That can be attractive for families who want generous living space without daily stairs, while still retaining enough land for a private pool, garden and outdoor seating. The trade-off is operating cost: cooling, pool care, landscaping and maintenance of a large house cost more in absolute terms than a compact villa. Compare total ownership cost, not just the purchase price.
Built after you buy
An 18-month made-to-order timeline gives the buyer a new home but shifts much of the risk into the construction contract. The key points are the contractual start date, final specification, change-order process, staged payments, inspection rights and delay remedies. If the selected villa is already complete, the diligence is different: physical condition, permits and completion documents take priority over a future build schedule.
Land rights come first
For a foreign buyer, the decisive legal question is the land structure, not the kitchen finish or furniture package. The underlying title type for Long One 8 & 9 is not disclosed in the public project material. Before paying a substantial deposit, the buyer should see the title deed, landowner identity, surveyed plot boundaries, registered access and the proposed tenure documents.
Chalong, not beachfront
This is a practical residential location in southern Phuket rather than a resort fronting the sand. Laurinda already appears in the live Longone Villas rental and sales collection. That gives a buyer something tangible to inspect in the developer's operating portfolio. It should not, however, be confused with contractual proof for a new plot. Rental management, service standards, resale support and any return projections must be documented separately rather than assumed to come automatically with the purchase.

Long One 8 & 9 Laurinda Villa is a private-pool villa development in Chalong, southern Phuket. Current project portals market Long One 8 & 9 as a separate four-bedroom, made-to-order development, with an indicative build period of 18 months from purchase. At the same time, Yadalong's operating Longone Villas website already advertises a Laurinda Villa for rent and sale. That combination matters. The project name appears to cover both an existing Laurinda home and a broader pipeline of new-build stock, so a buyer should tie the exact plot number, house plan, seller and construction obligations to the contract instead of relying on the umbrella project name.
As of 14 September 2026, visible sales stock starts at about THB 28.8M. Two configurations are particularly well supported by live listings. One is a single-storey four-bedroom, four-bathroom villa with 356 sqm of indoor area on plots around 502–506 sqm. The other is a single-storey four-bedroom, five-bathroom villa with 370 sqm indoors, with listed plots ranging roughly from 550 to 619 sqm. Asking prices extend to about THB 36.8M. This is not a product where headline price per square metre tells the whole story. Land size, plot position, specification and what is actually included in the build can move the final cost materially. Individual listings confirm private pools, gardens, terraces, covered parking, outdoor salas and full kitchens; the 356 sqm type is specifically shown with a 4 × 10 metre pool and two parking spaces.

The published project scale requires a qualification. FazWaz, Thaiger Property and several related portals state 97 units, and an additional project directory repeats that figure. The same database also displays an unusually large number of near-duplicate sale entries. No public primary master plan from Yadalong showing all 97 plots was found during this research. Meanwhile, the operator's Longone Villas site presents a much smaller managed collection that includes Laurinda. Those two facts are not necessarily contradictory: an operating rental portfolio can represent only a subset of a larger development. Still, a buyer should not treat 97 as a legally verified land-allotment count until the seller provides the approved master plan, land-allocation documents or an equivalent project schedule identifying each plot.
The site is in residential Chalong rather than on a beachfront strip. Exact project records place Long One 8 & 9 on Soi Mudong, while Yadalong's operating website describes Laurinda within its Soi Palai collection. Both point to the same broader south-east Chalong area, but the distinction should disappear in the transaction documents: the purchase package needs the exact title deed, survey boundaries, access road and plot identifier. The map point linked from the project profile is approximately 7.8418656, 98.3660952. Portals put Chalong Pier about 5.3 km away and Phuket International Airport about 40.7 km away. The practical appeal is everyday access to southern Phuket rather than a walk-to-the-beach lifestyle.
The developer identity is clearer than some of the project-level details. YADALONG PROPERTY CO., LTD. is a registered Thai company, registration number 0835564010437, shown as active in current company-data records. Its registration date is 30 September 2021, and the current registered capital shown in the public company profile is THB 180M. Project databases connect Yadalong with Long One 8 & 9, Long One 6 Oliver Villa, Longone Villa and Sea Central. For due diligence, the important point is not simply that the brand has multiple projects. The buyer needs to know which legal entity signs the Laurinda contract, which entity owns the selected land plot, where the purchase money is sent and what legal document gives the contracting seller the right to build and transfer the agreed rights.
For an international buyer, the ownership analysis starts with the land. A foreign individual generally cannot acquire ordinary Thai land directly in their own name, apart from a narrow statutory route subject to substantial investment and official permission. A villa transaction therefore requires the land right and the building right to be analysed separately. The ordinary registered residential land lease remains capped at 30 years under current law. The widely discussed 99-year proposal has not become a general legal entitlement as of September 2026. Likewise, a marketing promise of '30 + 30 + 30' should not be read as 90 years already secured at the Land Office. Future renewals depend on the legal structure, the contract and the party that owns the land at the relevant time. For Long One 8 & 9, the public sales pages do not identify the underlying land-title type, so that document belongs near the top of the buyer's file.
Construction status also needs to be defined plot by plot. The dominant market description is 'made to order, 18 months', which means the villa a buyer chooses may not yet exist when the reservation is signed. One agency page separately gives a Q4 2026 completion estimate, while Yadalong's operating site already markets Laurinda accommodation. A plausible explanation is that some homes are finished and operating while additional plots remain available for new construction, but no primary public phasing document was located to prove the sequence. The contract should therefore identify the selected plot, the approved design, the building permit, the commencement trigger, milestone dates, inspection rights, handover standard and the remedy if delivery runs late.
Common facilities are relatively restrained. Project pages consistently mention a communal garden area, parking, 24-hour security and CCTV. The lifestyle is therefore centred on the private house and its own pool rather than on a large resort clubhouse. FazWaz displays a common-area charge of THB 20 per sqm of plot area per month; for a 502 sqm plot, one listing shows THB 10,040 per month. A THB 150,000 sinking-fund contribution is also displayed. Another agency profile marks the common fee as still to be confirmed. The sensible approach is to ask for the current estate-management rules, fee schedule, reserve-fund terms and a clear list of services before treating any portal figure as contractual.
Ownership format
For a typical foreign buyer, the land beneath a villa is not transferred into direct personal ownership. The usual structure is a registered land lease of up to 30 years combined with separately documented ownership or rights over the building, subject to the land title and contract. Thailand has a narrow statutory route for qualifying foreign land ownership, but it requires specific investment and permission and is not the ordinary route for a villa purchase. The title type and exact tenure package for each Long One 8 & 9 plot are not published in the sources reviewed.

A single-storey villa on plots around 502–506 sqm. Price variation is not explained by indoor area alone, so plot and specification need to be compared individually.
Project pages also name Type C and Type D, but the open sources reviewed do not reliably tie those labels to a separate verified set of areas and plot sizes. The cards above therefore use only configurations supported by identifiable live listings. One agency page publishes minimums of 342 sqm built area and 560 sqm plot size, which do not match every current 356 sqm / 502 sqm listing, so those figures should not be collapsed into one supposedly standard floor plan.
