Why this project is worth a look

Eight independent homes

The development was conceived as eight individual houses, each with a private pool and garden rather than a shared resort amenity deck. The small scale is attractive, but privacy, access and the condition of adjacent plots remain matters for an in-person inspection.

A practical holiday footprint

Two bedrooms, enclosed air-conditioned interiors and indoor-outdoor living spaces make the main design useful for a small travel party. The spiral staircase gives the house character, although its practical drawbacks depend on who will stay there.

A real rental reference

Villa ITO at Mujo is being offered to short-stay guests as a two-bedroom private-pool home. That gives a concrete example of a Mujo villa beyond the early illustrations, without establishing delivery or legal compliance for the entire eight-home scheme.

A possible resale market

An agency describes the original villas as sold out, so any new buyer may be evaluating an existing owner's interest rather than reserving off-plan stock. The condition of the particular home can be inspected, while the remaining lease term and the right to assign it need documentary confirmation.

About the project

The most useful way to approach Mujo Bingin is as a small collection of individual holiday homes, not as a hotel investment packaged into villa-shaped units. Bali Property Projects presents eight private-pool villas in the Bingin part of Pecatu, on Bali's Bukit Peninsula. The principal design has two bedrooms, two full bathrooms and a guest WC, with a stated building area of 184 sqm on a 1.5-are plot. Enclosed air-conditioned interiors, a garden and a two-level arrangement are central to the concept. Those are meaningful specifications for a buyer seeking a private base near the coast. They do not, however, settle the question of what legal interest the purchaser acquires or whether a home is available to buy today.

A first distinction is between the original sales project and the property that someone might actually purchase now. Mujo Bingin remains in the Bali Property Projects portfolio, but the developer's public page does not provide a current live inventory or unit prices. A recent Propertia agency post groups Mujo with developments described as fully sold out. That is an agency statement, not a land registry record, yet it changes how a buyer should use the older sales brochure. There may be no original developer stock to choose from. An interested buyer could instead be looking at a resale of the balance of somebody else's lease, with an existing interior fit-out and a different remaining term. The paperwork and valuation are then materially different from an off-plan purchase.

There is also a sign of activity beyond the original renderings. A 2026 Booking.com listing calls an individual property Villa ITO at Mujo and offers a two-bedroom, 184-sqm private-pool villa to guests. It describes the same Japandi-inspired aesthetic and distinctive spiral stair. This is valuable corroboration of at least one identifiable villa being marketed for stays. It is not evidence that every home in the eight-villa cluster is complete, that every owner has received keys, or that the development has obtained each operational approval. The listing's guest information also mentions daytime building activity nearby. A visitor may have a usable home while other work continues in the surrounding area; an investor should distinguish those two facts rather than choose a single blanket label for the whole development.

The developer's layout has an obvious holiday-home appeal. Living rooms that can be closed off and cooled are useful in humid, warm weather, while private gardens and pools allow guests to spend time outdoors without relying on a common resort facility. The spiral stair connects the levels and is part of the architectural personality. It also deserves a usability test. The guest listing for Villa ITO specifically cautions that the staircase opens into the upstairs bedroom without a conventional separating door. That observation belongs to the named villa, not automatically every Mujo layout, but it illustrates why floor plans should be read for privacy, circulation and family suitability, not simply counted as bedrooms and square metres.

The older Mujo brochure maps villas numbered one through eight and outlines two-bedroom arrangements, with an additional three-bedroom option shown separately. The public project page now emphasizes the two-bedroom product. Nothing in the evidence establishes a new third-bedroom phase or the actual availability of the optional arrangement. For a buyer, that is not a minor distinction. Three rooms listed on a presentation do not guarantee a finished three-bedroom villa, and a room converted for sleeping does not necessarily provide the same bathroom arrangement, daylight, storage or privacy as a purpose-designed bedroom. The specific completed plan, inventory list and fit-out schedule are the useful documents to obtain when considering anything other than the standard configuration.

