Why this project is worth a look
An established, smaller estate
Sixty-five homes make this a very different setting from a high-rise with hundreds of apartments. The estate has identifiable streets, individual front doors and shared spaces that can be inspected rather than imagined from a sales plan. Size alone is no guarantee of good management, however. The condition of the pool, landscaping and access arrangements matters much more than whether the community is described as exclusive.
Land changes the comparison
A compact resale plot of roughly 23.4 square wah and a larger 41.1-square-wah end plot do not offer the same living experience, even when both have three bedrooms. Outdoor space, car access and the possibility of legally retained extensions may matter more than a simple price-per-home comparison. Buyers should verify boundaries and built additions, not assume that every square metre seen at a viewing is covered by the title.
A home you can inspect
Construction is no longer a future delivery risk in the usual off-plan sense: major platforms date completion to 2013. You can evaluate actual rooms, circulation and maintenance. The trade-off is age. Roofs, plumbing, electrical alterations and any common property upkeep deserve attention that a new-build sales presentation rarely encourages.
Layouts with daily usefulness
Resale evidence includes a two-storey, three-bedroom, two-bathroom house of 119 square metres. That is enough to begin thinking about children, guests and working from home, but it does not describe every home in the estate. Stair position, light, ventilation and car-porch alterations are likely to create more meaningful differences between available houses than the project label.
Present roads, future rail
Ramkhamhaeng Road provides the local axis for travel. The Orange Line may become a useful alternative, yet the authority currently schedules the eastern section for January 2028 rather than presenting it as operational today. A buyer relying on public transport should establish the complete journey today; the rail programme can be considered separately, without turning an anticipated opening into an investment promise.
About the project
Nirun Avenue Ramkhamhaeng is a resale townhouse community rather than a launch-stage development. It sits in Min Buri, on the eastern side of Bangkok, and the established project profiles attribute it to Ramkhamhaeng Property. They record 65 homes and completion in 2013. That combination changes the buying conversation. There is no reason to evaluate a house here as though every unit were being delivered in a standard new-build condition. Individual maintenance, alterations, land boundaries and the seller's paperwork matter more than a historic brochure. A buyer may find broadly similar homes behind the same estate entrance, yet they can be very different transactions.
Start with the address, not just the brand. The development covered here is reached from Soi Ramkhamhaeng 174 and then Soi Muban Bua Khao, within Min Buri subdistrict and district, Bangkok. A location guide published when the project was new followed that route to the entrance. The distinction is not academic: another property advertised as Nirun Avenue appears around Rat Phatthana Soi 13 in Saphan Sung. Those advertisements are not evidence of prices or floor plans inside the Min Buri estate. Ask for the location of the individual home before arranging a viewing. A project name can be duplicated; a precise address should not be.

