Why this project is worth a look
A clear layout range
The original product was straightforward: 109–132 sqm, three or four bedrooms and one or two parking spaces. That makes resale listings easier to sense-check, provided the current house is measured and inspected rather than assumed to match its launch plan.
Secondary-market pricing
There is no current developer price list to anchor the decision. Value sits in the individual plot, condition, renovation, title and seller terms, so two homes in the same estate can justify very different asking prices.
Simple shared facilities
The project-specific site review confirms a central park, security and CCTV, but no clubhouse, pool or gym. It suits buyers who prioritise private house space over a large shared amenity package.
Rail is future value
Rat Phatthana is an official Orange Line station, yet service is not operating in 2026. MRTA’s current implementation plan points to July 2030, so the station belongs in a long-term location view rather than today’s commuting assumptions.
Land law comes first
A portal’s freehold label is not enough for a foreign purchaser of a landed townhouse. The plot title, registered owner and lawful basis for holding or leasing the land are central parts of the transaction.
About the project
Gusto Ramkhamhaeng is an established two-storey townhouse estate in Saphan Sung, eastern Bangkok, reached from Rat Phatthana Road — the street many locals still call Soi Miss Teen — off Ramkhamhaeng Road. The original developer sales are over, so this is now a secondary-market decision rather than a new-build purchase. That distinction matters. A buyer is not choosing between identical developer units with one specification sheet; the condition and value of each home can vary materially after more than a decade of occupation. Plot size, extensions, roof and drainage condition, renovation quality, parking, electrical work, title documents and the seller’s ownership history deserve more attention than the old launch brochure.
The project also needs to be kept separate from Gusto Grand Ramkhamhaeng next door. They share the initial access route from Rat Phatthana, which is one reason online listings occasionally blend the two. The original Gusto Ramkhamhaeng is the two-storey scheme built around 109–132 sqm layouts. Gusto Grand is a different three-storey development with larger homes and a separate unit count. If a resale advert shows 175 sqm or three storeys while using the Gusto Ramkhamhaeng project tag, the listing may be mapped to the wrong estate. For this dossier, the subject is the original two-storey Gusto Ramkhamhaeng only.

