Why this project is worth a look
Ari without the last-mile problem
Via ARI sits on Ari Soi 1 close to BTS Ari, so the project avoids the common central-Bangkok compromise of needing a motorcycle taxi or car just to reach the rail line. The published distance varies by source, which is why an actual walk from the station is more useful than debating one number. What matters is that daily rail access is genuinely practical.
Only 114 residences
A 114-unit building has a different operating feel from a 500- or 1,000-unit tower. Fewer households share the lifts, lobby, pool and rooftop spaces. Low unit count does not automatically guarantee quiet or low fees, but for an owner-occupier it can be a more meaningful form of privacy than a long amenity checklist.
Large modern floor plans
Official layouts start at 45.25 sqm for a one-bedroom, while two-bedroom homes extend to 118.50 sqm and three-bedroom formats to 177.50 sqm. That gives buyers room to choose around real living needs — a study, dining area, storage or family space — instead of treating every extra square metre as an investment inefficiency.
Parking that matches car use
The brochure lists 194 spaces for 114 residences, with 188 in an automated parking system. In Ari, where land is constrained, that is unusually generous. The practical due diligence is operational: confirm vehicle limits, retrieval time, guest parking rules and how the system works during maintenance before relying on the headline 170% ratio.
A workable pet policy
Via ARI is marketed as pet-friendly and includes a rooftop garden where pets are allowed. For buyers with a dog or cat, that is a real usability point rather than a decorative amenity. The final condominium rules still need to be checked for size, number of animals, lift access and cleaning requirements.
About the project
Via ARI is a small-by-central-Bangkok-standards Sansiri condominium on Ari Soi 1, with 114 homes on roughly one rai of land. The location is the first thing most buyers will notice, but the useful detail is not simply the Ari label. Sansiri places the project about 100 metres from BTS Ari, while property portals often show a 300–500 metre walking route. That difference is plausible: one figure can reflect the distance to the station or its edge, while another follows an actual pedestrian route to an entrance. Either way, this is a genuinely walkable BTS location rather than a project that needs a shuttle or motorcycle taxi for the last kilometre.
The apartment mix is unusually generous for a new central-city project. The smallest official one-bedroom layout starts at 45.25 sqm, two-bedroom homes run from 78.75 sqm to 118.50 sqm, and three-bedroom formats extend from 113.50 sqm to 177.50 sqm. There are also two 286 sqm penthouses. That matters because Via ARI is not competing mainly on the number of amenities per square metre or on compact investor units. The decision is closer to choosing a long-term city home: room proportions, storage, kitchen layout, window orientation and how each unit sits on its floor deserve more attention than the headline bedroom count.

Parking is another unusually concrete part of the proposition. The official brochure lists 194 spaces, equivalent to about 170% of the 114 residences. Most of those spaces — 188 — are in an automated system, with six conventional bays. For a household that drives regularly, the capacity can be more meaningful than an extra lounge. The trade-off is that automated parking should be tested rather than admired on paper. Vehicle-size limits, retrieval time, guest procedures and what happens during maintenance are practical questions to answer before treating the 170% figure as a straightforward benefit.
The shared spaces are designed around several ways of using the building. The published facilities include an entrance garden, lobby lounge, gym, multipurpose studio, swimming pool, social lounge, private dining room, recreation area, meeting room and rooftop garden. The project is also marketed as pet-friendly, with the rooftop garden specifically allowing pets. That can make Via ARI more workable for an owner with a dog or cat than many central Bangkok condominiums, although the condominium rules still matter: weight limits, number of pets, lift access and cleaning obligations should be checked in the final house rules rather than assumed from the marketing label.
Construction is at the end of the cycle rather than at an early presale stage. Sansiri’s progress page says the structure has reached the 27th floor, electrical, plumbing and air-conditioning installation is finished through that level, walls are completed and final product quality control is in progress. The same page still shows an expected completion date of August 2026. As of 30 September, that combination is more useful than forcing the project into a simple 'finished' or 'unfinished' label. The building is substantially complete, but buyers still need to distinguish between construction completion, snagging of an individual unit, condominium registration and the date on which their particular transfer can legally and practically occur.
