Why this project is worth a look

House plus land

This is not an apartment purchase. Plot shape, garden space, extensions, parking and exterior condition matter alongside internal floor area. For a foreign buyer, the land component is also the transaction's main legal constraint.

Established community

The estate was completed in 2013 and contains 282 homes. Buyers can inspect the actual neighbourhood and management environment before committing, although a mature project naturally has wider variation in renovation and maintenance from one house to another.

Family amenities

A clubhouse, pool, fitness room, playground, landscaped areas and security are supported by property-specific sources. They are useful everyday facilities, but their present condition and access rules should be judged on site rather than inferred from a portal checklist.

East Bangkok logic

Ramkhamhaeng 174 makes the most sense for households already tied to Min Buri, Rom Klao, local schools and east-Bangkok roads. Until the Orange Line begins service, currently planned for 2028, the estate remains primarily a car-based location.

Resale documentation

Renovated and extended homes are common in an estate of this age, so attractive finishes do not answer questions about registered area, boundaries or encumbrances. Matching the physical house to the title and building documents is part of the buying decision, not an afterthought.

About the project

Perfect Place 2 is a completed detached-house estate in Min Buri, inside Soi Ramkhamhaeng 174. The first due-diligence point is identity: it should not be casually merged with the nearby Perfect Place Ramkhamhaeng–Suvarnabhumi 2 or 3 developments. PropertyHub maintains Perfect Place 2 as a separate 282-home project completed in 2013, while the neighbouring phases have their own project pages and resale stock. That distinction matters because agents often use similar Property Perfect names for homes across the same broader Ramkhamhaeng 174 area. Before comparing prices, a buyer should confirm that the selected title and house are actually inside the correct estate and subject to its management rules.

This is a family-oriented low-rise housing community rather than a condominium or resort residence. Current resale homes are typically two storeys, with three bedrooms, two or three bathrooms and parking for two cars. PropertyHub preserves one original plan, Crystal, with three bedrooms, two bathrooms, 156 sq m of internal area and two parking spaces. The full launch-era house matrix is no longer available from reliable public sources, so it would be misleading to imply that all 282 properties share the same plan. Today's stock includes renovated, extended and reconfigured houses, which is normal in an estate that has been occupied for more than a decade.

Completion in 2013 changes the buyer's risk profile. Construction delivery is no longer the central question; the asset already exists and can be inspected. The more important issues are the condition of the individual house, the land plot and the relationship between what is physically present and what is legally recorded. Current listings show plots around 60–62 square wah, while advertised floor areas range from roughly 100 to 156 sq m and beyond. Some of that reflects different original house types and some may reflect later extensions. A buyer should therefore treat the listing area as a lead, not final evidence, and compare it with the title, building documents and any permits relevant to additions.

The October 2026 resale market also needs to be read house by house. The lowest asking price we found was THB 4.85M for a property on about 61.9 square wah, while another recent 60-square-wah house was advertised at THB 4.89M. Renovated examples are marketed higher. None of these figures is evidence of the price at which a transaction actually closed. A meaningful comparison should first normalise the physical product: plot shape and size, registered building area, bedrooms, roof and bathroom condition, age of air-conditioning equipment, quality and legality of extensions, orientation, location within the estate and access to common facilities. Only then does a price gap of several hundred thousand baht become informative.

The estate has a core set of family facilities that can be supported by property-specific sources: a clubhouse, swimming pool, fitness room, children's playground, landscaped garden areas and 24-hour security, with CCTV also referenced. We deliberately do not reproduce PropertyHub's entire automated amenity list because it includes items that look implausible for a detached-house estate, such as a lift and in-room Wi-Fi. For a mature project, an evening and weekend inspection is more useful than a long portal checklist anyway. It shows how busy the common areas are, whether roads and lighting are maintained, how residents park around their homes and how much through-traffic exists inside the community.

The location is primarily car-oriented. The project address is consistently supported as 50 Soi Ramkhamhaeng 174, Min Buri, Bangkok 10510. Ramkhamhaeng 174 feeds into the wider east-Bangkok road network, with practical connections toward Ramkhamhaeng, Rom Klao and Kanchanaphisek. Resale sources repeatedly position the estate around Min Buri schools, hospitals and shopping. For a household whose work, school and daily errands are already in eastern Bangkok, that can be a more functional location than a smaller central condominium. For someone commuting into Sukhumvit or Silom every day, the decisive test is real peak-hour travel time, not straight-line distance.

Rail access needs careful wording because some property pages already market the future Orange Line as a location advantage. BaanFinder places one current house about 1.6 km from the future Min Phatthana station. As of 7 October 2026, however, the Orange Line eastern section is not yet in passenger service. MRTA's current implementation plan targets January 2028 for operation between Thailand Cultural Centre and Min Buri. The Pink Line already operates to Min Buri, but Perfect Place 2 is not a station-adjacent estate. The honest transport picture today is therefore still road-led; the Orange Line may improve connectivity later, but it should not be treated as an existing metro service at the project gate.

Schools are another reason families look at this part of Bangkok. Project and resale sources repeatedly mention Ruamrudee International School alongside Thai schools and universities around Rom Klao and Min Buri. That does not make every school run short. Morning traffic on the Ramkhamhaeng corridor can materially change journey times, so a family buying for a specific school should drive the route twice on a weekday: once at morning drop-off and again around afternoon collection. For a detached family home, that test often matters more than how the location looks on a city-wide map.

