Phase 1 is called Proud Nalina and contains nine single-storey homes, while Phase 2, Diamond Horizon, accounts for the remaining eight. This is materially different from a large estate with dozens of near-identical houses. Buyers are choosing within a limited set of plots, and the two phases are designed around different house sizes and family needs. Public sources do not agree on whether the entire development should already be treated as completed, so a single completion date would create false certainty. The practical question is which villa is being bought, which phase it belongs to, and what is physically complete when the contract is signed.
Proud Nalina is the better documented part of the scheme. The official sales material gives nine villas, three bedrooms, four bathrooms and 213.65 sqm of building area. Plots are listed at roughly 252 to 288.8 sqm. Each house has its own 2.5-by-6-metre saltwater pool, a garden and parking for two cars. The one-level layout is easy to understand as a residential product: bedrooms and main living spaces are not separated by a staircase, which can matter for families with young children, older residents or anyone who simply prefers day-to-day life on one floor. The plots are not unusually large by Phuket villa standards, but they are sufficient for a private pool, outdoor seating, greenery and parking without creating the maintenance burden of an estate-sized garden.

Diamond Horizon is positioned as the larger second phase. Independent Phuket property sources describe eight two-storey villas with four bedrooms and about 327.27 sqm of built area. The project-level descriptions often state six bathrooms, while several live listings show five. The developer's own current sales page does not yet publish a comparable Phase 2 specification table and simply says that Diamond Horizon is coming soon. That means buyers should resist treating every secondary listing as a definitive project schedule. The safest shared facts are the two-phase master plan, the eight-home count for Diamond Horizon, the four-bedroom concept and the substantially larger two-storey format. Bathroom count, plot size, exact price, furniture and finish specification should be confirmed against the specific villa and current developer documents.
The location is clearer. Phirunda sits on Soi Palai in Chalong, within Mueang Phuket District. The developer's embedded project map resolves to approximately 7.844735, 98.356179, and the sales gallery is listed at 25/12, Moo 3, Soi Palai, Chalong. The developer describes the coast as less than one kilometre away, while local property sites use Pa Lai and Pa Lai Pier as the main geographic references. This is not a resort-beach setting in the same way as Kata or Nai Harn. Pa Lai is a quieter residential pocket of Chalong, useful for buyers who want access to schools, shopping, Phuket Town and the southern part of the island without living in the centre of a tourist strip. In practice, regular car use is part of the lifestyle here.
For full-time residents, Chalong works because of its everyday network rather than one landmark. Project and brokerage material repeatedly points to international schools, Robinson Lifestyle Chalong and routes toward Phuket Town and Rawai. One local project profile gives Pa Lai Pier at around five minutes by car and Phuket International Airport at around 50 minutes. Those are source-stated orientation times, not guaranteed journey times. Phuket traffic can change sharply during school runs, wet weather and peak visitor periods. A buyer planning to live here should test the actual commute to school, work, hospital or preferred beach at the times that matter, rather than choosing from a map radius alone.
Pricing needs similar context. On 14 September 2026, large property databases still show a lower entry point around THB 13.99M, and the headline on the developer's own sales page continues to use the same starting figure. The live availability table on that official page is higher: among the Phase 1 villas shown as available, the lowest visible price is around THB 15.99M, with several homes at THB 18.5M to 18.8M. Independent Phase 2 listings run much higher, broadly into the THB 23.5M to 28.9M range. These figures can coexist because they may refer to different plots, release dates, specifications or earlier stock. THB 13.99M is therefore best treated as a lower market anchor, not as a promise that any current villa can be purchased at that price.
Running costs deserve attention because a private pool changes the ownership budget. For Proud Nalina, the developer's current plot list shows monthly common fees of roughly THB 5,040 to THB 5,776 depending on the villa. That is useful, but it is not the whole cost of ownership and it should not automatically be applied to Phase 2. Pool servicing, water treatment, garden care, electricity, air-conditioning, periodic repainting and small repairs sit outside a simple common-area number. A rental owner also needs to budget for management, cleaning, consumables and vacancy. Where a finished house has already been occupied, an actual twelve-month record of bills is far more useful than a generic operating-cost estimate.
The shared estate proposition is straightforward. The official project material confirms 24-hour security, CCTV, landscaped green areas and dedicated parking. Major Phuket property databases additionally list a clubhouse, communal fitness space and a children's area. Buyers should separate private and shared amenities when evaluating value: the pool and garden belong to the individual villa, while estate facilities depend on collective management and their real operating condition. An inspection should therefore cover the internal roads, drainage, lighting, security operation and any communal facilities, not just the show home. This matters particularly here because public sources disagree about how much of the overall development is already complete.
A payment schedule reproduced across major property databases shows 2% on reservation, 28% at the sale and purchase agreement, 50% through interim instalments and 20% on handover. That structure is plausible for new-build or build-to-order stock, but it should not be assumed to apply indefinitely to every villa currently marketed. The developer page already shows a mix of available and reserved Phase 1 plots, while other sources variously describe the project as completed, off-plan or built to order. The contract should therefore tie payments to clear deliverables: what exists on signing, what triggers each instalment, which specification is included, how changes are handled and what protection the buyer has if construction or handover moves beyond the agreed timetable.
For a foreign buyer, the central legal issue is the land, not the villa branding. Thai law restricts ordinary direct foreign ownership of land, with only narrow statutory exceptions. Public Phirunda sales material uses both freehold and leasehold terminology, but no project-wide foreign ownership structure has been confirmed in primary documents. Before money is committed, the buyer needs the title for the specific plot, the identity of the landowner, evidence covering the building, any registered encumbrances and the actual legal mechanism that grants land rights. If the transaction uses a registered lease, its term, registration, succession provisions and renewal language matter. If another structure is proposed, it should be assessed from the documents rather than accepted from a sales explanation.
Phirunda Pool Villa ultimately makes the most sense for someone who wants a private home in southern Phuket and likes the intimacy of a 17-villa project. Proud Nalina offers the simpler single-storey three-bedroom format; Diamond Horizon targets buyers who need a larger two-storey home with four bedrooms. The weakness in the public information is not a lack of identifiable product, but inconsistent status data and incomplete primary detail for the second phase. That can be managed by choosing a specific plot rather than buying the project in the abstract: inspect what is actually built, obtain a current price and specification, verify the payment schedule, and review the land and building documents. That turns a messy online information set into a concrete property decision.
Ownership format
These are landed villas. A foreign buyer cannot treat them like a condominium purchase: ordinary direct foreign ownership of Thai land is legally restricted and available only in narrow statutory circumstances. Public sales material refers to both freehold and leasehold structures, but no single foreign-buyer structure has been confirmed project-wide; the land right, building ownership and contract structure must be checked for the selected villa.