What is being sold is a landed home, not an apartment. Early project information gives an overall site area of 10 rai, 3 ngan and 27 square wah, with a published starting house plot of 23.3 square wah and indoor area from 119 square metres. Original descriptions refer to two- and three-storey townhouses. A 2013 project review contains slightly different bedroom ranges in its introduction and specification table, so it would be unwise to turn an old headline into a definitive master floor-plan schedule. The 65-home count is independently repeated, but not every one of those houses should be assumed to have the same configuration.
The more useful evidence is the kind of house that has actually been offered for resale. A 2026 advertisement describes a two-storey, three-bedroom, two-bathroom property with 119 square metres of internal floor space on a plot of approximately 23.4 square wah. Two vehicle spaces are also reported. It is a plausible layout for a household that wants separate rooms for family life and working from home. Yet room count does not tell you whether the staircase is comfortable, whether the kitchen has adequate airflow or what has happened to the original car porch. Those questions require the specific plan and a visit.
There are larger plots within the advertised mix. A different resale house was offered at THB 3.9 million, with a 41.1-square-wah plot, three bedrooms and two bathrooms across two storeys; another listing for that sale quotes 170 square metres of interior space. It is described as an end unit. Additional land to the side may matter if the family wants outdoor utility space, but the actual property line and what can legally be done with the land are more valuable than the label 'corner home'. Two listings at different prices should not be ranked by price alone when they represent different land holdings, positions and histories of renovation.
For a property completed in 2013, the first inspection should be practical rather than cosmetic. Bangkok's heat and heavy rain put roofs, seals, drainage, waterproofing and air-conditioning installations to work. That does not imply an existing defect at Nirun Avenue; it means a fresh coat of paint is not proof of a sound building. Check where water flows during storms, whether bathrooms ventilate properly, and whether added kitchen or parking structures have disturbed drainage. Look closely at the shared wall between adjoining homes. Where a previous owner has extended the building, the buyer should understand the permitted structure and obtain the corresponding paperwork.
The shared amenities are part of the appeal, but only if they still operate as expected. Established project references identify a pool, clubhouse and landscaped common areas. An older account also mentions security staff and cameras. A historic directory goes further and lists a gym; contemporary portals do not consistently confirm every item. It is safer to distinguish an amenity shown in project literature from one that is open, maintained and available to the next owner in 2026. Management arrangements and estate charges are therefore not side issues. They determine how much of the shared environment the buyer is actually paying to maintain.
Public asking prices also need their dates attached. A THB 2.87 million house appeared in a June 2026 resale listing. Another three-bedroom, 119-square-metre house was refreshed at THB 2.9 million in October. Other advertised examples reached THB 3.3 million and THB 3.9 million, with differences in floor area and land. The lowest public asking price provides a starting point for discussion, not an available unit that can be promised. A seller may revise the price or withdraw the property. Furnishings, fitted kitchens, extensions, repairs and transfer expenses also make two similar-looking figures quite different commitments.
Min Buri offers everyday services, but the journey matters. The route to this particular estate uses smaller internal roads before reaching Ramkhamhaeng Road. Historical neighbourhood guides mention supermarkets, schools, healthcare and connections towards Rom Klao and the outer ring road. None of those references establishes that a particular destination is an easy walk from the front gate. School drop-offs, an office commute and shopping with a car each create different patterns of movement. A household that depends on regular trips across Bangkok should test those trips at the times it would actually travel, including the return through Soi 174.
Be careful with rail promises. The Orange Line was promoted in local housing coverage long before it carried passengers. The Mass Rapid Transit Authority's published programme puts the eastern section's intended opening in January 2028. As of October 2026, that is a scheduled future service, not present-day direct rail access for this estate. A station might improve the area, but the opening date could change, and a rail line being on Ramkhamhaeng Road says nothing by itself about the walk from a particular house. Judge today's mobility on today's available routes. Treat future transit as an additional possibility, not a substitute for checking the current commute.
Foreign ownership needs a separate, property-specific answer. Townhouses usually come with land, and ordinary foreign buyers do not have the same route to direct land ownership in Thailand as Thai citizens. 'Freehold' on a local resale advert should not be read as a promise that an overseas buyer can register the entire house-and-land title in their own name. A properly documented land lease, potentially coupled with distinct rights to the building, may be relevant in some transactions; an ordinary land lease is generally capped at 30 years and future extensions are not automatically secure. Special statutory land-ownership exceptions exist, but they are narrow and should never be presented as the default structure for this project.
There is no reliable reason to assign a rental return to these homes from the available project listings. A portal showing no current rental adverts does not mean a house cannot be rented; nor does one resale asking price predict an eventual exit price. The strongest case for Nirun Avenue is likely to be a buyer who genuinely wants a landed home in this part of Bangkok and can assess one particular property carefully. Walk around the community, ask how it is run, examine the title and building documents, and compare houses with similar plots and conditions. The decision becomes much clearer when the project-wide marketing is separated from the assets that actually change hands.
Home types & sizes
A resale example on a 23.4-square-wah plot, advertised with two parking spaces. It illustrates a practical family layout, not the condition or dimensions of every room in the estate.
A larger example with a 41.1-square-wah land plot. Side space may be valuable for everyday use, although title boundaries and any building changes still need individual checks.
Original project material mentions three-storey townhouses and an estate-wide mix of two to five bedrooms and two to three bathrooms. That is historical product information, not a verified current three-storey listing.
These cards combine historic project information with individual resale examples; they are not a current developer inventory. Indoor floor area is quoted in square metres, while land is often advertised in square wah. Neither figure can be transferred to another house simply because both properties share a project name. No verified full schedule of plans for all 65 homes was available, so the specific layout, parking modifications and approved extensions remain matters for an individual sale. Prices are the lowest the brokerage boards publish, not the developer’s price list — the price and availability of a specific unit are something we go through with you personally.

Location
- The project entrance is reached via Soi Ramkhamhaeng 174 and Soi Muban Bua Khao, within Min Buri, Bangkok. The location of the house being sold is worth confirming separately because similar project names are also used elsewhere in the city.
- The wider neighbourhood has supermarkets, schools and medical facilities. Their inclusion in an old area guide should not be mistaken for evidence of short walking trips; access depends on the precise route and the time of day.
- Ramkhamhaeng Road connects the local area towards Rom Klao, Rat Phatthana and the eastern ring-road network. The internal access road is part of any real commute, not an incidental detail after the main-road journey.
- The eastern Orange Line is officially scheduled for a January 2028 opening. It remains a future transport option as of 10 October 2026 and should not be priced into a home as though service were already available.

Best for: A household whose working and school routines already centre on eastern Bangkok. The townhouse format can make sense when separate rooms, vehicle access and a front door of your own are more valuable than a central-city address.; A buyer comfortable with assessing existing property rather than choosing finishes from a developer catalogue. Here the building is tangible, the estate is established and the real differences lie in maintenance, extensions, orientation and title documents.; Families considering three-bedroom homes for a mix of sleeping, studying and working space. Available resale examples demonstrate that layout, although buyers still need to see how much usable space each bedroom and landing actually provides.; Someone seeking a house-and-plot experience who already understands Thailand’s restrictions on foreign land ownership or has a properly advised, lawful ownership route. The appeal of outdoor space only matters if the legal right to occupy and use it is secure.; may not suit: It is not a straightforward substitute for a foreign-quota condominium. The land attached to a townhouse changes the legal structure, and a freehold label on a Thai resale portal cannot settle that issue.; It does not meet a requirement for rail service operating from the neighbourhood today. The Orange Line opening is scheduled for the future, and an actual commute must work without it.; The evidence is too thin for anyone buying solely on an asserted rental yield or easy exit. Asking prices are visible; verified transaction values and an estate-specific record of rental demand are not..

Disputed and unknown information
This keeps the open points in one place. A missing or disputed fact is not treated as a conclusion.
- Historic project descriptions mention both two- and three-storey homes, while one 2013 review uses different bedroom ranges in different sections. Current inspected listings establish two-storey, three-bedroom examples but not a complete original plan schedule.
- The pool, clubhouse, green areas and security appear in project descriptions. Their 2026 operating condition, the availability of a gym and the actual common-area charges have not been independently documented.
- Local listings describe houses as freehold, but the individual plot title, encumbrances and any legally suitable transaction structure for a foreign buyer have not been produced. Condominium foreign-quota rules are not applicable here.
