Multiple sources converge on just 34 units. That means fewer like-for-like resale comparables and potentially much more variation between apartments than in a standardized mass-market tower. The exact unit, parking rights, renovation quality and common-property condition deserve more weight than a generic project profile.

Ari without new-build risk

Chavana Place was completed in 1996 in Soi Ari 4. Construction delivery is no longer the issue; building maintenance is. Buyers should focus on the condition of shared systems, completed and planned capital works, condominium finances and any special assessments rather than relying on an old launch specification.

Large resale formats exist

Current listings include a 260 sqm three-bedroom apartment, while older project records mention one- and two-bedroom stock. This points to a broader and less standardized unit mix than many newer Ari condominiums. For owner-occupiers needing space, that can be relevant, but the exact legal and physical configuration must be checked unit by unit.

Public records are imperfect

Sources disagree on the floor count and street number, and the original developer is not verifiable from the strongest open project directories. Rather than smoothing those conflicts away, we retain them. A serious purchase should use the juristic-person records and unit documents as the final authority.

It is firmly a resale building rather than a new-development proposition: the strongest cluster of project directories dates completion to 1996. That changes what matters in a purchase decision. There is no construction schedule or developer sales package to evaluate. The useful questions are the condition of the specific apartment, how the common property has been maintained, what major works have been completed or remain pending, and whether the title and condominium records support the transaction you are being offered.

The project is unusually small for a central Bangkok condominium. Several independent sources agree on 34 units in a single building. The best-supported floor count is eight, although public databases are inconsistent and we have retained that discrepancy in the unconfirmed section rather than pretending it does not exist. A 34-unit building can feel materially different from a modern high-rise with hundreds of apartments: there are fewer comparable listings, less standardized stock, and individual units can vary widely after decades of renovation, combination or reconfiguration.

The resale evidence available in 2026 points to large family-sized accommodation. DDproperty has an active 260 sqm unit marketed with three bedrooms and four bathrooms at THB 22M. Other current listings show a 260 sqm three-bedroom configuration at a higher asking price and with a different bathroom count. Older project directories describe one- and two-bedroom units as part of the original mix. These records should not be forced into a single standardized floor-plan story. For a buyer, the practical conclusion is that the unit itself needs to be measured and checked against title documents and current plans rather than assumed to match a generic project brochure.

The location is much clearer than some of the building specifications. Chavana Place sits in Ari 4 within the established Ari residential area. Ari BTS is the nearest station, but portal distance estimates vary: FazWaz states about 0.4 km, Lazudi gives 810 metres and DDproperty shows roughly 820 metres for the active listing. Those figures are best treated as different route measurements rather than competing claims about the neighbourhood. A viewing should include the actual walk to the station, daytime and evening street conditions, vehicle access and noise at the apartment itself.

Open-market supply is thin, so price evidence needs to be read carefully. The lowest current asking price we found is THB 22M for a 260 sqm resale on DDproperty, while another widely syndicated 260 sqm listing is offered around THB 29.9M. We do not average those figures or turn them into a project-wide price per square metre. In an older low-unit-count building, condition, renovation standard, floor, parking allocation, views, furniture and seller motivation can create a large spread between units. THB 22M is therefore a live lower asking-price anchor on the check date, not a promise of available stock at that level.

Ownership is condominium title rather than land ownership. The active DDproperty unit is marked freehold, but a foreign buyer still has to confirm foreign-quota availability for the exact unit at transfer. Thailand's Department of Lands states that foreign ownership cannot exceed 49% of the aggregate unit area in a condominium. Public project pages do not tell us whether the quota is currently open for a particular Chavana Place apartment. That is a transaction-level check, and in a 34-unit building it should be confirmed before money is committed.

A viewing should separate two different questions: the apartment itself and the building that supports it. A renovated interior can look excellent while telling you nothing about lifts, risers, waterproofing, pool systems, façade work or other common-property items. In a building completed in 1996, those records can materially affect future ownership costs. We did not find a current common-area fee, sinking-fund balance or reliable public schedule of major capital works. That makes the condominium juristic person's financial statements, recent co-owner meeting minutes, special-assessment history and planned repairs especially useful. Their purpose is not to assume that an older building has a problem; it is to establish what has already been paid for, what may still need funding and whether the asking price reflects the building's actual condition.

Liquidity also needs to be judged differently in a 34-unit project. A small building may provide a quieter residential feel, but it produces fewer recent transactions and fewer genuinely comparable listings. Current portals show only a thin layer of Chavana Place stock, and even 260 sqm three-bedroom listings appear with different asking prices and descriptions. A sensible valuation therefore needs external comparables from Ari and nearby Phaya Thai as well as internal project evidence. The external comparison helps separate the value of location and usable space from the value of renovation, parking, view or simply scarcity. For an investment purchase, the rental case should be built from actual competing large-unit rentals and realistic vacancy assumptions. Existing listings show that large apartments in the project are offered for rent, but a handful of advertisements is not enough to support a dependable project-wide yield claim.

The weakest public-data point is the original developer. Plus Property lists the developer as N/A, Tooktee leaves the developer blank, and older Thai project summaries refer only to Chavana Place as the project owner without identifying a verifiable legal entity. We therefore do not insert a developer name. Three decades after completion, this does not by itself answer whether a resale unit is attractive or unattractive; it simply shifts due diligence toward the condominium juristic person, title documentation, common-area finances, repair history and the physical condition of the building. Any developer identity supplied by a seller should be supported by documentary evidence rather than repeated from marketing copy.

Ownership format

The current DDproperty resale is marked as freehold. A foreign buyer can register condominium freehold only if foreign quota remains available at the time of transfer; foreign ownership is capped at 49% of the aggregate unit area in the condominium. Public sources do not confirm quota availability for the specific unit.
