit in another. None of these statements supplies an actual handover date for a named unit. There is also insufficient independently verifiable evidence to call Moroccan Cubes completed or to confirm the present phase of its construction. The PBG building approval, the SLF fitness certificate relevant when the building is ready for use, and plot-specific spatial-use documents were not made available in the sources reviewed. Their absence from public materials is not evidence that no permission exists. It simply means the legal building position is unresolved from a buyer’s perspective, particularly where holiday rentals are contemplated rather than purely private residential use.
The investment illustration deserves a separate reading from the architectural offer. The developer promotes a projected 19% annual return using 70% occupancy assumptions. That is a sales scenario, not a record of this property’s achieved income and not an independently validated forecast. The eventual owner would face platform fees, management, cleaning, repairs, utilities, pool maintenance, tax and vacant nights. Loa mentions a 15% management fee for a partner operator in its broader buying guide, but no Moroccan Cubes management contract was reviewed and the services included at that rate have not been established. Anyone comparing rental opportunities should model the villa in Indonesian rupiah, use genuinely comparable Kedungu listings and keep assumptions about occupancy and nightly rates separate from hard project facts.
This is ultimately a choice about lifestyle and execution risk as much as design. Moroccan Cubes may fit a solo owner or couple who want a distinctive Bali retreat, are comfortable buying into a build programme and can organise the remaining furnishing. It is a weaker match for a family needing multiple bedrooms, an owner who must move in immediately, or a buyer who expects direct title to Indonesian land. Before paying, the most useful documents are a parcel-specific plan, the underlying land certificate, executed or proposed lease, company identities, construction approvals, a dated build programme, completion specification and operator terms. With those in hand the asking price becomes something meaningful to evaluate; without them it remains an interesting but only partly verified sales proposition.
Ownership format
Advertised as a 25-year contractual land lease with a further five years referenced. An older developer page describes the additional period as being at market-rate pricing; the lease deed, commencement date and enforceable renewal terms were not available for review.
Home types & sizes
The confirmed concept combines one bedroom with living and kitchenette areas, a terrace, garden and private pool. Offered semi-furnished. The newer page cites a 150 sqm plot, while an older version also contains a 217 sqm figure; the final parcel plan is not verified.
