Why this project is worth a look

A genuinely small estate

Twenty-one detached homes share the entry controls, streets and facilities. That can mean a more familiar residential environment, although maintaining shared services with a small number of owners makes the estate budget worth studying.

Layouts with different priorities

Remarque puts family living beside the rear garden; Revoque brings an inner courtyard into the centre of the home. The newer listed RELUXE type is smaller. Choosing among them is about how people use rooms, not simply the area figure.

Something tangible to inspect

The development is recorded as completed in 2023, and resale properties can be viewed as finished homes. You can judge the condition of the house and estate facilities instead of buying an unbuilt specification.

Convenient for the right routes

Min Buri offers schools, services and eastern-Bangkok road links. The nearby Orange Line station is a future benefit rather than an operating commuter option in October 2026, which makes existing transport habits especially important.

About the project

Artique Ramkhamhaeng is a small estate of 21 detached, two-storey homes in Min Buri, eastern Bangkok. It is not a condominium, and it is not a row of townhouses. Each home sits on its own plot, while residents share a clubhouse, swimming pool and landscaped areas. That distinction shapes the buying decision: you are choosing both a substantial private home and membership in a tightly sized residential community, with the responsibilities that come with both.

Able Asset Group developed the estate, which property databases record as completed in 2023. Homes now appear on the resale market, so an interested buyer can assess an established place rather than rely solely on architects' drawings. You can look at the actual street environment, building condition and common facilities. Completion of the development, though, tells you very little about the paperwork or maintenance history of any one plot. Those belong to the particular property being offered.

The scale is unusually intimate. With just 21 houses, there is little danger of confusing this address with a vast suburban township. Neighbours share a controlled entrance and a relatively contained common area. The financial implication is easy to miss: the cost of security staff, landscaping, pool upkeep and estate management must be sustained by a small owner base. A quiet setting has value, but the management accounts matter just as much as the number of houses when assessing what that quiet setting will cost to maintain.

Visitors reach the clubhouse near the entrance before continuing into the housing area. Project reviews describe a two-storey building with a reception lounge, gym, saltwater swimming pool and garden space, including a children's section of the pool. These are communal facilities, not private pools attached to the villas. Families who swim often may appreciate the convenience; others may find they are paying to maintain amenities they seldom use. Either way, the meaningful question today is how well those amenities are operated, not how they appeared in launch material.

Security was a visible part of the original plan. Independent reviewers described two gates, controlled vehicle access, cameras, round-the-clock guards and intrusion sensors on homes. The sequence of entrance points is useful because it separates the public-facing clubhouse from private residential streets. Yet physical barriers are only one layer of protection. A viewing should establish whether the gates work reliably, whether cameras are maintained, what visitors are required to do and what the management company actually provides under its current contract.

The homes share a contemporary architectural language: simple volumes, broad glass openings and dramatic height in selected living spaces. Early coverage also described options for finishes and materials. Once owners have moved in, those custom choices become an important source of variation. Two houses carrying the same model name may be quite different in their kitchens, interior doors, shading, storage and room configuration. This is a market where the original specification is a starting reference, not a substitute for seeing the actual house.

The developer's current website lists three house designs: Remarque at 360 sqm of usable space, Revoque at 309 sqm and RELUXE at 280 sqm. Original reviews discussed only Remarque and Revoque. RELUXE is a house type within the same estate, not a newly discovered development phase. The usable floor areas should also be kept separate from land sizes. A generous building does not necessarily give you the deepest garden or the most flexible outdoor parking area, and a smaller house on a favourable plot might serve a family better.

Remarque is the larger original design. Its published layout has four bedrooms, five bathrooms, a multipurpose room and space for three cars. The family living and dining areas face the back garden, giving the main everyday rooms a more private outlook. A downstairs bedroom has an adjoining bathroom, a useful feature when grandparents live with the family or when visitors cannot manage stairs comfortably. Large glazed walls can bring light into these rooms, but orientation, cooling bills and the quality of shading deserve attention in Bangkok's climate.

Revoque offers a different household rhythm. Its 309 sqm layout centres around an open courtyard, with social spaces arranged to make that courtyard part of daily life. The published specification is four bedrooms, four bathrooms and two parking places. There is a downstairs bedroom, but detailed plans reviewed at launch show that it uses a shared bathroom rather than its own en-suite. This may be entirely fine for a home office or guest room. For someone seeking independent ground-floor accommodation for an older family member, it is a distinction worth noticing before falling in love with the courtyard.

