Why this project is worth a look

Transit without a feeder trip

Noble states that Ari BTS is about 90 metres away. That is short enough for the station to function as part of the daily routine rather than a destination reached by taxi or motorcycle. The same frontage on Phahonyothin Road creates the obvious counterpoint: test traffic noise inside the actual apartment at busy times, because convenience and road exposure come from the same location.

Two residential scales

Building X contains 533 homes across 39 storeys, while Building Y has 78 homes across seven storeys. The choice is therefore more meaningful than a simple floor-number comparison. Buyers can weigh a high-rise environment with the main sky amenities against a smaller low-rise component, then decide which circulation pattern and sense of density better fit everyday use.

A real building to inspect

Noble announced the finished, ready-to-move project in 2023 and the current legal notice identifies the registered condominium. There is no need to judge a future pool or lobby from renderings: lifts, common areas, management, unit condition and the street environment can all be inspected. Due diligence shifts from construction delivery risk to the title, finances and physical condition of a specific resale unit.

Amenities with defined places

The library, sky lounge, saltwater pool, panoramic gym and roof gardens have defined floors rather than existing only as a generic marketing list. That makes the amenity package easier to evaluate in practical terms. A remote worker may care about the library and lounge; a resident who trains daily may care more about lift access to the gym; another buyer may decide the common areas are not worth paying a premium for.

Focused city-sized homes

The original programme runs from roughly 26 sqm to just under 45 sqm. Noble Around Ari is therefore primarily a one-person, couple or compact-city-home proposition rather than a large-family condominium. The larger Plus plan can add flexibility, but portal labels vary, so room count should be verified against the official plan instead of treated as a fixed two-bedroom product.

About the project

Noble Around Ari is a completed urban condominium on Phahonyothin Road in Ari, roughly 90 metres from Ari BTS station. It is not a single repetitive tower. The scheme combines Building X, a 39-storey high-rise, with Building Y, a seven-storey low-rise, for a total of 611 residential units. That split matters to a buyer because the two buildings offer a different sense of scale: most homes and the elevated amenity programme sit in the high-rise, while the low-rise is a much smaller residential component within the same registered condominium.

Noble’s current project page gives the address as 308/1 Phahonyothin Road, Sam Sen Nai, Phaya Thai, Bangkok 10400. Market listings and mapping services often use 312 Phahonyothin Road for the same complex. Both point to the same development, so the registry record follows the developer’s address and uses a modest map radius rather than pretending the street number discrepancy does not exist. The building fronts a major road, which is excellent for access but makes unit orientation, glazing, floor level and actual traffic noise much more relevant than they would be in a condominium buried inside a quiet soi.

There is also a corporate distinction worth understanding. Noble Development is the developer brand, while the project’s official legal notice says the registered condominium is under Continental City Company Limited, with condominium registration number 8/2565. Those names do not describe competing developments. For a resale buyer, however, they are a reminder that due diligence should match the specific unit title, condominium juristic-person documents and seller identity rather than relying only on the marketing brand shown in an advertisement.

The original unit programme is compact and relatively focused. Current project material groups the homes into small one-bedroom units of about 26.40–27.30 sqm, larger one-bedroom units of about 34.78–35.16 sqm, and 1 Bedroom Plus layouts of about 41.56–44.89 sqm. Resale portals do not always preserve that naming: some advertise the larger Plus plans as two-bedroom units, while others call the smallest plan a studio even though Noble’s own material classifies it as a one-bedroom. The practical answer is to inspect the registered plan and the physical layout of the unit being purchased, not infer the configuration from a portal filter.

The amenity programme is spread vertically through Building X rather than concentrated on one podium. A library and quieter work space sit above the lobby, a large sky lounge occupies part of the 23rd floor, the saltwater pool is on the 39th floor, the gym is on the mezzanine above it, and a roof garden sits at the top. Building Y adds its own lobby, laundry, automatic-parking access and roof garden. This gives residents more than a token pool-and-gym package, but the usefulness of those spaces depends on how a person actually lives: someone who works from common areas may value the lounge and library far more than a buyer who mainly wants a private home next to transit.

