That explains the only persistent counting discrepancy: some sales tables show three bathrooms because they count the bedroom bathrooms, while the fuller room schedule results in four sanitary spaces. The living and dining area is open-plan and connects directly to the pool terrace; two bedrooms also open toward the pool side. The layout includes a modern main kitchen, a separate Thai kitchen, a private garden, outdoor sala, laundry and storage. There is no need to climb between sleeping and living levels, which is practical for families with young children, older parents, or simply anyone who prefers a single-storey house. The most consistently repeated built area is 294 sqm. A rounded 300 sqm figure appears in some sales material, but it should not be read as a different, larger house type. A 25.75 sqm pool measurement appears for one individual lot only, so it is not treated as a guaranteed specification across all eight villas.

The construction model is one of the most important points to understand before comparing Avirodha with completed resale villas. The homes are sold on an approximately nine-month build-to-order basis, and individual plots can therefore sit at different stages of construction. Publishing one project-wide completion date as though all eight villas hand over together would be misleading. For each buyer, the timeline starts with the chosen plot, contract and construction milestones. The payment plan is also tied to progress: reservation and contract first, then instalments after the foundation, concrete and roof structure, walls and floors, sanitary and interior works, with the balance due on handover. This reduces the amount paid in one lump sum at reservation, but it makes the signed documents especially important. The contract should state how each milestone is certified, what specification is attached to the sale, how variations are approved and priced, and what happens if the nine-month target moves. The percentage schedule is useful for cash-flow planning, but it is not a substitute for the construction agreement and technical annex.
Palai works best for buyers who want Chalong as a base rather than buyers who define Phuket through resort beaches. The mapped address is on Soi Pa Lai and the property uses Plus Code R9V5+3W2. Palai is a quieter residential pocket on the northern side of Chalong Bay, with practical driving access to international schools, major shopping and the main roads serving southern Phuket. That can work very well for a household built around school runs, groceries, work and regular trips across the south of the island. It is less convincing for someone who wants to walk out of the gate to a classic swimming beach, beach club or dense restaurant strip. The sea is close in geographic terms, but Chalong Bay and the Palai waterfront should not be sold as a substitute for Kata, Nai Harn or the west-coast beach experience. The project is better judged as a private residential address with useful connections in several directions. In practical terms, owning a car is close to essential, and the quality of the location depends heavily on the buyer's normal daily routes.
The legal structure deserves more attention than the sales headline. A foreign individual cannot normally hold the land under a Phuket villa in direct personal freehold. Avirodha Palai Villa is offered with Thai freehold or leasehold land structures: the freehold land route is relevant to a legally eligible Thai owner, while a foreign purchaser would generally need a registered land lease and may hold the building separately. The normal registrable land-lease term in Thailand is up to 30 years. Any wording about future extensions should be read as a contractual promise rather than as an already-registered 90-year property right. For this project, the lease template, identity of the lessor, succession wording, renewal mechanics and plot-specific title-deed copies are not publicly disclosed.
