Using the newer 18-villa figure, Amber Chamber is still a small estate. Core plots start around 507 sqm and built areas around 428.6 sqm. That scale changes how the home works in daily life: bedrooms, shared living, work space and the pool terrace can function as separate zones rather than competing for the same limited footprint.
A residential location
This is a Bang Jo / Si Sunthon address rather than a beachfront one. Home In Phuket places Bang Tao Beach at about 6 km, HeadStart's Cherngtalay campus at roughly 2 km and Phuket International Airport at around 19–20 km. It makes more sense as a long-stay or primary-home location than as a substitute for a beach resort.
Inspect the actual villa
The developer's stated model is to complete homes before sale, and current marketing already includes villas described as ready or close to ready. That gives buyers an opportunity to judge the real property rather than a render: room proportions, finishes, glazing, air-conditioning, pool systems and construction details can be inspected. The distinction between a completed house and a fully completed estate still needs to remain clear.
Structure before returns
For a foreign purchaser, the central legal issue is land. Thai land cannot be owned directly in the buyer's own foreign name, and the project markets leasehold as one route. Before modelling rent or resale, establish the land owner, registered lease term, renewal wording, succession provisions, ownership of the structure and how those rights can be transferred to a future buyer.

The proposition is space, privacy and road access: a substantial house on its own plot inside a gated community, with Cherngtalay, Bang Tao, international schools and everyday retail reached by car. For a family actually living in Phuket, that can be more practical than a tourist-heavy beachfront address. The trade-off is equally clear. A car is part of normal daily life here, and buyers whose priority is a true beachside setting or an entirely walkable neighbourhood should look elsewhere.
The project is organised around three principal villa collections: Amber Essence, Amber Serenity and Amber Bliss. Essence is the entry configuration with three bedrooms, about 428.6 sqm of built area and a plot of roughly 507 sqm. Serenity steps up to around 516.29 sqm of built area on a plot of about 577 sqm. Bliss is the largest of the core range, with approximately 620.36 sqm built on roughly 677 sqm of land. Private pools, generous living spaces, parking or garage areas and strong indoor-outdoor connections appear consistently across the project material. Those dimensions matter more than luxury adjectives: these are large houses with enough separation between bedrooms, social areas, work or flex space and the pool terrace for a family to live in the property rather than merely use it as a compact holiday villa.

There is one meaningful project-scale discrepancy. Current material from 2 Thanwa Property and developer-linked listings describes an 18-villa community, while FazWaz, LivePhuket and some older project profiles still show 16 units. The newer developer figure is used here, but the difference should not be ignored. Unit count affects how a buyer reads density, common-area obligations and the site plan attached to a contract. Before reservation, the practical document to request is the current master plan showing every numbered plot and the precise position of the villa being purchased.
Developer attribution is now reasonably clear. Amber Chamber is presented by the company itself as the first residential project of 2 Thanwa Property, while a Thai corporate database lists 2 THANWA PROPERTY CO., LTD. as an active company registered in 2024 with THB 63 million in registered capital and an address in Si Sunthon. That still makes this a young residential developer rather than a long-established brand with a deep catalogue of completed estates. Due diligence therefore needs to lean less on brand history and more on the actual asset and paperwork: land title, permits, construction quality, utilities, sale or lease documentation, warranties, payment recipient and the legal relationship between the contracting parties.
As of 16 September 2026, the overall construction picture is mixed rather than neatly binary. Amber Chamber continues to publish villa-by-villa construction updates, while several current sales sources market certain houses as ready or ready to move in and still point to late 2026 for overall completion. The sensible reading is phased delivery. That makes the status of the selected villa more important than a platform-wide label. A buyer should establish whether that exact house is physically complete, whether permanent utilities are connected, whether common facilities are operational, whether a snagging inspection can be carried out now and what contractual event constitutes handover. A finished villa reduces construction-wait risk, but it does not replace legal and technical due diligence.
Ownership format
A foreign buyer cannot own Thai land directly in their own name. The project publicly offers leasehold as one option for foreign purchasers; ownership of the structure, lease term, renewals and succession should be checked in the villa-specific contract.
Home types & sizes
The smallest core type is still a substantial house. Official material shows one primary suite plus two additional bedrooms, a private pool, living and dining areas, kitchen and garage. It is the logical starting point for a family that wants the Amber Chamber format without the extra scale of the larger collections.
Serenity adds a second primary bedroom and a flexible multi-purpose area. That can work well for multi-generational living, older children, extended-stay guests or an owner who wants a proper office rather than turning a bedroom into one. The actual plan of the selected house should still be checked because some third-party profiles describe the configuration differently.
Bliss is the largest core type, with two primary suites and a sunken pool-side lounge concept. There is a real specification conflict: one official site version shows four bedrooms, while newer material and a direct developer-linked listing extend the range to five bedrooms. The selected villa's approved plan should therefore take precedence over a generic project profile.
The core range is consistently supported at roughly 507 / 577 / 677 sqm plots and about 428.6 / 516.29 / 620.36 sqm built areas.