Bingin supplies the lifestyle context, but the project address is still incomplete in the public material. Bali Property Projects places Mujo in the heart of Bingin, near cafés, fitness venues and the beaches associated with Uluwatu. Its marketing includes short distances to Bingin Beach and several commercial landmarks. We have not established a street number, verified site entrance or parcel coordinates for Mujo itself. Without those, exact walking times or map pins would create precision that the evidence does not support. The area contains both resort-facing routes and smaller inland streets, so parking, road access, the last stretch to the beach and construction on neighbouring lots should be assessed using the actual house location. The broad location is credible; a precise plot location remains outstanding.

The sale was presented as a contractual lease rather than the transfer of a perpetual freehold land title. The developer's website mentions lease periods of 25 to 35 years alongside a further 25-year extension. A separate, earlier branded brochure describes a base 25-year arrangement and an additional ten years for USD 32,000, with later extension language elsewhere in the material. These are not interchangeable commitments. The controlling terms would be those in the executed lease for the particular plot and villa. A buyer should know the commencement date, the landholder, the scope of the property covered, whether subletting and assignment are allowed, how renewal is priced and which obligations survive a resale. An advertised extension is a proposed commercial feature until the relevant contract proves exactly what can be enforced.

The dated sales material is also the source of the price anchors most likely to circulate online. It advertised the two-bedroom configuration from USD 299,000 and a three-bedroom option from USD 390,000 for an initial 25-year lease. Those are historical asking figures without a verified current offer date, not market valuations for October 2026. The brochure's furniture list covered major living and bedroom items, whereas today's project page speaks more generally of furnished and turnkey choices. Neither establishes what is included with an individual resale home or whether everything shown remains in place. At resale, the buyer is paying for a particular balance of contractual rights, an existing building, equipment and a defined condition. Two properties advertised at the same old launch price could now have very different economic value.

The original instalment plan helps explain how the developer marketed the construction risk. It called for an initial agreement, a 10% deposit to an escrow-described account during due diligence, 30% at signing, two instalments of 25% linked to construction milestones and 10% at key handover. The published construction milestones refer to September and December 2025, with May 2026 as the target for delivery. They are past dates, not a payment timetable that should be offered to a new buyer. A secondary transaction may involve a different seller, completion evidence, payment recipient and settlement arrangement. 'Escrow' is not itself a guarantee: the agreement must define who controls the account, when funds can be released and how a disputed transaction is unwound.

Brand identity and legal accountability need to be kept separate. Bali Property Projects places Mujo on its own website and describes itself as a designer and developer of properties in Bali. That supports the brand's project role. It does not identify the registered owner of the Bingin parcel, the legal entity selling a lease, or the person bound to deliver any promises. A public corporate directory contains an Indonesian company called PT Mujo Bingin Group, but the available entry does not establish that it owns this plot or contracted with the buyers. Similarity of names cannot bridge that gap. The land title, entity records, signed lease, powers of signature and payment instructions must match one another before a buyer can treat the transaction as properly documented.

Rental operation introduces a second layer of questions after the property rights. The promotional page describes commercial or 'pink' zoning and suggests using the villas for short-stay guests. That is a developer statement, not a parcel-specific zoning determination. Indonesian processes also distinguish building approval from a certificate confirming a building's fitness for use: PBG and SLF address different questions, and neither was available for Mujo in the reviewed open documents. An online accommodation listing indicates a unit is being marketed to guests, not that all licensing questions are resolved. A buyer who intends to operate a rental business needs to identify the licensed operator, permitted activity, the relevant business registration and whether the lease authorizes that use.

The management arrangements also appear to have evolved at least at the individual-villa level. An earlier brochure offered service through BaliCohost, referred to there as a related company, and quoted a 15% management fee after booking-platform charges and tax. The Villa ITO listing instead names Bingin Villa Management as its operator. There may be an ordinary explanation: owners of separate villas can choose different service providers. The practical consequence is that the brochure does not prove a compulsory, uniform management contract across the development. Owners need to know who sets rates, holds booking proceeds, pays cleaners, purchases linen, handles guest complaints, maintains the pool and authorizes repairs. The base percentage is only one component of the cost of running a small private-pool property.

