Why this project is worth a look
A real house format
Original house types run from roughly 133 to 219 sqm with individual plots and two storeys. That creates a very different family-living proposition from a condo or narrow townhouse, but it also shifts more maintenance responsibility to the owner.
Price dispersion helps
October 2026 asking prices range from about THB 3.8M to THB 9.9M within the same estate. That creates choice, but it also means a low price has to be read alongside condition, plot size, bank-sale status, renovation needs and other property-specific factors.
Eight original models
Carat, Crystal, Castel, Crown, Viva, Victor, Varda and Valencia (A) give the estate a broad original housing mix. Years of resale renovation and extensions make the model name only the starting point; the actual house still needs to be measured against its approved documents.
Transport needs context
The estate belongs to the wider Min Buri residential area and works best for households with a car. The future Orange Line may strengthen connectivity, but it is not operating in 2026 and a portal's automated distance to OR27 should not be sold as today's metro convenience.
Foreign ownership is harder
This is a landed house purchase, not a condominium with a foreign quota. A foreign buyer needs a lawful, transaction-specific structure for land and building rights; a generic freehold label on a listing does not solve that issue.
About the project
Perfect Place Ramkhamhaeng-Suvarnabhumi 2 is a large detached-house estate on Soi Ramkhamhaeng 174 in Min Buri, in the eastern part of Bangkok. The “2” in the name matters because Property Perfect developed several closely related communities in the same wider area, including Perfect Place Ramkhamhaeng-Suvarnabhumi 3. Portal listings do occasionally bleed across those phases. For this estate, ZmyHome and DDproperty both point to 282 homes, while ZmyHome gives a project area of 68 rai, 0 ngan and 77.6 sq wah. Home.co.th reproduces the same land area in the project's original legal disclosure and identifies land-allotment permit No. 94/2553 dated 20 July 2010. This is now an established resale community rather than a live developer launch; Home.co.th marks primary sales as closed.
The original housing mix was broader than a typical single-plan subdivision. ZmyHome lists eight named house types: Carat, Crystal, Castel, Crown, Viva, Victor, Varda and Valencia (A). Their published internal areas run from about 133 sqm to 219 sqm, and most were designed with three bedrooms, two or three bathrooms and two parking spaces. Resale listings can be much larger than those original specifications. PropertyHub, for example, showed a 320 sqm six-bedroom house on 80 sq wah of land in October 2026. That does not automatically mean the developer originally delivered a 320 sqm model. Extensions, enclosed terraces, enlarged kitchens and other later works should be reconciled with permits and the registered property documents for the house being considered.

