Why this project is worth a look
Privacy comes in tiers
The six two-bedroom villas use a shared infinity pool; Big House has a private one. That changes guest expectations, personal comfort and the services each owner will need, even though all seven homes belong to one project.
A landscape-led setting
River and jungle outlooks are a central part of the design proposition. The value of that setting is best judged together with site drainage, river setbacks, actual access and the permitted building footprint, rather than from the outlook alone.
A genuinely small compound
Seven homes give Riverfront II a more intimate scale than a large resort development. Small still does not mean maintenance-free: the shared pool needs enforceable rules for access, servicing, expenses and rental guests.
Two distinct price points
Published starting offers are EUR 210,000 for the standard two-bedroom format and EUR 280,000 for Big House. The difference reflects a larger plot and private pool as well as an extra bedroom, so the correct comparison is total cost and use rather than price alone.
About the project
Riverfront II is a small riverside villa compound marketed in Kaba-Kaba, Tabanan, Bali. Its layout creates two distinct kinds of ownership experience. Six two-bedroom villas share an infinity pool overlooking the river, while a seventh, three-bedroom home called Big House has its own private pool. These are not separate developments that happen to have similar names. They belong to the same Riverfront II project, even though the seller's catalogue displays the larger home as its own listing. The distinction matters from the start: a private home with shared leisure space and a larger standalone pool villa are not interchangeable products.

There are also other Riverfront-named schemes in the Lawang Tropical Properties portfolio. Riverfront I and Riverfront III are marketed in the same wider locality but have different unit counts and descriptions. They should not be used as evidence for Riverfront II's permits, construction progress or inventory. For a buyer who has been sent a mixed brochure or a link to the seller's whole collection, the safest way to read the material is to treat Riverfront II as one seven-home development, with Big House as its larger internal typology. A site plan and villa identifier should accompany any offer, particularly where a photograph or quotation has been forwarded without its original context.
The six standard houses are described as two-bedroom, two-bathroom villas on 200-square-metre plots. The current portfolio gives their built area as 106 square metres and says they come furnished, with car parking. Another advertisement circulated by the same property brand instead records a 120-square-metre building area. It may reflect a different measurement convention, a revision or a mistake; none can be established without drawings. Buyers should not assume that one figure describes indoor living space and the other includes a terrace. The distinction affects furniture placement, usable space and the value of the home far more than it affects the marketing headline. The project-specific unit plan remains the necessary reference.
A communal infinity pool is a defining feature of the standard-villa experience. The appeal is easy to see: a river-facing outdoor space is available without every two-bedroom house needing a private swimming pool. But shared facilities work only when their use and running costs are clearly organised. Who can bring guests, whether the pool is open to short-stay visitors, who maintains its equipment and how the upkeep is charged are not minor administrative details. They affect both day-to-day comfort and the economics of operating a rental villa. Nothing in the public brochure establishes a binding pool-management agreement, so the presence of the pool should be distinguished from a promised service package.
Big House is aimed at buyers who want a more private setup or a different family and guest mix. Its advertised configuration is three bedrooms, three bathrooms, 125 square metres of built space and a 450-square-metre land plot, with a private pool. The larger plot is particularly relevant here: a 450-square-metre site does not mean 450 square metres of interior floor space. A survey or approved drawing would show the actual balance between the building, circulation, garden and pool. It would also show how secluded the house really is from the six neighbouring villas. The public listing describes extra privacy, but not the exact legal boundary or a final as-built plan.
Location needs slightly more care than the familiar 'near Canggu' description suggests. Kaba-Kaba is a village in Kediri district of Tabanan regency, outside Canggu's beachfront neighbourhoods. This gives the proposal a more inland, river-and-greenery character. Marketing materials refer to short drives towards Canggu and Seseh Beach, but no journey time can be relied upon before the precise entrance and real road access are established. An international syndication labels the property Cepaka, whereas the original portfolio uses Kaba-Kaba. The two villages are neighbours, not alternative spellings of the same administrative location. Without a parcel address or confirmed map pin, it would be misleading to publish precise coordinates or promise a particular daily commute.
Riverside positioning deserves its own technical review. A green outlook can be one of the strongest reasons to choose a property like this, especially for stays centred on quiet surroundings rather than nightlife. Yet the same setting raises practical questions about wet-season water levels, erosion, slope protection, stormwater drainage and access in heavy rain. Indonesian riverbank-setback rules and Tabanan spatial-planning provisions also make the plot boundary relevant to what may legally be built. An agent's reference to a 'yellow zone' is not an official planning determination for this particular parcel. None of these points proves that Riverfront II has a problem; they explain why the plot survey and applicable planning confirmation should carry more weight than a view-oriented rendering.
The advertised entry price is EUR 210,000 for a two-bedroom home. Big House appears separately from EUR 280,000. A local listing updated in August 2026 also offered a two-bedroom Riverfront II villa at IDR 4,016,250,000, alongside its own USD 225,000 quotation. These are independent asking-price observations in different currencies and at different points in time, not a conversion exercise or a verified current price list. Availability may have changed, and the price can only be evaluated once the contracting entity, tax treatment, furniture schedule and any common-area obligations are known. Upfront purchase cost is only one part of the expenditure of owning or operating a property on leased land.
The ownership structure advertised for Riverfront II is a 30-year lease. That is a contractual interest and should not be presented as foreign ownership of the freehold land. The investor needs to know who holds the underlying land title, who grants the lease and whether the agreement permits assignment, subletting and resale. One local agent's listing marks the land certificate as SHM, the Indonesian ownership title, while simultaneously offering a thirty-year lease. Both statements could describe different legal layers, but the listing is not enough to establish their relationship. Another syndicated advertisement mentions a possible additional fifteen-year term. A possible extension is not a guaranteed extension, nor does it establish an agreed future price or a fixed commencement date.
The state of construction is not independently settled. As checked on 18 October 2026, the seller's online collection still presents Riverfront II as off-plan. A broker's August listing describes work in progress and estimates completion on 31 December 2026; a June syndication contains a November 2026 construction date. These are not substitute certificates for practical completion or handover. Nor is the seller's general website statement that its projects have building approvals evidence that the specific Riverfront II PBG has been examined. A completion or occupancy claim would require the relevant project documentation, inspection information and, where applicable, the building fitness certificate known as SLF.
Rental operation is mentioned as part of the offering, but the business case has to be built without accepting promotional yield projections. A pool shared between six units may help deliver a distinctive guest experience; it also produces communal costs and operating rules. The management company, short-stay permissions, permitted guest capacity, housekeeping costs, platform commissions, repairs, taxes and the owner's personal-use allowance all affect the outcome. A beautiful villa can make sense primarily as a holiday home, and a rental property can make sense only at a conservative occupancy assumption; these are different decisions. There is no independently verified rental track record for Riverfront II in the material reviewed.
The useful conclusion is narrower than the promotional pitch. Riverfront II can be identified as a seven-villa riverside project with two clear configurations, an advertised 30-year lease and prices for both unit types. That is enough for an initial shortlist. It is not yet evidence of a finished, fully permitted, income-producing property with a transferable lease on settled terms. The next meaningful comparison is between the offer and the parcel documents, approved design, construction timetable and shared-facility agreement. Those documents determine what the buyer is actually receiving, how it may be used and what it will cost after handover.
Ownership format
The published offer describes a 30-year contractual lease. The actual commencement date, granting party, transfer mechanism and any renewal option must be established from the agreement for the chosen villa; the contract has not been reviewed.
Home types & sizes
Six of these homes form the standard Riverfront II offering. They are advertised furnished, with car parking and access to the communal riverside infinity pool. The portfolio gives 106 sqm as built area, while another seller-distributed listing uses 120 sqm. An annotated floor plan is needed before treating either number as net indoor space. A private pool is not included in the stated standard typology.
Get floor plans and current pricesA single larger home within the same seven-villa compound. Its offering includes a private pool, a 450 sqm plot and river-and-jungle outlooks. The separate catalogue card does not make it a different project, and it should not be confused with Riverfront III. A surveyed plot boundary and building plan would establish how its claimed extra privacy works in practice.