Nor is there a verified investment return for Mujo Bingin. The developer page displays an estimated 12–15% figure and also references a higher projection of around 19% based on an assumed 80% occupancy rate. The brochure adds nightly-rate and annual-income models. None of those calculations is a statement of actual money distributed to an individual owner. Seasonality, vacancy, channel commissions, utilities, tax treatment, maintenance and replacement furniture can substantially alter the owner's outcome. For a completed villa, a much stronger starting point would be booking statements, bank receipts, operating invoices and a clearly defined period of trading. The financial history of Villa ITO, if made available by its operator or owner, would still be evidence about that one villa rather than a guarantee for the other seven.

The strength of Mujo Bingin is that its underlying proposition is straightforward: a limited cluster of distinctive private-pool houses in a recognised beach district, with a stated, workable two-bedroom format. The biggest unanswered questions are equally concrete. The current selling party, remaining lease, legally approved land use, building and operating permissions, actual completion status, usable address and management agreement have not been established for a specific offer. Someone buying for occasional stays will put more weight on comfort, access and contractual freedom to use the property. Someone buying for rentals or an eventual resale has to test the evidence of income, cost and assignability. The right decision depends on those documents, not on the enthusiasm of the original launch material.

Ownership format

Mujo Bingin was marketed through a contractual long-term lease of the villa and underlying land, rather than a transfer of Indonesian land ownership to the foreign buyer. The published terms differ on the initial lease and extensions; the executed agreement for any individual villa has not been reviewed.

Two-bedroom villa
184 sqm building area

This is the core configuration shown on the project website: two levels, enclosed air-conditioned rooms, a spiral stair, private garden and pool. An earlier brochure also lists a 1.5-are plot, two terraces and scooter parking. The actual fit-out, access and condition depend on the individual villa.

An older project brochure includes a three-bedroom layout within the same stated building size. The current project page leads with two-bedroom villas, and no evidence establishes whether the larger sleeping arrangement was actually delivered or is now offered for resale. It should not be treated as a separate phase.

Location

  • The development is identified with Bingin in Pecatu, on the Bukit Peninsula within South Kuta, Badung. Uluwatu is the useful market label, not a precise civic address.
  • Bingin Beach, Dreamland Beach and nearby cafés feature in the developer's location story. The advertised distances have not been checked against a verified project entrance or walking route.
  • No verified street number, cadastral parcel or project coordinates were found. A generic pin in central Bingin would give a false impression of precision.

Best for: A personal-use buyer who wants a relatively compact private-pool home in Bingin, rather than a serviced apartment or a large resort. The design offers room for a small group, but the stair configuration, privacy, parking and personal-use provisions deserve a practical inspection.; A resale purchaser comfortable acquiring the remaining term of an existing lease, provided the actual contract can be assigned and the landholder's position is clear. The quality of the completed unit can be assessed directly; the remaining legal term must be assessed just as carefully.; An owner-investor who prefers actual booking records and a transparent management agreement to projected percentage returns. Rental legality, guest servicing, repairs, distribution fees and the way the operator reports revenue will matter more than a headline occupancy assumption.; may not suit: Anyone requiring perpetual direct ownership of Bali land or an unconditional renewal right. Neither is established by the available project documents.; Buyers expecting to select an unsold developer unit at the original launch price. A broker describes the initial inventory as sold out, while current unit-by-unit availability and contract prices are not published.; Households that need fully separated upstairs bedrooms, step-free circulation or assured quiet surroundings. One named villa's guest listing mentions an open stair into the upstairs bedroom and daytime construction nearby; these details require unit-specific verification..

What we confirm before booking

A short, project-specific list. We request these from the developer and go through them with you before any payment.

  • Lease and contracting parties: the project page offers 25–35 years plus a further 25-year extension, whereas an older brochure refers to 25 years with an extra 10 years for USD 32,000. Executed leases, commencement dates, land title, selling entity and assignment provisions were not available for review.
  • Delivery and availability: the brochure targeted May 2026 handover; Villa ITO at Mujo now has a guest-facing rental listing, while Propertia calls the development sold out. Handover records for all eight villas, live resale inventory and current prices remain unverified.
  • Site and compliance: no verified street address, site boundary or coordinates have been found. The advertised commercial or 'pink' zoning was not evidenced by a parcel-specific planning record; project PBG, SLF and accommodation operating permissions were not available for review.
