Why this project is worth a look
A deep resale pool
This is not a scheme where the buyer is limited to the developer's remaining stock. Major portals show dozens of sale and rental advertisements, creating real room to compare plot size, condition and asking price within one estate. Listing counts still need caution because duplicates are common and renovated houses can appear with inconsistent specifications.
Layouts have diverged
The original house models were roughly 120–204 sqm, while today's resale stock spans much larger configurations. That can be attractive for a family seeking an extended house or larger plot, but every altered layout should be treated as a feature of that specific property rather than a standard project specification.
Still car-led today
Ramkhamhaeng 164 connects into the eastern Bangkok road network, but the future Orange Line is not yet in passenger service as of 4 October 2026. For a daily commute, today's road journey matters more than a portal icon for a station that has not opened.
Land ownership comes first
A resale advertisement can legitimately describe the property as freehold, yet that label does not give a foreign individual an automatic right to register the land in their own name. The legal ownership structure and the title for the selected house need to be clear before price or yield becomes the main discussion.
Separate from Masterpiece
Perfect Masterpiece Ramkhamhaeng shares the same corridor and developer but is separately indexed as a much smaller project with a different housing and pricing profile. Its specifications should not be merged into Perfect Place Ramkhamhaeng 164.
About the project
Perfect Place Ramkhamhaeng 164 is a completed gated estate of two-storey detached houses rather than a new launch with one developer price list and a uniform purchase process. The project was completed in 2018 and is consistently linked to Property Perfect. That changes how a buyer should read the market. Today the real choice is between individual resale houses, not simply between standardized developer layouts. Two houses a few doors apart can differ materially in land size, renovations, extensions, maintenance history, furnishing and title history. The lowest asking price is therefore useful as a market entry point, but it says very little about whether that particular house is the best value.
Most structured project profiles report 323 homes, although some directories show 300. We use 323 as the working figure because it is repeated by DDproperty, ThinkOfLiving, Dot Property and FazWaz, while the 300-unit figure is kept as a disclosed discrepancy rather than silently averaged away. This is a common issue with mature estates: one source may reproduce an original master-plan number while another counts a later built or indexed stock. For a purchase decision, the exact estate-wide total is less important than the title, boundaries and registered information of the specific plot being acquired.

The original product mix was clearly family-oriented. Project profiles describe house types of roughly 120 to 204 square metres, generally with three bedrooms, multiple bathrooms and two parking spaces. The current resale market is much broader. Active listings include four-, five- and even larger-bedroom configurations, with some usable areas far above the original model sizes. Those larger numbers may reflect extensions, substantial remodelling or different house variants within the estate. That diversity creates choice, but it also means a buyer should not assume that an advertised resale house still matches the original developer plan without checking the actual layout and the status of later alterations.
Shared facilities include a clubhouse, communal pool, gym, sauna, landscaped common areas, security and CCTV. Several project directories also list on-site retail and a restaurant. For a mature family estate, the practical issue is not how long the amenity list looks on a portal; it is how those facilities are operating today, how well the common areas are maintained and what fees and arrears attach to the specific property. We found one platform figure for common-area charges, but not enough primary evidence to treat it as an estate-wide rule, so it is deliberately omitted from the core record.
There is meaningful resale activity. In early October 2026, major portals showed dozens of houses for sale and rent, with asking prices spread across a very wide range. That is useful because a buyer can compare several real alternatives inside the same estate, but listing volume should not be mistaken for transaction liquidity. Portals often carry duplicate advertisements, and a renovated large-plot house competes in a different buyer segment from an older entry-level property. The better comparison is house by house: land area, usable area, physical condition, position within the estate, renovation quality and whether the current plan still corresponds to registered or approved work.
This is an eastern Bangkok location where a car remains central to everyday convenience. The main access is through Soi Ramkhamhaeng 164, and local project guides also describe an internal connection toward Ramkhamhaeng 174. The future Orange Line is relevant, but it must be described accurately. Some property portals already display Min Phatthana station as if it were a normal operating transit option; as of 4 October 2026, the Orange Line eastern section is not yet carrying passengers. Buyers should therefore assess the location on today's road network and treat the rail line as a future improvement rather than a present-day commute benefit.