Location
- Kaba-Kaba is in Kediri district, Tabanan regency. The project's advertised character is inland and river-facing rather than beachfront Canggu; buyers are choosing greenery and a quieter setting, not direct access to the ocean.
- Marketing mentions Canggu and Seseh Beach as nearby destinations, but usable journey times depend on the exact entrance, road surface and traffic. None is reliable enough to publish as a fixed commute without a confirmed site pin.
- A syndicated listing uses Cepaka as its address tag. Kaba-Kaba and Cepaka are adjacent villages, not synonyms; the parcel's administrative location and coordinates remain unresolved.
- A riverside plot also needs a site-specific look at flood behaviour, stormwater drainage, bank stability and the approved river setback. A general zoning label in a sales advertisement does not settle those questions.

Best for: Couples or small families wanting a furnished two-bedroom base in Bali who are comfortable sharing the swimming pool. The appeal is having a smaller personal property and a substantial common amenity, provided the access rules and maintenance charges are transparent.; Lifestyle buyers who prefer a green river setting in Tabanan to the intensity of a beachfront Canggu address, and who are happy relying on road transport. The environment is the reason to shortlist Riverfront II, not a promise of walkable beach life.; Families or groups looking for three bedrooms, more land and their own pool. Big House is the only advertised option of that type within Riverfront II, so privacy, site boundaries and any effect from the shared compound need checking on its actual plan.; Investors prepared to examine the rental permissions, management agreement and complete running costs before relying on a yield forecast. A small compound can be an understandable operating model, but its shared amenities create financial and contractual obligations that matter.; may not suit: Buyers who need every villa to have its own pool. The standard two-bedroom homes use a communal pool; only Big House is advertised with a private one. Confusing the two would change the product being purchased, not simply its amenity list.; Anyone who must receive a completed and documented home by a fixed date. Public material does not establish an independently certified handover schedule, project-specific PBG, SLF or reviewed lease agreement, and published construction dates are not consistent.; Investors seeking a guaranteed passive return or a walk-to-the-beach unit. This is a riverside villa project outside the beach districts, and neither guaranteed income nor an independently verified rental-management agreement has been established..
What we confirm before booking
A short, project-specific list. We request these from the developer and go through them with you before any payment.
- The exact parcel and coordinates have not been established. The original portfolio uses Kaba-Kaba, while a syndication geotags the address Cepaka. A parcel map and legal address are needed to resolve which village contains the actual development site.
- The two-bedroom built-area figures differ: 106 sqm in the project's current portfolio and 120 sqm in a listing distributed by Lawang Tropical Properties. Construction evidence is also unsettled: the portfolio says off-plan, a broker says under construction with completion expected on 31 December 2026, and an earlier advertisement mentions November 2026.
- The registered developing entity, underlying landholder, signed lease, renewal entitlement and Riverfront II-specific PBG and SLF have not been reviewed. Marketing mentions a 30-year lease, a potential further 15 years and, in another listing field, an SHM land certificate; the documents linking these claims have not been supplied.
