Why this project is worth a look
A whole-house routine
A townhouse changes the rhythm of living. Households can separate a busy shared ground floor from bedrooms and workspaces above, and the original configurations made provision for two cars. For a growing family, that flexibility may matter more than a central condominium's shared facilities. The trade-off is full responsibility for a building and regular use of stairs, rather than simply maintaining one apartment.
Choose the layout, not the label
The original 140-square-metre two-storey type and 198-square-metre three-storey type serve different households. Neither is automatically the better choice: fewer stairs may be attractive to some families, while multiple upstairs rooms suit others. Resale alterations make room counts less reliable than they appear in search filters. What exists on site, and whether changes were properly approved, should guide the decision.
An estate rather than a tower
With 95 houses and internal estate roads, The Eterno offers a different sense of scale from a high-density apartment block. The earlier estate review recorded controlled access, security and gardens, rather than an extensive leisure programme. Service levels and any rights over facilities need current confirmation. This is a place to consider for daily living space, not for the assumption that a full clubhouse comes with the asking price.
The district already functions
Min Buri has schools, shopping and medical services without requiring a new retail precinct to be built around the estate. That established setting is useful to households whose everyday journeys are nearby. It is less helpful to buyers depending on effortless rail access to central Bangkok. The Pink Line is real, but the closer Orange Line connection mentioned in some sales descriptions remains on a future schedule.
Resale gives evidence, not certainty
An existing home lets buyers see daylight, parking conditions, neighbouring buildings and signs of repairs before committing. It also exposes them to differences hidden under a common project name: a changed bedroom layout, varying usable-area claims or an addition that may lack documentation. A low advertised price is only attractive once the legal rights, physical condition and likely work after completion of the sale are understood.
About the project
A buyer looking at The Eterno Ramkhamhaeng 174 is looking at a lived-in Bangkok townhouse estate, not a condominium launch. Ramkhamhaeng Property developed 95 homes in Min Buri, and resale owners now determine what is actually available. The original development mixed two- and three-storey houses. DDproperty dates completion to 2015, while a separate directory uses 2016, so a project's headline year should not be treated as a substitute for the paperwork on a particular address. The real attraction is the possibility of a whole house, parking and separated family rooms at prices that are very different from central Bangkok apartments. The catch is equally real: owning a house is not the same legal transaction as buying a foreign-quota condo.
Before considering bedrooms, understand the address. The estate sits inside Soi Ramkhamhaeng 174, locally also called Soi Bua Khao, roughly 900 metres from the main Ramkhamhaeng Road according to the 2018 site review. Reaching the entrance involves travelling into the soi and turning off, rather than walking directly out onto a major road. Shops and places to eat appear along the approach, with established residential communities around the estate. That can make the immediate setting more residential than a main-road development. It does not make it a pedestrian-oriented rail location. Someone who drives every day may value the trade-off; someone who relies on walking to rapid transit should test the journey personally.

The two original housing concepts are quite distinct. The two-storey design was marketed with a plot starting at 22 square wah, 140 square metres of usable indoor space, three bedrooms, two bathrooms and room for two cars. The three-storey alternative had the same stated minimum plot size but 198 square metres of usable space, five bedrooms, three bathrooms and two parking spaces. A square wah is a Thai measure used for the land parcel, not the usable floor area. For a household, this is not a simple choice between two price bands. It changes who sleeps upstairs, whether a separate room can become a study and how often everyone uses the stairs.
Published resale areas do not always match those launch specifications. Homes advertised under the same estate name appear at 143, 165, 174 and 198 square metres, among other descriptions. Some have been altered, while different agents may use different conventions for built or usable area. One three-storey 198-square-metre listing describes three bedrooms, even though the historic plan had five. That is a reason to inspect the current floor layout, not to assume another phase exists. The sensible comparison starts with the land title, the layout you can actually walk through, approvals for additions and the state of the structure. A bigger number in an advert is not automatically more legal, usable or valuable space.
The original three-storey house had a practical, layered arrangement. The ground level in the 2018 walkthrough led from the parking area through a foyer to living and dining spaces, a kitchen zone, a bathroom and under-stair storage. Bedrooms and flexible rooms occupied the upper floors. Some examples merged rooms into a large principal bedroom with wardrobe space. Those variations can suit families of different sizes, yet they also change privacy and circulation. A family member who struggles with stairs might find the standard arrangement difficult, since the bedrooms in the reviewed plan were upstairs. Do not count a room as suitable for sleeping on the ground level merely because a listing calls it a flexible space.