RELUXE appears on the developer's live design page at 280 sqm. A 2026 sale advertisement for a RELUXE home describes four bedrooms, four bathrooms, a separate kitchen and three parking spaces on a particular plot. Those are details of a marketed property, not an estate-wide promise about every RELUXE unit. There is less independently published design history for this type than for the two earlier models. Looking at the actual floor plan and as-built alterations will tell a buyer more than treating all three models as interchangeable four-bedroom products.

Land requires its own set of measurements. Older plans described Revoque plots starting near 70 square wah and Remarque plots starting around 72.5 square wah. A square wah is a Thai measure of land area; it is not the same unit as a square metre of internal floor space. One current resale description gives a 79-square-wah plot alongside a 360-sqm house. Buyers should compare the land area on the title with the advertised floor area and establish which outdoor structures, extensions and parking arrangements actually belong to the property.

The estate is reached from Soi Ramkhamhaeng 166 in Min Buri. Older local reviews also describe access through the neighbouring Soi 164 network. This is eastern Bangkok, with established residential services and vehicle connections, not a central-city location where every errand happens on foot. The surrounding Ramkhamhaeng corridor is practical for people whose schools, family or work are already on this side of the metropolis. Someone travelling across Bangkok at conventional office hours should test the route rather than assume that proximity to an arterial road guarantees a quick commute.

There are local supermarkets, convenience stores, healthcare facilities and schools. Published neighbourhood guides mention Triam Udom Suksa Nomklao School, Ruamrudee International School and Bromsgrove's early-years provision, among other services. That provides a sensible starting point for a family evaluating the district. It does not establish admission, bus coverage or daily travel times. A school that looks close on a map can have an awkward morning approach, particularly when drop-off queues and peak-hour road conditions are involved.

Rail access needs careful wording. The planned Min Phatthana station on the Orange Line is close to the estate; older reviews quote roughly 550 metres. But the eastern section of the line is not an operating passenger service as of October 2026. In a 2 September 2026 announcement, operator BEM described early 2028 as the target for opening. That date is a schedule, not a guaranteed arrival. The existing Pink Line serves the broader Min Buri area, but it is not a station sitting at the Artique gate. Buyers who need reliable rail travel now should base their plans on today's functioning network.

Road access remains central to the lifestyle. Ramkhamhaeng connects towards other eastern districts, and the broader road system offers links towards the ring road and Suvarnabhumi Airport. None of that establishes a universal journey time. The short trip to a school at midday may become a very different proposition during the morning rush, while an airport connection that works well one day can slow sharply with traffic. A household considering two cars should also inspect the particular house's covered parking, entrance width and how cars can turn without using the shared street.

Pricing is not a single developer tariff. On PropertyHub, resale ads refreshed on 8 October 2026 included an asking price of THB 25.9 million for a 360-sqm property described as having five bedrooms and six bathrooms, and THB 29 million for another 360-sqm home. The five-bedroom configuration does not match the standard four-bedroom description on original house plans. It may reflect alterations or a difference in the seller's room count; it must not be presented as a new standard house type. Asking prices do not establish completed sale values.

Other evidence sits on a different timeline. A 280-sqm RELUXE listing has been advertised at THB 26.6 million, while a project directory updated in July 2026 displayed a starting figure of THB 18.9 million. Still older promotional and resale notices have quoted lower numbers. Some may be expired offers, homes with very different specifications, or prices from a different stage of the development. For this dossier the numerical lower reference uses the recently refreshed resale ads, while the earlier figures remain context rather than promises of immediately available stock.

Foreign ownership is the decisive legal constraint. This estate consists of houses with land, so the foreign condominium ownership quota does not apply. Non-Thai individuals generally cannot take direct freehold title to the underlying land except under narrow statutory exceptions. A registered land lease paired with an appropriate building ownership arrangement may be relevant, but no project-specific documents establishing that arrangement for an available Artique property were located. A listing labelled 'freehold' may describe the Thai seller's title, not the legal rights a foreign buyer could acquire.

Resale diligence should follow the specific plot, not the project name. It is worth understanding the seller's title, registered charges, any mortgages, approved modifications and whether the house and land have the same legal owner. Physical examination should include the flat roof and waterproofing, drainage after heavy rain, cooling systems, windows and security equipment. The original promotional offer could have been altered by a first owner, and a beautifully furnished house may still carry expenses that are invisible in marketing copy. Neither a Chanote title nor a lease arrangement should be assumed without seeing the relevant documents.

Ongoing costs also have a history. A 2022 review mentions a monthly common-area rate tied to land size, whereas one property catalogue displays a zero rate. Those statements cannot both be taken as a reliable current management charge. There is also electricity for a large home, garden care, equipment replacement, any owner-funded improvements and transaction costs at transfer. The current estate budget, arrears position and recent bills will make the long-term picture much clearer than an estimated yield calculated from an attractive asking price.