The district label is unusually messy across sources. ThinkOfLiving, Homenayoo and DDproperty place the main project point in Saphan Sung and converge on coordinates around 13.791162, 100.712196. PropertyHub and several international databases classify the estate as Min Buri, while individual houses inside the development have appeared in bank and agency records under Khlong Song Ton Nun, Lat Krabang. This may reflect a large estate footprint, boundary conventions or inconsistent portal geocoding. For the project record we use the main Soi Ramkhamhaeng 164 / Saphan Sung location, but a buyer should rely on the house registration and land title of the selected property for the transaction address.
Perfect Place Ramkhamhaeng 164 should also be kept separate from Perfect Masterpiece Ramkhamhaeng. They share the same Ramkhamhaeng 164 corridor and the same developer, but DDproperty records Perfect Masterpiece as a separate, much smaller project of about 25 homes with a different price level and its own project page. Some Perfect Place resale advertisements mention a 'Phase 2', yet we did not find enough phase-specific specifications, pricing, location or project documentation to justify splitting that phase into a separate project record. We therefore keep Perfect Place as one estate while excluding Perfect Masterpiece from its data.
For a foreign buyer, the ownership issue matters more than the word 'freehold' in a listing. These are house-and-land resales, and Thai law permits direct foreign ownership of land only in narrow statutory circumstances. A portal's freehold label usually describes the property interest being sold, not the foreign purchaser's automatic eligibility to register the underlying land in their own name. The correct structure has to be established for the specific property before the purchase economics are evaluated. This record does not recommend nominee arrangements or a Thai company workaround; the title, building ownership, seller authority and legally available ownership structure should be checked for the chosen house.
The current asking-price spread is a good illustration of how heterogeneous the secondary stock has become. Thailand-Property showed homes from roughly THB 4.24M to THB 42M on the date checked, while other portals displayed their own ranges and listing sets. This is not a developer launch price band. The lower end may include smaller plots, older condition or motivated sellers; the upper end may represent substantially extended houses, large land parcels or major renovations. We do not assign a reason to any individual asking price without inspecting that property. A more useful comparison starts with similar plot sizes and condition, then looks at the price difference.
The rental market has the same limitation. Portals carry active asking rents from around THB 28,000 per month to much higher figures for large houses, showing that owners do market homes for lease. Those advertisements are not executed tenancy contracts and they do not prove an investment yield. A buyer considering rental use needs to understand which house format is actually sought in this part of Bangkok and what expenses remain with the owner between tenancies. We deliberately do not divide one sale listing by a separate rental listing to manufacture a yield figure; they may describe different properties, different conditions and different negotiating outcomes.
By 2026, the age of the estate makes individual condition more important than the original brochure specification. A house completed in 2018 may now be close to original condition, fully renovated or substantially rebuilt. A physical inspection should therefore answer practical questions about roof and drainage performance in heavy rain, signs of moisture, the state of electrical and plumbing systems, air-conditioning equipment, pumps, exterior finishes and any deferred maintenance. These are not claims that Perfect Place has project-wide defects. They are the ordinary consequence of buying an eight-year-old resale house rather than a brand-new unit covered by one standardized construction specification.
Extensions deserve particular attention. Current listings include usable areas far above the original 120–204 sqm house models. An enlarged kitchen, extra bedroom, enclosed terrace or guest wing can make a property more useful, but the buyer needs to know how substantial changes were documented. The usable area shown in an advertisement is not necessarily the same as registered or approved building area, and a high-quality renovation does not by itself answer whether major works were properly permitted. This project record does not attempt to judge extensions from photos. That question becomes relevant only once a specific house and its paperwork are being reviewed.
A large estate also creates meaningful differences in position within the development. A house near the entrance, on a busier internal road, close to the clubhouse or at the end of a quiet lane can feel very different even when size and asking price are similar. The sources do not provide a reliable complete internal phase and street plan, so we do not invent a 'best phase' or rank internal zones. Once a shortlist is formed, the approach road, traffic near the gates, neighbouring plots, street width and actual convenience of the shared facilities should be assessed together with the house itself.
The amenity list is only as useful as the current management behind it. Project profiles consistently show the pool, clubhouse, gym, landscaped areas and security, but we did not find a fresh official estate document setting out one verified fee schedule, operating rules and current budget. For that reason, common-area fees are not hard-coded into the core record. Before transfer, a buyer should establish the charge for the specific plot, whether the seller has any arrears, who manages the shared areas and what rules apply to renovations, pets, parking and any commercial use of a house.