Pricing now has two very different layers. Sansiri’s own project page advertises current prices from THB 19.99M, while DDproperty’s project range starts at THB 7.99M and other live-market services show entry points in roughly the THB 8–10M band. A buyer should not treat those numbers as equivalent inventory. A lower figure can represent an assignment of an earlier contract, a resale from an initial buyer, or a unit for which part of the purchase price has already been paid. The useful comparison is the total cash required from today to transfer, plus what is included in the unit and who is responsible for each payment — not the first number shown in an online listing.
For foreign purchasers, Via ARI has the legal advantage of being a condominium rather than a landed home. Market sources describe the tenure as freehold, and Thai condominium rules allow qualifying foreign buyers to own condominium units freehold within the building’s foreign-ownership quota. The 49% limit applies to the aggregate condominium-unit area that can be foreign-owned; it does not mean every available unit is automatically eligible. Foreign quota therefore needs to be confirmed for the exact unit before a substantial payment is made, particularly when buying an assignment or resale where the seller’s original structure may not match the buyer’s intended ownership route.
Ari itself is one of the reasons to consider the project for end use rather than purely as a financial product. The neighbourhood combines the BTS line with restaurants, cafés, offices, hospitals and established residential streets, while Siam and Chatuchak are straightforward trips on the same rail corridor. The compromise is ordinary central-city friction: traffic, activity around Phahonyothin Road and a streetscape that changes significantly within a few blocks. At Via ARI, unit orientation and height can therefore matter more than a generic statement that the neighbourhood is 'prime'. A quieter inward-facing residence and a unit exposed to road or access movement can feel very different even within the same building.
There are several public-data inconsistencies worth keeping visible instead of smoothing them away. Sansiri’s current page and progress report use 27 floors, while its own e-brochure describes a 26-storey building plus one basement level. The exact same street address is also assigned to different subdistrict labels across sources. Completion timing varies too: Sansiri’s target is August 2026, the main contractor lists October 2026 and several portals use November 2026. These differences do not indicate that there are multiple Via ARI projects; the developer, address, unit count, plans and building identity align. They do mean that the buyer should rely on the sale-and-purchase agreement and registration documents for the final technical description.
Via ARI therefore makes the most sense when the buyer values Ari itself, wants substantially larger floor plans than the typical new BTS condominium, prefers a building with only 114 residences and has a real use for the unusually high parking provision. It is less compelling if the main objective is simply to find the lowest possible Bangkok entry price. The remaining due diligence is unit-specific: confirm the seller and payment position, foreign quota, transfer readiness, actual view and orientation, parking use and the final condominium rules. Those checks determine whether the attractive project-level specifications translate into a good individual purchase.
Ownership format
The project is reported as freehold condominium tenure. A foreign buyer may hold a unit freehold within the building’s foreign-ownership quota; Thai condominium rules cap aggregate foreign ownership at 49% of the total condominium-unit area. Quota availability still has to be confirmed for the selected unit before transfer.
Unit types & sizes
The smallest format in the project, yet still materially larger than many new one-bedroom BTS condos. It suits a single resident or couple who wants a separate bedroom and a proper living area rather than the smallest possible entry ticket.
The entry two-bedroom family format. Compare individual layouts rather than relying on the bedroom label alone: a few square metres can materially change the living room, kitchen, storage and circulation in this size band.
A middle ground for buyers who find the roughly 80 sqm layouts tight but do not need a third bedroom. The extra area can translate into a more comfortable living zone, storage and better separation between private rooms.
At 116–118.50 sqm, this is larger than many three-bedroom units in newer projects. It is aimed at buyers who would rather have two substantial bedrooms and generous common space than pay for a compact third room.
The smallest three-bedroom option. It creates a genuine third room at a size slightly below the largest two-bedroom layouts, so the choice comes down to room count versus the scale of each individual space.
A very limited layout group: the official mix shows only two residences in this size. Scarcity is not a reason to overpay by itself, but orientation, floor and exact position matter more because there are few like-for-like alternatives within the building.
A large family residence intended for full-time living rather than bedroom-count efficiency. At this price and size, it is worth comparing the layout with established large resale homes in Ari, not only with other new launches.
The largest format in the project, with only two penthouses in the official unit mix. This is effectively a separate budget and use case where view, privacy, parking allocation, technical specification and transfer terms should be reviewed as an individual transaction.
