Why this project is worth a look
A genuinely small compound
Ten homes is a very different operating model from a large villa estate. There should be less internal traffic and fewer shared facilities to fund, which can suit buyers seeking privacy. Small scale does not remove management risk, though: buyers should still obtain the estate rules, common-fee basis, security scope and responsibility for the internal road and shared infrastructure.
Efficiency features are tangible
Solar panels, inverter air-conditioning, insulation, rainwater collection, home-system controls and EV charging are specifications that can be inspected rather than vague lifestyle claims. They should not be converted into a promised percentage saving, because actual consumption depends on occupancy and maintenance. Their value is that they can be written into the technical schedule and checked at handover.
Designed as full-size homes
The layouts are closer to permanent family houses than compact holiday villas: multiple ensuite bedrooms, substantial living and dining space, a private pool and terrace, service space and covered parking. That can work well for owner-occupiers and longer family stays. The other side of the equation is operational load: a 300-plus-sqm house with a pool, garden and multiple building systems requires regular maintenance and a realistic annual budget.
Chalong is practical, not beachfront
The location works for buyers who prioritise international schools, supermarkets, healthcare, Chalong Pier and road access toward Phuket Town. The developer's current location list places Lighthouse Kindergarten, Villa Market and Chalong Hospital relatively close, while Kata and Nai Harn beaches require a drive. A buyer whose primary goal is walkable beach access should recognise that trade-off before comparing prices with west-coast resort projects.
Contract diligence matters most
The product itself is well documented, but the two issues that can materially change the deal are completion timing and land rights. Public sources still show conflicting completion dates, and a foreign buyer's land position depends on the lease and building-ownership documents. The useful due-diligence work is therefore plot-specific: title, contracting parties, registered right, construction specification, payment controls and delay remedies.
About the project
Unique Eco Viva is a ten-villa private-pool development in Chalong, southern Phuket. Its proposition is less about beachfront resort living and more about a small residential compound with family-sized homes and unusually detailed efficiency features. The current developer material highlights solar power, inverter air-conditioning, wall and roof insulation, rainwater collection, home-system controls, energy-conscious pool equipment and EV charging. For an owner who expects to live in the house for long periods, those systems matter more than generic luxury language because they affect comfort, maintenance and utility consumption. The trade-off is location: Soi Jaofa 57 is a practical Chalong address for schools, shops, the pier and routes toward Phuket Town, but this is not a walk-out-to-the-beach project.
The development is intentionally small, with only ten plots. Public developer information describes three- and four-bedroom villas on plots of roughly 280 to 460 sqm. Market inventories show two main layouts, but the size numbers are not perfectly uniform across sources. The smaller type is commonly listed at around 330 sqm with three bedrooms and four bathrooms, while the larger type is sold in several individual sizes from roughly 405 to 449 sqm with four bedrooms and five bathrooms. That variation is meaningful: buyers should compare the exact plot, built-up-area definition and floor plan instead of treating every Type A or Type B listing as identical.

As checked on 14 September 2026, current public listings put the entry point at about THB 20.3 million, while THB 22.9 million is a recurring asking level for the larger configuration and some individual villas are materially higher. These are market anchors, not a developer price guarantee. With a made-to-order or staged-construction villa, the commercially relevant document is the current unit-specific offer: plot number, land area, built-up area, furniture and appliance specification, payment milestones, ownership structure and contractual handover date should all match before a reservation is paid.
Completion timing is one of the clearest due-diligence items. The current Unique Group Thailand project page surfaced in September 2026 targets Q4 2027. Older portals still display 2024 or 2025, while another recently updated marketplace shows Q1 2028. This dossier therefore uses Q4 2027 as the primary-source target, but the inconsistency should not be hidden. The date that matters to a buyer is the completion obligation for the selected plot in the signed contract, together with any grace period, delay remedy and conditions that can move the date.
Ownership also needs to be handled as a villa transaction rather than a condominium purchase. A foreign individual does not ordinarily acquire freehold ownership of Thai land simply by buying the house. Project-facing material describes a leasehold route for non-Thai buyers. Under Thailand's general framework, the core registrable lease term is up to 30 years; any future renewal remains dependent on the contractual structure and the lessor's consent rather than becoming an automatic 90-year land title. Before reservation, the buyer should establish who owns the land, what registered land right will be granted, how the building is owned, and what happens to those rights on resale or inheritance.
The development is associated in current property databases with Mira Unique Naiharn Company Limited and marketed under the Unique Group Thailand brand. A Thai corporate data service lists MIRA UNIQUE NAIHARN COMPANY LIMITED as an active company, registration number 0835564009994, incorporated on 22 September 2021. That helps identify the entity behind the project, but it does not by itself prove that every payment should go to that company. The reservation agreement, construction contract, land lease and transfer documents should all identify the contracting entities and their authority over the selected plot.
Operating costs deserve their own review. A private pool, garden, multiple air-conditioning units, pumps, filtration equipment and a solar system give the owner more control than a condominium apartment, but they also create more components that need scheduled maintenance. Public project directories publish inconsistent common-fee figures and do not describe the management package in the same way, so this dossier does not lock in a single recurring-fee number. Before purchase, the useful comparison is an annual operating budget covering estate services, security, pool and garden care, solar servicing, air-conditioning and water systems. That matters to an owner-occupier comparing a villa with a condominium, and it matters even more to a rental buyer trying to understand net rather than headline income.
The ten-home scale also affects resale analysis. This is not a large estate where dozens of near-identical units create a deep pool of comparable transactions. Fewer directly competing homes can be positive when one owner decides to sell, but it also means the resale price may depend more heavily on the condition of the specific house, plot size, specification and legal structure. Promotional yield claims have therefore been excluded from the fact set. Rental performance would depend on seasonality, management quality, furnishing, any restrictions on short-stay use and actual demand for large family houses in Chalong.
Ownership format
A foreign individual does not automatically acquire freehold title to the land under a villa. Project marketing offers a registered long-term lease route for non-Thai buyers; the core registrable lease term in Thailand is up to 30 years, while any later renewals depend on the contract and the lessor's consent. Land freehold is for qualifying Thai ownership structures or Thai nationals; nominee arrangements should not be treated as a solution.