Parking is not one space per apartment. Project material states capacity at approximately 47% of the unit count, excluding double parking. Building X uses conventional parking, while Building Y includes an automated system; earlier project documentation also describes four basement levels beneath X and five beneath Y. A resale buyer should therefore verify the parking entitlement attached to the selected home, current juristic-person rules, visitor procedures and whether an advertised parking right is contractual or merely current practice.

Published operating figures are useful because they turn amenities into real ownership costs. The completed-project pamphlet gives a common-area management fee of THB 75 per sqm per month and a sinking-fund figure of THB 450 per sqm. On resale, the important issue is not simply multiplying those numbers. The one-off fund payment may already have been settled by the original purchaser, while current common fees can carry arrears. A debt-free certificate and the latest juristic-person statement are therefore more informative than an old sales sheet when closing a specific transaction.

Foreign ownership needs unit-level confirmation. Noble Around Ari is a registered freehold condominium, but Thai law limits foreign freehold ownership to no more than 49% of the aggregate unit area in a registered condominium. Public listing pages cannot tell a buyer whether the exact resale unit can be transferred within that quota on closing day. A foreign purchaser should confirm the quota with the condominium juristic person before paying a non-refundable deposit. If a seller proposes leasehold or another structure, that should be assessed as a separate legal arrangement rather than assumed to be an automatic substitute for foreign freehold.

As of 28 August 2026, resale asking prices are widely dispersed. The lowest live level we could substantiate was about THB 3.9 million for a compact unit around 27 sqm; other small units were being marketed from roughly THB 4.25–5.5 million and upward, while larger layouts were materially more expensive. Floor, outlook, furnishing, seller urgency, condition and tenure can all move the number. The THB 3.9 million figure is therefore a market entry reference, not a promise that any available unit can be bought at that price.

The broader attraction is straightforward: this is a finished, registered and occupied condominium within a very short walk of the BTS, not a future-construction story. The trade-off is that the buyer is now choosing a real resale asset with a history. View corridor, road exposure, maintenance condition, common-fee status, foreign quota and the exact legal plan matter more than generic claims about Ari. Noble Around Ari rewards careful unit selection; two apartments in the same building can make very different purchases.

Ownership format

The project is a registered freehold condominium. A foreign buyer can take freehold title only when the selected unit can be transferred within the statutory foreign quota, capped at 49% of the aggregate unit area. Foreign-quota availability must be confirmed before paying a deposit; no project-wide leasehold inventory is established by the public sources reviewed.

1 Bedroom S
26.40–27.30 sqm

The smallest original format in the scheme. It suits a buyer who is deliberately trading interior area for immediate access to Ari and the BTS. There are several small size variations across the buildings, so 26.4 and 27.3 sqm should not be treated as one identical floor plan. Some resale portals call these units studios even though Noble’s project material classifies the type as a one-bedroom; the registered plan and actual partitioning of the chosen unit should settle the question.

1 Bedroom L
34.78–35.16 sqm

The larger one-bedroom remains compact by family-home standards but offers a more comfortable living zone, storage and separation of functions than the smallest plan. Resale supply around 35 sqm is relatively visible in 2026, which makes unit-to-unit comparison especially important: floor, aspect, furnishing and condition can matter as much as the headline area. A multi-million-baht spread between listings does not automatically mean a different product type.

1 Bedroom Plus
41.56–44.89 sqm

The largest mainstream layout in the original programme. Its extra room can function as a study, guest room or second sleeping space depending on the exact plan and any owner modifications. This is where resale terminology becomes least reliable: Noble calls it 1 Bedroom Plus, while some brokers advertise roughly 42–45 sqm units as two-bedroom homes. The registered layout, bathroom count and real separation of the additional room matter more than the portal label.

The ranges come from completed-project material. Noble’s current page shows representative sizes of 26.40, 34.80 and 44.70 sqm, while the detailed pamphlet exposes several variants within each category. Resale naming is inconsistent, so the cards above preserve the developer’s original classification rather than guaranteeing the bedroom count used by every listing.
