Why this project is worth a look
A quieter Bali setting
Kemetug offers a rural hillside environment rather than a busy coastal neighbourhood. For a buyer intending to spend longer periods on the island, that difference in daily life may matter more than proximity to beach clubs.
Space around each home
The published offer pairs the villa designs with plots ranging from 1,000 to 2,500 square metres. That creates the possibility of a more spacious residential experience, provided the final lease clearly identifies exclusive-use land and shared areas.
A wider retreat concept
Yoga, dining, sport and wellness facilities are designed to make Natha Loka more than a set of private houses. The benefit depends on those amenities being built, staffed and made available on workable terms.
Different ways to participate
Full-villa leases and fractional 'slots' are both marketed. They should be evaluated as separate legal and financial products, particularly around occupancy rights, cost sharing and resale.
About the project
Natha Loka is a proposed villa and wellness eco-village in Kemetug, rural Tabanan, Bali. It is not trying to replicate the dense beachfront villa market. Its proposition is space, a hillside setting, local community life and facilities intended for extended stays and retreats. The project’s own website offers one-, two- and three-bedroom villa designs alongside a broader hospitality and wellbeing concept. Buyers should read that concept as a development plan, not proof that the entire village and all advertised services are operating today.

The location is more specific than the generic Tabanan label seen on many listing sites. The project identifies Gunung Salak, East Selemadeg, as its site; independent academic research places Natha Loka Kemetug at Kemetug Kanciana hamlet, Gunung Salak village, Selemadeg Timur district, Tabanan regency. The company’s Sunset Road address in Seminyak is an office location rather than the residential development. Publicly available material does not establish the surveyed boundaries of the proposed lots or a reliable coordinate for each villa plot.
There is also a useful distinction between an established location and a completed property development. A local cultural festival was held at Natha Loka Kemetug in December 2022, and a 2023 academic study describes the site as a community and nature-oriented venue. That corroborates the existence of the place rather than merely a proposed pin on a map. It does not establish that the villas now being marketed, their access roads, their utilities or the promised shared buildings have been handed over. An existing tourism facility and a future residential release are not interchangeable evidence.
The site's intended scale is substantial. Natha Loka's website describes an approximately eight-hectare eco-village and an ambition to keep most of the land undeveloped. A brochure distributed by the team in 2024 gives a more precise project land figure of 86,740 square metres. These are different published figures and no surveyed master plan was available to reconcile them. The property directory Rumavi claims 66 villas, but the project website and the brochure reviewed here do not provide a verifiable schedule showing those 66 homes by type or phase. That count should therefore remain provisional.
Three bedroom configurations are advertised, but their built areas cannot be treated as settled specifications. The current project website states 81.5 square metres for the one-bedroom villa, 192.5 square metres for the two-bedroom design and 289.5 square metres for the three-bedroom design. Associated plots are advertised at 1,000, 1,500 and 2,500 square metres respectively. The building figure and the land figure answer different questions: neither proves what part of the land a leaseholder can use exclusively, nor whether paths, planted areas and service infrastructure fall inside the demised plot.
Earlier project materials tell a different story. The 2024 brochure quotes built areas of 90, 120 and 150 square metres; Seven Stones Indonesia currently displays 90, 145 and 190 square metres on its property sales page. For the largest villa, those earlier sources describe 2,000 square metres of land rather than the 2,500 square metres on the latest project website. The variations could reflect changes in architecture, product releases or sales terms. None of the public documents establishes which explanation is correct. The drawing attached to a buyer's specific contract is therefore more important than choosing whichever marketing figure looks most attractive.
Pricing requires the same separation of sources. On the project website checked in October 2026, the full villa price ladder is IDR 3.75 billion for one bedroom, IDR 6.5 billion for two and IDR 8.75 billion for three. Seven Stones advertises a lower starting point of around IDR 2.9 billion, and a separate listing quotes IDR 2.997 billion for the smallest design. The older brochure also contains the IDR 2.997 billion figure. This dossier uses the direct project website for its displayed starting price, while retaining the lower published alternatives as unresolved differences. None is a verified live quotation for an available unit with taxes and transaction costs included.
There is a second, quite different product on the official website: participation through individual 'slots' under a fractional model. Published slot figures are far lower than the full villa prices, which makes them easy to mistake for an unusually inexpensive home. The site does not make the enforceable legal package sufficiently clear. A participant could be buying a contractual share of use, an economic entitlement, an interest through a company, or another arrangement. The right to occupy a property, transfer a stake, receive income or withdraw capital must come from the actual participation agreement, not from the label fractional ownership.
For whole villas, the seller promotes a transferable 30-year leasehold. In Indonesia, a contractual land lease is not the same as owning the underlying land title. Before relying on a transferable term, a purchaser needs to know who holds the registered land right, which company has authority to grant the lease, when the clock starts, and whether assignment, subletting and the treatment of improvements are expressly covered. An extension should not be treated as part of the acquired term unless the contract truly secures it. Neither a signed lot-level lease nor the associated land certificate was available in the public package we reviewed.