The resale price spread is equally wide. The lowest current reference found is THB 3.8M. Government Savings Bank has an active bank-owned property in the estate at that price on 56.3 sq wah of land, and DDproperty also carries a four-bedroom, 170 sqm resale house at THB 3.8M. PropertyHub's early-October 2026 listings sit higher, including homes around THB 5.8–6M at roughly 160–175 sqm and a much larger property at THB 9.9M. A spread like this is not a useful project-wide valuation by itself. Land size, internal condition, renovation quality, position within the estate, added structures and seller motivation all affect the asking price. The THB 3.8M figure is therefore a lower entry reference, not a promise that a typical well-kept house trades at that level.
What the project offers is primarily a lifestyle format rather than new-build specification. These are two-storey detached houses on individual plots, not compact townhouses or condominium units. For a family, that can mean more privacy, parking, storage and usable outdoor space. The trade-off is greater owner responsibility. Roofs, façades, external waterproofing, drainage, gates, gardens, water systems, air-conditioning and any later additions become part of the property's maintenance story. In an older resale estate, the difference between two houses with similar headline areas can be substantial once the condition of those systems is inspected.
The shared amenity package was ambitious for a suburban estate of its period. Home.co.th and ZmyHome both identify a clubhouse, swimming pool, fitness facilities, sauna and steam areas, a public park and security; older project descriptions also mention an aerobics area, jogging track and putting green. That helps the estate function as a self-contained residential community rather than just a collection of private streets. A resale buyer should still verify what is actually operational today, who can use each facility, the current common-area fee, any reserve or major repair plans, and the condition of roads, lighting, landscaping and drainage. Historic amenity lists are useful context, not a substitute for an on-site inspection.
The location is best understood as eastern Bangkok rather than central Bangkok. Soi Ramkhamhaeng 174 works for households whose daily geography includes Min Buri, Rom Klao, Lat Krabang, international schools in the eastern suburbs and the Suvarnabhumi direction. ZmyHome places Ruamrudee International School Min Buri at roughly 1 km and several hospitals and larger retail destinations within a few kilometres. A car remains important for many trips. The operating Pink Line provides rail access in Min Buri, but ZmyHome's published distance to Min Buri station is around 3 km, so this is not an estate that should be marketed as directly beside an operating metro station.
The Orange Line needs even more careful wording. DDproperty currently displays the future OR27 Keha Ramkhamhaeng station as only about 80 metres away, yet MRTA's official route description places OR27 on Ramkhamhaeng Road in front of Soi 184, while the estate address is Soi 174. MRTA still lists the Orange Line as an ongoing project in 2026. Buyers should therefore assess today's road access and existing rail connections first. The future Orange Line may improve connectivity, but an automated portal distance should not be treated as a verified gate-to-station walk or as present-day transport service.
For a foreign purchaser, the legal structure is fundamentally different from buying a condominium. The asset includes land. Thai government guidance states that foreigners generally cannot own Thai land directly, apart from a narrow statutory route involving at least THB 40M of qualifying investment and approval from the Minister of Interior. A portal's generic “freehold” label describes the underlying landed tenure but does not mean a foreign individual can simply register the land in their own name. The title, ownership of the building, any proposed land lease and the buyer's legal structure all need transaction-specific review. Nominee-company arrangements should not be treated as a shortcut to lawful ownership.
Physical due diligence should be house-specific. The practical checklist includes the land title and boundaries, road access, common-area arrears, roof condition, external waterproofing, signs of past flooding, site drainage, electrical systems, water tanks and pumps, termite damage, extensions to kitchens or parking areas and whether the actual built area matches the approved documentation. Cosmetic renovation can hide expensive maintenance issues, while an older but well-maintained house can be the better purchase. In this estate, the quality of the individual plot and building matters more than a generic project score.
The project ultimately suits buyers who deliberately want a family-house format in eastern Bangkok: private land, a detached home, established common facilities and access to a large Property Perfect residential cluster. It is less compelling for someone seeking walkable central-city living or the straightforward foreign-ownership mechanics of a condominium. The resale market does offer meaningful choice in size and price, but that also makes averages less useful. A sensible comparison should include several houses within the estate, distinguish original layouts from later additions, and give the legal and technical condition of each property the same weight as its asking price.
Ownership format
This is a house-and-land asset. A Thai buyer can acquire the land and building freehold subject to clean title and normal transfer checks. A foreign individual generally cannot register Thai land in their own name; a narrow statutory exception requires at least THB 40M of qualifying investment and permission from the Minister of Interior. No standard project-wide foreign leasehold structure was found in the public material, so a foreign buyer needs a transaction-specific legal structure for both the land and the building before paying a substantial deposit.
Home types & sizes
The smallest published original model, with two storeys, three bedrooms and two parking spaces. Resale condition and any later extensions should be checked house by house.
A three-bedroom, two-parking layout with more internal area than Carat. Plot quality, condition and post-completion alterations determine much of its resale value.
Three bedrooms, three bathrooms and two parking spaces. Its size is close to several current resale listings, but floor area alone is not enough to identify the original model of a specific house.
Its headline size is almost identical to Castel, so the actual plan and plot matter more than the one-square-metre difference in the historic specification.
Another roughly 160 sqm three-bedroom model with two parking spaces. On today's market it needs to be distinguished from houses that owners have materially extended since completion.
A larger three-bedroom, three-bathroom format. A roughly 175 sqm resale house on 58 sq wah was marketed in September 2026, but its condition and alterations remain property-specific.
One of the larger original three-bedroom formats, still with two parking spaces. It may suit buyers who value larger shared living areas, but the actual use of that space should be checked in the house itself.
The largest of the eight published original models, with three bedrooms, three bathrooms and two parking spaces. Larger current listings may reflect later extensions and should not automatically be assumed to be this model.
Original model names and areas come from the ZmyHome project profile. This is a mature resale estate, so the actual built area, room count and extensions of a specific house may differ from the original specification and should be reconciled with the title, permits and approved plans. Prices are the lowest the brokerage boards publish, not the developer’s price list — the price and availability of a specific unit are something we go through with you personally.