The appeal of Artique Ramkhamhaeng is therefore quite specific: a completed, sizeable family home with shared amenities in a small eastern-Bangkok development. It makes sense to compare plots, layouts and real running costs before comparing the prices. It is less compelling for someone who wants a simple foreign freehold purchase, immediate Orange Line commuting or a passive investment that can be judged by headline rent alone. The right house could be an excellent personal fit; the legal and financial fit must be established separately.

Home types & sizes

Remarque — two-storey detached house
360 sqm
5 bathrooms

The original scheme has four bedrooms, a separate flexible room and space for three cars. The principal living rooms face the rear garden, and a ground-floor bedroom has an en-suite. Early plans showed plots beginning around 72.5 square wah; the house actually being sold may differ.

Revoque — two-storey detached house
309 sqm
4 bathrooms

Four bedrooms and two parking places in the published original configuration. An open courtyard is the organising feature; the downstairs bedroom uses a shared bathroom. Launch-era information placed the starting plot size near 70 square wah.

RELUXE — two-storey detached house
280 sqm
4 bathrooms in the cited listing

The developer lists a 280-sqm design. A 2026 resale example offers four bedrooms, a separate kitchen and parking for three cars, but those particulars describe that advertised house. Lot dimensions and fit-out must be checked separately.

2026 listing example: THB 26.6M

These are house designs within one estate, not separate phases. The developer verifies 280, 309 and 360 sqm, while some room counts and plot dimensions come from earlier reviews or individual adverts. A recently refreshed 360-sqm resale ad describes five bedrooms and six bathrooms, unlike the original four-bedroom designs. This could reflect modifications or listing conventions. Compare the floor plan, land title, actual condition and agreed inclusions before attributing any marketed figure to a standard model. Prices are the lowest the brokerage boards publish, not the developer’s price list — the price and availability of a specific unit are something we go through with you personally.

  • The planned Orange Line Min Phatthana station is described as roughly 550 metres away in historical reviews. It is not open to passengers as of 10 October 2026; the operator targets early 2028 for the eastern section.
  • Ramkhamhaeng Road and connections to eastern arterial routes are the practical travel backbone. A drive-time promise is no substitute for testing the actual commute.
  • Min Buri provides day-to-day shopping and healthcare options, but the neighbourhood is better understood as a car-friendly residential area than a central pedestrian district.
  • Nearby school options mentioned by independent reviewers include Triam Udom Suksa Nomklao and Ruamrudee International School. Admissions, transport and drop-off journeys are separate decisions.

Price & purchase terms

  • Current price: From THB 25.9 million among resale advertisements refreshed on PropertyHub on 8 October 2026. This is the lower asking-price reference in the recently refreshed listings found, not a developer price. The house, availability, inclusions and sale terms require direct confirmation.
  • Completed: 2023

We show the lowest of the prices the brokerage boards publish: their figures for the same unit differ by a few per cent, and none of them is the developer’s price list. For a resale unit, confirm the current price, availability and payment terms with its seller or authorised representative before payment.

Best for: Families wanting a substantial home with several bedrooms, garden space and shared swimming or fitness facilities rather than an apartment tower.; Multigenerational households for which the original Remarque design, including a ground-floor en-suite bedroom, offers a useful starting layout; actual accessibility still needs assessment.; Residents whose regular destinations are in eastern Bangkok and who are comfortable relying on a car and the transport network that operates today.; Buyers who value a controlled entrance and a small number of neighbouring households and are willing to understand the costs of shared management.; People who would rather inspect a completed property and assess existing wear, maintenance and alterations than purchase a theoretical off-plan specification.; may not suit: Anyone needing to walk to an operating Orange Line train today; the nearby station remains part of a future service.; Foreign purchasers seeking straightforward personal freehold title to the land; the building and underlying plot raise separate legal questions.; Investors expecting deep resale inventory or a provable guaranteed rental return from the project name alone; available stock is limited and no such guarantee was established..

Disputed and unknown information

This keeps the open points in one place. A missing or disputed fact is not treated as a conclusion.

  • No plot-level title deed or property-specific documents establishing a lawful land and building ownership arrangement for a foreign buyer were available; a listing saying freehold does not resolve that question.
  • The total estate land area is inconsistent: ZmyHome reports 5 rai 2 ngan 37 square wah, while Homenayoo and BaanFinder report 6 rai 1 ngan 39 square wah. No approved primary site plan was obtained.
  • A 2022 review gave an estate charge of THB 65 per square wah of plot area each month, while ZmyHome displays zero. A current fee schedule, account statement and list of services were not available.
