Why this project is worth a look
Everyday rail access
Ari station is within walking reach of the building. That gives commuters a genuine alternative to depending entirely on road traffic, while the actual route and station entrance still deserve a look.
One building to assess
There is a single 25-storey tower with 189 homes rather than several separately marketed phases. The management, common areas and physical building are identifiable from the outset.
A useful spread of layouts
The development contains one-, two- and three-bedroom apartments. This creates options for solo residents, couples and households needing a separate study, although the scarce three-bedroom sizes should be verified from unit plans.
Amenities above the street
The eighteenth-floor pool and fitness facilities make daily exercise convenient without a separate journey. Their present condition and the cost of maintaining them matter more than the original amenity list.
Inspect before committing
Unlike an off-plan purchase, a resale home can be evaluated as it is. Buyers can compare the real unit, its maintenance history and condominium records before settling the transaction.
About the project
The Vertical Aree is an established residential tower rather than a new launch being marketed under an Ari neighbourhood name. Developed by Sansiri, it stands at 52 Soi Ari 1 in Sam Sen Nai, Phaya Thai, Bangkok. The development consists of one building, 25 floors and 189 apartments. Those numbers are useful because they define what a buyer is actually considering: a specific home in a functioning condominium, with existing residents, an established management structure and a resale market. It is not an additional phase of the newer developments nearby, even where those properties use Ari in their names or share the same developer. If the objective is to buy something tangible rather than wait for a construction schedule, this is the starting point. The important question is which apartment in this particular building merits its asking price.
Ari station on Bangkok's elevated rail network is close enough to make public transport part of an ordinary daily routine. The building sits on Soi Ari 1, reached from the Phahonyothin 7 corridor. Property profiles quote different distances to the station, generally a few hundred metres; some use a straight-line measurement while others describe the route to an entrance. That distinction matters in Bangkok, especially when the pavements are busy or rain turns a short journey into an inconvenient one. People who commute regularly may value the ability to take the train without first arranging a car. It does not make every other trip simple. A household with children, large shopping runs or frequent cross-town appointments will still need to assess taxis, parking and traffic as part of the address.

Ari has an everyday rhythm beyond its reputation for cafés. There are restaurants and small businesses within the neighbourhood, while La Villa provides a recognisable shopping reference point and Phahonyothin Road connects residents to larger retail options. Hospitals and educational institutions are also part of the wider district. What should not be assumed is that being in a sought-after neighbourhood automatically produces a peaceful apartment. Delivery traffic, shops opening early, evening activity and nearby buildings can create very different experiences across the same tower. Someone working remotely might care more about the windows and the position of the living room than a neighbourhood brochure would suggest. The value of a central location becomes clear only when the exact room, street exposure and daily route all work together.
Sansiri's own investor presentation provides an unusually helpful piece of project history. It records a February 2009 sales start and shows all 189 units sold in the company's March 2011 update. The original developer inventory is therefore not the sensible basis for today's search; the transactions now visible are mainly existing owners offering completed homes. Project databases describe a site measuring 2,384 square metres. Completion dates, however, are inconsistent. The first line of a FazWaz profile gives December 2010, its descriptive text mentions 2012, PropertyHub uses 2012, and PropertyScout identifies 2011. A CBRE report subsequently recorded fourth-quarter 2011. There is no reason to pretend those dates are identical. For a current buyer, the building's actual condition and official records matter much more than selecting the most convenient year from an online listing.
The original accommodation mix includes one-, two- and three-bedroom apartments. One-bedroom homes are generally listed in a project range of 39 to 56.5 square metres, a substantial spread for the same room label. A compact unit might work very well for one resident if the kitchen is practical and storage is sensibly arranged. A larger one-bedroom home may allow for a proper work desk, visitors or a less cramped dining area. Current adverts include apartments of approximately 40–41 square metres as well as examples around 50 square metres. The floor area alone will not reveal whether a balcony is usable, how the bedroom closes off from the living room or whether fixed cabinets occupy awkward corners. In a resale purchase, an efficient plan matters more than a vague category such as 'large one-bed'.