Location
- The estate address is Soi Ramkhamhaeng 174, Ramkhamhaeng Road, Min Buri, Bangkok 10510.
- It sits in eastern Bangkok and works naturally for Min Buri, Rom Klao, Lat Krabang and the Suvarnabhumi direction.
- ZmyHome places the operating Pink Line's Min Buri station at roughly 3 km, so this is not a walk-to-operating-rail estate.
- MRTA's official alignment places future Orange Line station OR27 Keha Ramkhamhaeng at Soi Ramkhamhaeng 184; the line remains an ongoing project in 2026.
- ZmyHome places Ruamrudee International School Min Buri at about 1 km, making the area practical for some school-oriented households.

Price & purchase terms
- Current price: From THB 3.8M as of 7 October 2026: Government Savings Bank has an active bank-owned property in the estate on 56.3 sq wah of land, while DDproperty also shows the project's resale market starting at THB 3.8M. This is a lower market anchor for specific listings, not a representative price for every house; condition, size, title, outstanding obligations and actual availability must be checked for the selected property.
We show the lowest of the prices the brokerage boards publish: their figures for the same unit differ by a few per cent, and none of them is the developer’s price list. For a resale unit, confirm the current price, availability and payment terms with its seller or authorised representative before payment.

Best for: Families wanting a detached house and private plot in eastern Bangkok with regular travel around Min Buri, Rom Klao or Lat Krabang.; Car-owning buyers who value space, parking and an established clubhouse environment more than central-city walkability.; Resale buyers prepared to judge the actual technical condition and paperwork of a house rather than relying on model names or renovation photos.; Thai buyers for whom clean freehold title to the land and house can be transferred in the normal way.; Foreign buyers only when the land-and-building rights have been structured lawfully in advance and do not depend on nominee ownership.; may not suit: Buyers who specifically want a new-build home with a developer warranty and consistent contemporary specification.; People without a car who expect everyday walkability to an operating metro station and central-city amenities.; Foreign buyers expecting condominium-style foreign freehold mechanics for a landed house.; Anyone unwilling to inspect the roof, drainage, extensions, title, common-area arrears and estate rules of the specific resale property..

Disputed and unknown information
This keeps the open points in one place. A missing or disputed fact is not treated as a conclusion.
- Completion year conflicts across sources: DDproperty and the exact-name PropertyHub profile use 2012, ZmyHome uses 2013, while the older legal disclosure reproduced by Home.co.th says construction began in 2009 with expected completion in 2013. The estate is clearly completed, but no exact completion year is used in the main data.
- FazWaz and related portals show 323 homes, a 2017 completion and Khlong Song Ton Nun / Lat Krabang. Those details conflict with the Ramkhamhaeng 174 address, the 282-home dataset and the nearby third phase, so they are not carried into this project's core record.
- DDproperty displays roughly 80 m to future OR27, while MRTA places OR27 at Soi Ramkhamhaeng 184 and the estate is on Soi 174. No verified gate-to-future-station walking distance was found.