Foreign buyers face a fundamentally different ownership question from buyers of a Bangkok condominium. The value here includes a land plot, and Thai law generally does not allow foreigners to own land directly. There is a narrow statutory exception involving at least THB 40M of qualifying investment and approval from the Minister of Interior, but that is not the ordinary route for a THB 4–6M resale house. Before paying a deposit, a foreign buyer needs to separate two rights: who will hold the land, and who will hold rights in the building. A registered long-term land lease can form part of a lawful structure, but the exact lease, renewal language, inheritance position and building rights require transaction-specific legal review. Nominee Thai shareholders should not be treated as a workaround.

Resale due diligence also extends beyond the foreign-ownership issue. The buyer should obtain the current land title, confirm the registered owner, check mortgages or other encumbrances, match the physical house to the registered documents, verify any extensions and boundaries, and establish whether any estate-management or common-area charges are outstanding. Some listings describe the property as freehold, but that refers to the seller's existing Thai title position; it does not mean a foreign purchaser can automatically register the same land ownership. In a mature estate, a good house is one where the physical inspection and the document trail tell the same story.

The developer identity is solid. Property Perfect Public Company Limited is a listed Thai property developer established in 1985, with a long history in detached houses, townhouses and condominiums. What we could not find is a current official developer page dedicated to this historical Perfect Place 2 estate. Project-level facts therefore rely on specialist databases and current resale evidence, while Property Perfect's own corporate pages confirm the company behind the brand. For a completed 2013 home, that distinction is appropriate: a modern corporate profile is useful background, but it cannot replace the title, permits and physical survey of the house being purchased.

Ownership format

The house is sold together with a land plot, so the central foreign-buyer constraint is land ownership. Foreigners generally cannot own Thai land directly; the statutory exception requires, among other conditions, at least THB 40M of qualifying investment and permission from the Minister of Interior. A normal foreign purchase therefore needs a separately reviewed lawful structure for the land and building; nominee-company arrangements should not be treated as a shortcut.

Home types & sizes

Crystal — 3 bedrooms
156 sqm
2 bathrooms

The only original plan we could confirm from the project profile: three bedrooms, two bathrooms and parking for two cars. Current resale homes are advertised with different floor areas and altered layouts, so Crystal should not be treated as the entire present-day inventory.

The complete original Perfect Place 2 house matrix could not be reconstructed from reliable public sources. Current listings show two-storey homes on roughly 60–62 square wah with three bedrooms and two or three bathrooms; advertised building area varies by property and may reflect later extensions. The selected title, plan and physical measurement should control the transaction. Prices are the lowest the brokerage boards publish, not the developer’s price list — the price and availability of a specific unit are something we go through with you personally.

Location

  • The project address is supported as 50 Soi Ramkhamhaeng 174, Min Buri, Bangkok 10510, Thailand.
  • The dossier coordinates come from a confirmed listing inside Perfect Place 2, so a 500 m radius is used rather than presenting them as an exact estate-gate pin.
  • One current listing places the future Min Phatthana Orange Line station about 1.6 km away; MRTA currently targets January 2028 for operation of the eastern Orange Line section.
  • The Pink Line already operates to Min Buri, but the estate is not directly station-side; everyday mobility today remains primarily road-based via Ramkhamhaeng and the east-Bangkok road network.

Price & purchase terms

  • Current price: From THB 4.85M in a resale listing available when checked on 7 October 2026. This is a lower asking-price reference, not evidence of a completed transaction; the exact house condition, land plot, title documents and payment terms need to be checked for the selected property.
  • Completed: 2013

We show the lowest of the prices the brokerage boards publish: their figures for the same unit differ by a few per cent, and none of them is the developer’s price list. For a resale unit, confirm the current price, availability and payment terms with its seller or authorised representative before payment.

Best for: Families who want a detached house and private land in eastern Bangkok rather than a central-city apartment.; Buyers whose school, work or everyday routines are already tied to Min Buri, Rom Klao and the eastern side of the city.; People comfortable evaluating a mature resale home by its actual condition, plot and documents rather than a uniform developer specification.; Car users for whom two-car parking and road access matter more than walking distance to an operating metro station.; Thai buyers, or foreign buyers who understand from the outset that rights over the land require a separately reviewed lawful structure.; may not suit: It is not the strongest fit for someone who needs an operating metro station within an easy walk today; the nearby Orange Line remains under implementation with service targeted for 2028.; It does not suit a foreign buyer expecting to acquire the house and underlying Thai land in personal freehold as simply as a condominium unit; the legal framework is different.; It is a poor fit for a buyer unwilling to verify renovations, extensions, title details and actual floor area house by house.; It is less suitable for someone who prioritises car-free inner-Bangkok living over a private plot and a suburban family environment..

  • which units are free, and on which floors
  • the legal entity in the SPA and the payee’s bank details
  • the title format and what is registered against the unit
  • the selected unit’s contractual handover date in the SPA — the published date is only a reference

Disputed and unknown information

This keeps the open points in one place. A missing or disputed fact is not treated as a conclusion.

  • The full original house-type matrix could not be verified. PropertyHub preserves only the 156 sq m Crystal plan, while resale listings show different floor areas and configurations; no additional launch-era types were invented.
  • PropertyHub's long amenity list appears partly automated and includes items that do not fit a detached-house estate. we use only the clubhouse, pool, fitness room, playground, garden, security and CCTV that are supported by property-specific sources.
  • A current official developer page dedicated specifically to Perfect Place 2 could not be found. The developer identity is confirmed through Property Perfect's official corporate pages, while historical project characteristics rely on specialist databases and current resale evidence.