There is also a maintenance story behind the floor plans. The independent walkthrough described a column-and-beam construction system with brick infill walls and discussed the parking slab separately from the main house structure. That is useful historical information, but it is not an engineering certificate for a home that has been occupied and modified for years. Look carefully at cracks where later work joins the original building, movement in outdoor paving, water ingress, bathrooms, roof details and alterations to openings. Those questions are especially material when a property is presented with a newly refreshed interior. Cosmetic work can make a home easier to imagine living in without answering what happened beneath the finish.
The estate's internal arrangement is one of the few advantages that a listing photograph cannot explain. The site review described a principal internal road around 12 metres wide, smaller lanes around nine metres wide, and different groups of two- and three-storey units. Some frontage faces other houses; some looks toward a planting strip or open estate space. The estate extends over a little more than nine rai and contains a communal garden, with smaller landscaped areas at turning points. This is not a large master-planned recreation resort, and that may suit buyers who prefer straightforward residential facilities over extensive shared amenities. What matters in practice is the exact position of the selected house, evening parking pressure and whether neighbours have extended into spaces that should remain open.
The facility descriptions need reading in their own time period. A 2018 on-site report recorded gated access, key cards, CCTV, security staff and a shared garden, and quoted a monthly maintenance charge of THB 800 per home. Those details establish the original operating concept, not the present fee schedule or service standard. Another historic project disclosure mentioned a clubhouse and swimming pool as belonging to the developer rather than forming residents' common property. The independent estate walkthrough did not establish a usable communal pool. A buyer should therefore not budget for pool access, or assume permanent rights to recreational space, until the estate's management and current legal documents establish them.
Resale asking prices offer more of a starting point than a valuation. One public two-storey townhouse advertisement shows THB 2.59 million. Other published offers include around THB 2.75 million for another home and THB 3.7–3.79 million for three-storey properties with different room counts and advertised areas. They are not like-for-like transactions. Land frontage, corner position, kitchen and bathroom work, air-conditioning, roof condition and the seller's urgency can all change the negotiation. The low figure is the lowest public listing found, not a guarantee of stock. Before making a deposit, confirm that the advertised owner can sell, that the offer remains live and that the price does not conceal a document or condition problem.
A rental example can help establish whether there is a local tenant market, but it cannot validate a promised investment return. An August 2026 advertisement sought THB 22,000 per month for a three-storey, five-bedroom home with 198 square metres of usable area. A separately configured corner house has been marketed for THB 35,000 per month. These are asking rents for different properties, not proof of achieved rents or low vacancy. A landlord would still face repairs to the whole building, maintenance charges, tenant turnover, possible agency fees and taxes. This is a house that may work for a tenant household needing several rooms; it is not a financial product with a published or guaranteed net yield.
Min Buri's transport story is easy to misread because some property pages refer to rail stations without distinguishing present service from future lines. The MRT Pink Line is operating and serves this part of Bangkok, but its stations are not just outside the gate. The eastern Orange Line is a separate project: the state operator's published schedule puts the start of service in January 2028, not in October 2026. Agents may quote roughly 1.3 kilometres to a future Orange Line stop. That distance should not be presented as a walk to an operating train today. For now, use the road network and current transport options when estimating daily life, and treat any eventual rail benefit as conditional on the line opening.
The surrounding area is established rather than self-contained. Ramkhamhaeng Road connects with other routes toward Min Buri, Suwinthawong and the outer ring road. Regional shopping, schools, universities and hospitals are found around the wider district, and neighbourhood retail is closer to the estate. None of that means a particular school is a short, traffic-free trip, or that an office in inner Bangkok will be an easy commute. The address makes most sense when the household's actual destinations are in eastern Bangkok or when a car is already part of daily life. A route on a map says little about school-drop-off traffic, evening turns into the soi or how pleasant the final approach feels after dark.
The legal position deserves more attention than the marketing label 'freehold'. Property portals describe the estate as a freehold townhouse project, but the product includes land. Foreigners generally cannot take direct ownership of Thai land, apart from narrow statutory exceptions. The condominium rule allowing foreign ownership within a 49% building quota does not apply to a townhouse. A long registered land lease, typically up to 30 years under the general civil-law rule, and separate rights to a building may be possible in some transactions, but they have to be structured and registered for the specific plot. A renewal promise is not an additional 30 years already secured. Nominee arrangements through a Thai company should not be treated as a safe shortcut.
A particularly useful historic disclosure provides the number 77931 for a project land title deed, or Chanote, which is the Thai registered land ownership document. That number relates to the original estate information and does not identify the present document for each resale plot. The same disclosure recorded that a land-allotment approval application was pending at the original marketing stage; it does not prove that approval remains outstanding today. For any chosen address, the current title record, liens, parcel boundaries, building modifications and the rights attached to shared spaces are what matter. This documentary work has to accompany an inspection, especially where ownership is being structured for a non-Thai buyer.