Two-bedroom options are commonly described as 69 to 74.5 square metres, and contemporary adverts give examples around 70 and 71.23 square metres with two bathrooms. For a couple working from home, that second bedroom could be a dedicated office. For a small family it can be a genuine second sleeping space. Neither use should be assumed until the proportions, windows and internal storage have been seen in the particular apartment. Three-bedroom accommodation appears in historical unit schedules, but its size is not consistently reported: the leading project profiles use 144 square metres, while another property directory describes 114 square metres. This is a material discrepancy, not a rounding issue. The relevant unit plan and condominium title are more authoritative than a generic bedroom filter, particularly if a larger apartment commands a substantial premium.
Facilities are a meaningful part of the building's offer. The swimming pool, jacuzzi and gym are listed on the eighteenth floor, with garden space at ground level. Resident parking, controlled access, CCTV, a reception area and round-the-clock security also appear across the principal project profiles. Having the gym and pool inside the building removes some of the friction of city living. But amenity lists are inventories of what a project was designed to provide, not current maintenance records. Buyers should distinguish a functioning pool with an agreed operating budget from a pool that is intermittently closed for repairs. The same applies to lifts, exercise equipment, access systems and shared air conditioning. The quality of an established condominium increasingly rests on how those elements have been maintained, not on how they appeared at launch.
A recent asking-price floor can be identified without presenting it as a guaranteed deal. As checked on 10 October 2026, a LivingInsider advert offered a 40-square-metre one-bedroom unit on the seventh floor for THB 4.8 million. The advert was originally created earlier and recently promoted again; that does not prove the apartment remains unsold. Other one-bedroom listings show asking prices around THB 5–6.7 million, while two-bedroom examples have been marketed at approximately THB 9.5 million and above. These are individual resale offers, not a current Sansiri price list or a record of completed sales. Furniture, the transfer date, the seller's circumstances and the allocation of transaction costs may differ considerably. The quoted figure is a useful way to frame a search budget, but the price for an actual purchase must be reconfirmed with the responsible agent and owner.
For an overseas purchaser, the tenure question deserves more attention than the headline asking price. Thai condominium law can allow a qualifying foreign buyer to own an apartment outright under freehold title, but the foreign share of the building's combined unit area may not exceed 49%. An advertisement marked freehold does not itself establish that the specific unit can be transferred into a foreigner's name. Some listings in this building are expressly marked as Thai quota. A foreign buyer would need a current foreign-quota confirmation from the condominium juristic person, the seller's title documentation and the appropriate Land Office paperwork. Where foreign freehold is not available, a separately negotiated lease may sometimes be proposed, but that is a different legal interest with different risks; it should never be described as equivalent to full condominium ownership.
There are practical financial questions specific to buying an existing apartment. Is the owner living there, or is there a tenant whose lease will continue? Does the price include fixed cabinetry, air-conditioning units, appliances and freestanding furniture? Which party will pay the relevant transfer charges, and are management fees current? The contract should match the named title holder, identify the unit unambiguously and deal with any mortgage discharge or other encumbrance. For many foreign buyers, proof of funds remitted into Thailand and the bank's documentation also needs to be arranged before the Land Office appointment. There is no verified project-wide instalment plan attached to today's resale offers. Deposit, payment dates, handover and remedies for a failed transfer are terms to settle within the specific transaction, not assumptions carried over from the original launch.