The surrounding schools help explain the family orientation seen in the housing stock. Project directories repeatedly reference Ruamrudee International School, Triam Udom Suksa Nomklao and Kasem Bundit University's Romklao campus. We do not convert those references into promises such as 'five minutes to school', because journey times depend heavily on route and traffic. The broader location profile is still clear: this is not a compact central-Bangkok house designed for a car-free lifestyle. It can make more sense for households tied to eastern Bangkok, international schools, the airport corridor or employment areas on this side of the city.
The future Orange Line genuinely follows the Ramkhamhaeng corridor, and Min Phatthana is an official station on the eastern section. The problem is presentation: some property portals already show that station in the same way they would show an operating line, without making the service status obvious. For a buyer, the distinction matters. Future rail can improve the area's connectivity, but as of the date of this review it does not replace a car or taxi trip. We therefore do not calculate a station commute time or treat the line as proof of future capital appreciation. It is a potential infrastructure benefit, not a guaranteed investment result.
For a foreign purchaser, the land question should come even earlier. Thailand's Department of Lands maintains a dedicated framework for land acquisition by foreigners, including the exceptional route under Section 96 bis of the Land Code. That is not the ordinary path by which a foreign buyer acquires a resale detached house, and it is not a basis for assuming that every freehold-marketed property can be registered directly in a foreign individual's name. The available legal structure has to be established before signing a contract that assumes a particular registration outcome. This record intentionally does not promote nominee shareholders or other workaround structures.
Finally, the absence of a current official project page limits how precisely old developer-era specifications can be reconstructed. Property Perfect's corporate site confirms the company and its business, but we did not find a live dedicated page for Perfect Place Ramkhamhaeng 164 in its current catalogue. Historical house models, unit count and amenities were therefore cross-checked across several large independent property databases. Where they converge, the fact is usable. Where they conflict—as with 300 versus 323 homes, the district label and the Benedetto bedroom count—the disagreement remains visible rather than being smoothed into a false single answer.
Overall, Perfect Place Ramkhamhaeng 164 is best understood as a mature family housing estate with a broad and heterogeneous secondary market. Its advantage is the amount of real choice: buyers can compare ready homes, different plot sizes, renovation levels and budgets inside an established environment. The trade-off is that the stock is not standardized. A very cheap house may need substantial work; a large renovated house may no longer resemble its original plan; and even the estate's administrative location is labelled differently by different sources. A sensible purchase process starts with a shortlist of specific houses and then compares their documents, land, actual layout, condition and position inside the estate.
Ownership format
Resale houses are marketed as freehold house-and-land property. For a foreign buyer, that does not automatically mean the land can be registered directly in the buyer's own name: Thai law allows foreign land ownership only in narrow exceptional cases. The ownership structure and title documents must therefore be checked for the specific house.
Home types & sizes
The smallest confirmed original model. It is a useful baseline for the estate's core family-house format, although today's resale unit may have been extended or altered.
A mid-sized original model with three bedrooms and two parking spaces. For a resale house, the current floor plan matters because owner extensions are common in the wider market.
A larger original model with an additional bathroom. It helps define the developer-era product mix but does not set an upper limit for today's resale stock.
The 204 sqm size is consistent across project profiles, but the original bedroom count conflicts: DDproperty shows four, while Dot Property and FazWaz show three. The area is retained and the original bedroom count should be verified from the relevant house plan.
These cards describe the original project models, not guaranteed specifications for every resale house. Current stock includes larger usable areas and different bedroom counts because of variant plans, renovations and extensions. Prices are the lowest the brokerage boards publish, not the developer’s price list — the price and availability of a specific unit are something we go through with you personally.

- The estate-wide count conflicts: structured profiles at DDproperty, ThinkOfLiving, Dot Property and FazWaz show 323 homes, while PropertyHub and DDproperty narrative text also show 300. The core record uses 323.
- Administrative location labels conflict between Saphan Sung, Min Buri and individual Khlong Song Ton Nun / Lat Krabang addresses. The main project coordinates are stable, but the selected house's district and postcode should come from official property documents.
- The Benedetto model is consistently shown at 204 sqm, but its bedroom count conflicts: four at DDproperty and three at Dot Property / FazWaz. We do not harmonize that without the original developer plan.