The operating entities also require careful identification. Seven Stones Indonesia is the public sales channel and the Natha Loka project blog describes it as involved in developing the concept. A Seven Stones announcement refers to PT Natha Loka Indonesia and a partnership involving PT Bali Development Privilege. A separate commercial company-register page names PT Natha Loka Kemetug at the same Sunset Road office address. Those facts indicate real corporate activity, but they do not prove that the sales channel, project sponsor, registered landholder, construction contractor and contract counterparty are one and the same. The answer has to be traced through the relevant agreements and corporate records.
The planned common facilities are central to the appeal. Public material describes farm-led dining, cafés, a shared pool, yoga spaces, spa treatments, a fitness pavilion and a padel court. The newer site also discusses clinics and wellness services, but their staffing, licensing and delivery are not documented. More generally, the project's own descriptions envisage shared facilities serving the public as well as residents and guests. That may support a hospitality business, while reducing privacy and making operating rules, access control, service charges and operator accountability more significant for a residential buyer.
The investment narrative deserves separate treatment from the property specification. Natha Loka and Seven Stones present rental-income and payback projections based on assumptions about occupancy and the future resort operation. Forecasts of this kind are not demonstrated rental receipts. No detailed, independently testable management agreement, operating budget, owner-use policy, repair reserve or track record for the proposed new villa stock was available. A remote hillside property could be attractive to the right guest segment, but its performance will depend on transport, upkeep, demand, pricing and the eventual hospitality team, not on an advertised return percentage.
Timing is similarly conditional. Rumavi lists a Q3 2027 completion target and classifies the scheme as off-plan. The project website speaks about facilities that will be built, yet does not make a comprehensive stage-by-stage completion schedule or proof of handover available. The site's earlier use for gatherings does not establish delivery of the new homes. A realistic purchase decision requires the contracted completion trigger for the chosen villa, the consequences of delays, how payments relate to construction progress and whether infrastructure will be ready when the building itself is finished.
A buyer must also keep the Indonesian legal layers distinct. Land title, permission to construct and permission to occupy or use a building are different matters. Indonesian rules do not allow a foreign individual simply to acquire Hak Milik freehold land, and an advertised lease does not answer what title sits beneath it. PBG is the building approval, while SLF is the certificate addressing fitness for use. We did not obtain a lot-specific land certificate, building approval, completion/use certificate or spatial-use clearance for the proposed villa programme. That is an evidence gap, not a claim that the documents do not exist.
Kemetug is likely to be chosen for its relative seclusion rather than beach access. Buyers considering an extended stay should think about the practical implications of a rural hillside site: roads in wet weather, water provision, drainage, internet, maintenance staff, medical access and the cost of managing a large landscaped plot. No independently verified travel times or running-cost schedule for Natha Loka were available. Its strong identity as a retreat-style place is meaningful, but it is not a substitute for everyday infrastructure and a workable occupancy or personal-use plan.
The most reliable conclusion is therefore narrower than the marketing vision, but still useful. Natha Loka is an identifiable eco-village proposal in Gunung Salak, with three advertised villa formats and a coherent plan for shared amenities. There are genuine price and specification conflicts, unresolved corporate and land-right questions, and no public evidence establishing the full build-out or delivery of a particular new unit. Someone buying for the setting may find the concept compelling; the commercial decision should rest on a defined villa, a clear lease or participation contract, and documentary evidence of what will actually be delivered.
Ownership format
Whole villas are marketed with a 30-year transferable contractual lease. This is not freehold land ownership. The lessor, underlying title, lease commencement, assignment rights and renewal terms remain unverified in signed unit-level documents. A separate fractional-participation product is also advertised and must be assessed on its own terms.
Home types & sizes
The current project website pairs this building size with a 1,000 m² plot. An earlier brochure gave a 90 m² building size, so the final drawing and land boundaries need unit-level confirmation.
Get floor plans and current pricesA 1,500 m² plot is advertised. Both the older brochure and the Seven Stones sales page use different building areas; the approved unit plan must resolve that discrepancy.
Get floor plans and current pricesThe project website lists a 2,500 m² plot, versus 2,000 m² in the earlier brochure and agency offer. The plot plan matters as much as the headline villa size.

Best for: A second-home buyer who deliberately prefers countryside space and a slower routine over quick access to Bali's beach districts, and is willing to investigate utilities and local-road conditions.; An individual or retreat organiser seeking longer stays, small group experiences and the possibility of using shared yoga or wellbeing spaces once the facilities are genuinely delivered.; A purchaser comfortable separating a whole-villa contractual lease from fractional participation, and comparing legal rights, access privileges, recurring charges and exit options before selecting either.; An investor who treats rental operations as a business exposed to costs, seasonality and execution risk, rather than taking projected occupancy and returns as achieved performance.; may not suit: Anyone expecting a walk-to-the-beach residence with the restaurants, transport network and day-to-day convenience of a built-up south-Bali neighbourhood.; Buyers who require a completed, income-producing villa, a binding handover date and a publicly documented permit and title package before considering an acquisition..