The Eterno is worth considering for the life it permits: several proper rooms, a private entrance, space for two vehicles in the original designs and an existing neighbourhood rather than years of construction uncertainty. It asks for a different set of compromises in return. The owner maintains the building, accepts a car-leaning location and must be clear about legal rights over the land. For a family already rooted around Min Buri, that may be a fair exchange. For a buyer seeking a simple foreign freehold purchase or a rail-first central Bangkok lifestyle, the apparent low asking price will not remove the mismatch.
Home types & sizes
The original design combined three bedrooms, two bathrooms and two parking spaces on a plot starting at 22 square wah. It offers a more compact vertical layout than the three-storey type, though it is still a house with stairs and maintenance responsibilities. Modern resale descriptions may show more usable space, so this historic specification should never replace the surveyed dimensions of a particular home.
The launch layout was intended for a larger household: five bedrooms, three bathrooms, two parking spaces and 198 square metres of useful area on a plot starting at 22 square wah. Some upper-floor rooms could be combined, which explains why a later advertised home may list fewer bedrooms. Compare the actual layout and any changes to approved documents rather than assuming all three-storey homes remain identical.
A public resale advertisement describes a two-storey, three-bedroom home on 22.5 square wah of land and lists 165 square metres. The asking price is THB 2.59 million. This is a specific seller’s offer, not an additional developer-designed phase or a completed transaction. Its built area, condition, title and live availability require confirmation before the figure can be used for a purchase decision.
The first two cards reflect the original developer layouts; the third is a live-market listing example. Resale descriptions also show 143 and 174 sqm and altered bedroom counts. Land area in square wah and claimed usable floor area are different measures; the advertised figure needs a property-specific survey and document check. Prices are the lowest the brokerage boards publish, not the developer’s price list — the price and availability of a specific unit are something we go through with you personally.

Location
- The entrance is inside Soi Ramkhamhaeng 174, also known locally as Soi Bua Khao, about 900 metres into the soi from the main Ramkhamhaeng Road in the original field review.
- The setting is the established Min Buri/Sukhaphiban 3 residential area of eastern Bangkok, surrounded by other housing, local shops and everyday services.
- The operational Pink Line serves Min Buri, but getting to one of its stations is a separate trip from the estate rather than a direct walk out of the gate.
- The future Orange Line is a different proposition: the eastern section was still not in passenger service in October 2026, with the official published schedule pointing to January 2028.
- Ramkhamhaeng and connecting routes towards Rom Klao, Suwinthawong and Min Buri provide access to wider schools, hospitals and shopping; actual journey conditions depend heavily on the trip.

Best for: A household whose work, school and family network are already concentrated in eastern Bangkok and that values a private entrance, multiple rooms and off-street parking more than being next to a station.; A smaller family choosing the original two-storey configuration because three bedrooms are enough and fewer internal stairs matter more than having a larger number of rooms on paper.; A larger household that can make genuine use of a three-storey home, with separate study or guest rooms, provided the advertised bedroom count matches the rooms and alterations actually present.; A buyer comfortable inspecting existing buildings and paying for maintenance, rather than relying on launch materials or assuming that a repaint means no major repairs are due.; A Thai buyer, or another purchaser with a separately verified lawful way of holding the land and building rights. For a non-Thai individual, the ownership structure is a first-order decision, not a formality at transfer.; An experienced long-term landlord focused on the practical needs of family tenants who will analyse realistic occupancy and ongoing costs, not simply multiply a public asking rent into a promised return.; may not suit: A foreign buyer expecting the same direct freehold title available for an eligible condominium unit. This is a land-based product and needs a different legal analysis.; A rail-dependent commuter who needs an operational station within a comfortable walk and predictable travel into central Bangkok without a car or feeder trip.; A buyer whose decision depends on guaranteed access to a swimming pool, gym or clubhouse. Present rights to those facilities are not established by the historic information reviewed.; Anyone seeking a genuinely low-maintenance single-level home, or an investor who needs assured rent, instant resale liquidity or a fixed capital-growth outcome..

- DDproperty records the estate as completed in 2015, whereas Livinginsider labels it 2016. Neither headline substitutes for the construction and title records of the individual home being sold.
- The original development disclosure identified the clubhouse and pool as developer-owned, not residents' common property. The 2018 site review established gardens and security, but present pool or clubhouse access rights remain unverified.
- Although resale listings use a freehold label, no plot-specific registered structure has been established for foreign ownership or lease of the land and house. An original estate title-deed number is not the current title for a selected resale plot.
