Most published layouts are built around five bedrooms, large living spaces, a private pool and back-of-house functions rather than a compact holiday-home brief. That suits multi-generational families or long-stay owners, but it also means higher running costs and more maintenance than a smaller villa.

Chalong works year-round

Palai and Chalong are practical for schools, training facilities, marinas, Phuket Town and the south of the island. The location is less compelling for someone who wants a west-coast beach lifestyle on foot, but stronger for a household whose week is organised around everyday infrastructure rather than resort access.

Developer identity is traceable

Mouana Phuket is tied to Modern 79 Co., Ltd., and that company can be traced through Thai government and professional records. Buyers still need to check the actual seller, land title and payment account, yet there is a clearer legal trail here than in projects where only a marketing name is visible.

Meaningful plot variation

The houses are not interchangeable. Published stock ranges from standard five-bedroom plots to much larger land parcels, and the current market includes several house types. The better comparison is villa-by-villa: land, internal area, pool, parking, furniture package, orientation and handover status can matter more than the headline project average.

About the project

Mouana Grande Chalong Bay is a large-format private-pool villa development in Chalong on Phuket's south-eastern side. The proposition is closer to a full-time family home than to a compact holiday villa: the developer's earlier project page shows two-storey houses with roughly 513–596 sqm of usable area, substantial land plots, private pools and mostly five-bedroom layouts. Current sales databases now show a wider set of house types than the original A1, A2, B and C plans, suggesting that the master plan or release structure changed after launch. That matters because a buyer should match the exact villa number and house type to the current contract pack rather than assume that an older brochure still describes every unit being sold today.

The developer identity is relatively well supported. Mouana Phuket is the consumer-facing brand, while Modern 79 Co., Ltd. is the legal developer repeatedly attached to the project by Thai property portals and by Thailand's official EIA database. Modern 79 was registered in Phuket in 2013 and is shown as an active company in the government-linked records checked in September 2026. Mouana itself describes the brand as the continuation of Modern 79's development work on the island. Buyers should still verify the exact contracting entity, payment account and land owner for the selected villa, but the project does not suffer from the basic problem of an unidentified developer.

The site sits in the Palai side of Chalong, close to Chalong Bay rather than on Phuket's west-coast resort strip. Multiple property records use Soi Palai 2, and a live listing places the project at approximately 7.8381, 98.3588. This is a practical residential location for families using schools, sports facilities, Phuket Town and the southern part of the island. Current agency records place Palai Pier about a five-minute drive away and Chalong Pier roughly four kilometres from the project. The trade-off is straightforward: this is not a walk-out-to-Kata-or-Karon address, so anyone whose daily routine is centred on the west-coast beaches should test the real driving pattern at school and commuting hours before treating the map distance as convenient.

As of September 2026, the project is still being marketed as a new-build development with active construction or off-plan inventory. The handover date is not consistent across current sources. Several active listings still point to completion during 2026, often Q4, while a recently refreshed Buro profile has moved the target to Q2 2027. Rather than force one date into the record, the dossier treats construction as ongoing and leaves the completion date unresolved. A buyer with a hard move-in deadline should ask for the construction schedule for the specific plot, the contractual handover date and the remedies available if delivery slips beyond that date.

Pricing also needs context. DDproperty listings checked on 14 September 2026 show an entry point around THB 32.9 million, while Mouana's newer official website advertises the project from THB 38.5 million. Other current listings for five-bedroom villas in the 521–596 sqm range move well into the THB 40 million band. These are not automatically comparable offers: plot size, furniture package, villa type, construction stage and included works differ. For this project, the useful comparison is the full specification of two exact villas rather than a headline price per square metre, especially because the land component varies materially between plots.

The most convincing case for Mouana Grande Chalong Bay is the residential format itself. Large floor plates, multiple ensuite bedrooms, private pools, service areas and a gated setting make sense for families who live in Phuket year-round or stay for long periods. An investment case is possible, but it should not be built from promotional rental-income claims. Houses of this size carry meaningful operating costs: pool and garden care, staff, utilities, common-area charges, repairs and vacancy can all reduce the headline rent. A rental-focused buyer should ask for achieved comparables for similar large villas in Palai and Chalong, then model net income after recurring ownership costs.

Public information appears to capture more than one version of the scheme. The older official project page states 18 total units, of which 17 are residential, and presents a limited set of villa types. More recent 2026 platforms commonly show 23 or 24 villas and a broader mix that includes four- and five-bedroom configurations. That may reflect an expanded or revised master plan, but no current primary document found in this research clearly explains the change. The safe way to present the development is therefore to keep the confirmed house specifications, location and active-sales status, while treating the final unit count as something that must be checked against the latest master plan and price list.

Recurring estate costs also deserve a current written schedule. A recently refreshed Buro profile quotes a common-area charge of THB 25 per sqm of land per month plus a THB 100,000 one-off sinking fund, and FazWaz listings show monthly fees that move with plot size. That is useful as a working benchmark, not a substitute for the management agreement. Because plot sizes vary substantially, two otherwise similar villas can carry noticeably different annual estate charges. Before reservation, the buyer should obtain the current rate, the exact services included, any escalation mechanism, the advance-payment period and a clear split between estate costs and private pool, garden and equipment maintenance.

Foreign-buyer due diligence centres on the land structure. Mouana's current website references both freehold and leasehold options, but a villa buyer must separate ownership of the building from rights over the land. A foreign individual generally cannot hold Thai land directly in freehold. The transaction documents should therefore show who owns the land, whether the structure itself is separately registrable, the length and mechanics of any land lease, renewal wording, transfer rights and what happens if the villa is resold. A marketing label is not a substitute for that document chain.

Ownership format

Mouana's current official storefront advertises both freehold and leasehold routes. For a foreign buyer this does not mean freehold ownership of the land: foreigners generally cannot own Thai land directly, so the selected villa needs a document-level check of the building ownership, the land tenure and how the two rights are tied together contractually.