The rental market is visible enough to study, but asking rents should not be confused with returns. Examples for one-bedroom apartments currently appear around THB 20,000–25,000 a month, while larger two-bedroom offers commonly fall around THB 35,000–50,000. Those figures describe what landlords seek, not what every owner achieves. A tenancy can take time to arrange, and an empty apartment still incurs holding expenses. Furnishing standards, agency commission, repairs between tenants, common-area fees and the duration of the agreement all affect the net outcome. Even an attractive apartment on paper may underperform if it needs extensive renovation before it can be shown. Owners who live abroad also need a realistic arrangement for access, repairs and tenant communication. A projected yield in an advertisement is not a substitute for those cash-flow details.
Building age is the other essential side of due diligence. Interior paint and new furniture can be inspected in minutes; the health of lifts, water pumps, fire systems, drainage, façade joints and the condominium's repair reserves takes longer to establish. PropertyHub displays a building-inspection entry dated 10 April 2025 with a favourable shorthand status. That is a reason to request and understand the underlying report, not evidence that all future technical risks have disappeared. Meeting minutes, financial statements, scheduled major works and arrears within the condominium can tell a buyer much more about likely ownership costs. A low purchase price may be less compelling once an imminent special levy or neglected building system is taken into account. In a mature building, management quality is part of the asset.
Floor selection is not just a question of whether the skyline looks impressive. An apartment closer to the street may mean easier access but greater sensitivity to street noise or the facades of neighbouring buildings. Higher floors can change the outlook, yet sunlight, shading and future construction still matter. Because the shared pool and fitness area sit on the eighteenth floor, the relationship between a unit and the amenity level may affect day-to-day lift use or corridor activity, depending on the actual plan. Visiting a prospective home at more than one time of day is particularly valuable. Windows, ventilation, the operation of air-conditioning systems and the feel of the common corridors will be more informative than assuming that two homes with the same bedroom count offer the same experience.
The case for The Vertical Aree is therefore straightforward but specific. It offers a completed Sansiri tower, one identifiable building with 189 homes, access to Ari's transport and daily conveniences, and a range of established apartment sizes. It also comes with the realities of a resale market: uneven refurbishment, different sellers, an ageing building and title arrangements that must be checked for each foreign purchaser. A buyer seeking an exact future construction milestone or developer-managed payment scheme will not find that proposition here. Someone looking for an apartment they can physically assess may find it more relevant. The final decision belongs to a particular unit, its condition and its documents—not to a polished description of the district or to a forecast of price growth.
Ownership format
Foreign freehold is possible in a registered condominium only within the statutory 49% foreign share of total unit area and subject to transfer requirements. No current foreign-quota certificate was verified for a specific sale; Thai-quota listings are not automatically eligible for foreign freehold.
Unit types & sizes
A flexible choice for a single resident or couple, with a meaningful difference between a compact 40 sqm home and one exceeding 50 sqm. The lower advertised price belongs to a particular seventh-floor resale apartment; it does not establish foreign-quota eligibility.
A genuine second room can serve as a nursery, guest bedroom or home office. A recent seventh-floor resale offer lists 71.23 sqm and two bathrooms, but finishes, included furniture and the division of transfer expenses should be assessed unit by unit.
Three-bedroom units appear in the original mix, but public directories disagree on whether the size is 114 or 144 sqm. A current floor plan, unit title and seller-specific documentation are necessary before attaching an area or asking price to this category.
The one- and two-bedroom ranges describe the project inventory, not the selection currently available for purchase. Sources conflict on three-bedroom area, and net internal areas are not independently established. The exact title area, plan and included fit-out must be checked for each home. Prices are the lowest the brokerage boards publish, not the developer’s price list — the price and availability of a specific unit are something we go through with you personally.

Price & purchase terms
- Current price: From THB 4.8 million in a LivingInsider resale advert visible on 10 October 2026 for a 40 sqm, seventh-floor one-bedroom unit. This is a lower secondary-market asking-price reference, not a developer offer. Unit availability, buyer eligibility and all transaction terms require direct confirmation.
We show the lowest of the prices the brokerage boards publish: their figures for the same unit differ by a few per cent, and none of them is the developer’s price list.