The most useful legacy sources describe three original house types. Type A is the larger layout at 132 sqm, with four bedrooms, three bathrooms and parking for two cars on roughly 20.7–20.8 sq wah of land. Types B and C are both 109 sqm three-bedroom homes on around 18.2–18.3 sq wah; Type B includes a ground-floor multipurpose room, while Type C uses that area differently. The frontage was about 5.7 metres across the range. On the resale market these labels are helpful as a baseline, but they should not be treated as a guarantee that a 2026 property remains in its original configuration. Thai townhouse owners commonly adapt kitchens, rear service areas, storage and ground-floor rooms over time, so the current measured layout matters more than the old type name.
There is a genuine source conflict over the size of the estate. A 2013 project profile and several current directory pages state 218 homes. By contrast, detailed 2014 site reviews from CheckRaka and Think of Living report 469 homes on roughly 44.75 rai, and PropertyHub also uses 469 today. The 2014 reviews are unusually useful because they describe the site plan, the shared access with Gusto Grand and the sequence in which the estate was being sold. On balance, 469 is the stronger figure for the finished estate, so it is used in the main record. The 218 figure is retained as an unresolved discrepancy rather than quietly discarded, because the surviving public sources do not prove whether it referred to an early sales phase, an older project database or a simple catalogue error.
This is not an amenity-heavy modern compound. The strongest project-specific site review records a central landscaped park, guarded access and CCTV at the entrance, while explicitly noting that there was no clubhouse, swimming pool or gym. That gives the estate a different cost-and-lifestyle profile from newer gated communities built around large shared facilities. Buyers who mostly want their own house, private indoor space and car access may see the simpler common area as sufficient. Anyone expecting a resort-style pool, co-working space or a large residents’ club should assume those facilities are absent unless a current juristic-person or residents’ document proves otherwise.
Transport is still primarily road-led. Contemporary launch-era reviews placed the entrance roughly 750–800 metres inside Rat Phatthana from Ramkhamhaeng Road and described easy connections toward Kanchanaphisek, Rom Klao and other eastern Bangkok routes. That makes the location practical for households whose daily life is already oriented to the eastern side of the city, the outer ring road and airport corridor. The trade-off is traffic: even a resident review on DDproperty calls out congestion during peak periods. A buyer who depends on predictable cross-city commuting should test the route at the actual times they travel rather than relying on an off-peak map estimate.
The future Orange Line improves the long-term transport story but should not be treated as operating infrastructure today. MRTA identifies Rat Phatthana as station OR25, on Ramkhamhaeng Road in front of the Miss Teen headquarters. The latest MRTA implementation plan currently targets July 2030 for Orange Line operation. That means a 2026 buyer can reasonably consider the future station when thinking about long-term accessibility, but not when budgeting today’s commute or valuing the property as if rail service were already available.
For foreign buyers, the legal structure is the biggest difference from buying a condominium. Resale portals may label a townhouse as freehold, but that does not mean a foreign individual automatically has the right to register the underlying Thai land in their own name. Thai law restricts foreign land ownership, subject to narrow statutory exceptions. The land title for the specific house, the registered owner, encumbrances and the legal basis for the buyer’s use of the land therefore need to be checked before the headline ‘freehold’ label is given any practical meaning. A registered lease can be one lawful route in an appropriate transaction, and the Department of Lands explains that the general lease term for immovable property under the Civil and Commercial Code cannot exceed 30 years per term. Nominee arrangements designed to sidestep land restrictions should not be treated as a normal ownership solution.
Price discovery is entirely unit-specific. PropertyHub showed current resale asking prices from THB 2.778 million when checked on 4 October 2026, while other portals carried a mix of roughly three- to four-million-baht asking prices depending on land size, bedroom count, renovation and listing quality. The lower figure is useful only as a market entry marker. A larger corner plot or a renovated Type A should not be benchmarked against the cheapest small-plot listing without adjusting for the actual house. Conversely, an attractive asking price should not override title, structural and access checks. In an older townhouse estate, the spread between two apparently similar homes can reflect real physical and legal differences.
Ownership format
Resale listings describe the homes as freehold house-and-land property for buyers who are legally able to hold Thai land. That wording does not give a foreign buyer an automatic right to register the land personally: direct foreign land ownership is restricted, so the title and a lawful structure for the specific plot, including a registered lease of up to 30 years where appropriate, must be checked separately.
Home types & sizes
The largest original plan, with a frontage of about 5.7 metres, four bedrooms and parking for two cars. Resale plots can be larger than the base specification, particularly for corner positions.
The distinguishing feature is a separate multipurpose room on the ground floor. It gives the smaller plan more flexibility for a home office, guest room or a bedroom that avoids daily stair use.
It shares the 109 sqm scale of Type B but uses the ground floor differently and does not include the same separate multipurpose room. It is the simpler three-bedroom original layout.
These are the original launch-era house types. Current resale stock includes larger plots, extensions and altered interiors, so the exact type and usable area of any 2026 listing should be checked against plans, measurements and title documents rather than inferred from the advert title. Prices are the lowest the brokerage boards publish, not the developer’s price list — the price and availability of a specific unit are something we go through with you personally.

Price & purchase terms
- Current price: From THB 2.778M in current PropertyHub resale listings checked on 4 October 2026. This is a lower asking-price anchor on the secondary market, not a developer price; the individual house, land size, condition, availability and deal terms still need to be checked.
We show the lowest of the prices the brokerage boards publish: their figures for the same unit differ by a few per cent, and none of them is the developer’s price list. For a resale unit, confirm the current price, availability and payment terms with its seller or authorised representative before payment.

Best for: Families that want three or four bedrooms in a low-rise home and value private space more than a pool or large clubhouse.; Car-owning households whose normal routes already run through eastern Bangkok, the outer ring road or the Rom Klao corridor.; Buyers comfortable evaluating an individual resale property on condition, title and plot quality rather than buying a standardised new-build unit.; Long-term buyers who see the future Orange Line as potential upside but do not need it for today’s commute.; may not suit: A foreign buyer expecting the land beneath a townhouse to be registrable in their personal name in the same way as a condominium unit.; Anyone for whom a pool, gym, clubhouse and a modern shared-amenity package are non-negotiable.; A car-free buyer who needs an operating rail station as part of the current daily commute..
What we confirm before booking
A short, project-specific list. We request these from the developer and go through them with you before any payment.
- which units are free, and on which floors
- the legal entity in the SPA and the payee’s bank details
- the title format and what is registered against the unit
- the contractual area of the chosen unit, and which basis it is measured on
Disputed and unknown information
This keeps the open points in one place. A missing or disputed fact is not treated as a conclusion.
- The unit count conflicts across sources: detailed 2014 site reviews and PropertyHub state 469 homes, while a 2013 profile, Home.co.th and DDproperty state 218. The main record uses 469 as the stronger finished-estate figure, but no archived official masterplan was found.
- Completion year is inconsistent: Tooktee and Zmyhome report 2012, Dot Property reports 2014, while current DDproperty and Home.co.th do not confirm a year. The completion year is therefore omitted even though the estate is clearly completed.
- The land-title type for an individual resale house is not confirmed by public project-level sources. It must be taken from the documents for the selected plot, including any registered encumbrances.
