Why this project is worth a look
A building you can inspect
Noble Recole is already operating as a lived-in condominium and an active resale market. Buyers can inspect the actual unit, common areas, management and competing stock rather than relying on a launch brochure to predict the finished product.
Asoke works without a car
Sukhumvit 19 puts the project within walking reach of both BTS Asok and MRT Sukhumvit. That transport flexibility is a real lifestyle advantage for central Bangkok, although the exact unit orientation and street environment still deserve an in-person check.
A simple unit mix
The official product is mainly one- and two-bedroom apartments in defined size bands, making like-for-like comparison easier. Listings that fall well outside those ranges should be checked against the registered plan instead of accepted at face value.
Amenities above the city
The principal leisure spaces sit on the 28th floor, including the pool, gym, steam rooms, multipurpose area and garden. Their value today depends on upkeep and operating rules, so the common areas are part of the due-diligence visit rather than a brochure checkbox.
The unit sets the value
Asking prices vary widely inside the same building. Quota, floor, outlook, condition, furniture, tenancy and seller motivation can matter more to the final deal than the project-wide headline price.
About the project
Noble Recole is a completed high-rise condominium on Sukhumvit 19 in Khlong Toei Nuea, Watthana. The buyer is not evaluating a future launch: primary developer sales are closed, while the project remains active on Bangkok’s resale and rental market. The building has one 28-storey tower and 288 residential units. Noble’s own project brochure gives a land area of 1-2-28 rai and a deliberately narrow residential mix: one-bedroom homes at roughly 34–44 sq m and two-bedroom homes at roughly 61–70 sq m. That makes due diligence quite concrete. The key variables are the individual unit’s floor, outlook, fit-out, current condition, ownership quota, tenancy status and asking price rather than a developer’s future delivery promises.
The location is the main reason buyers keep returning to this project. Noble Recole sits inside Soi Sukhumvit 19 in the Asoke area, between Bangkok’s BTS and MRT networks. Noble’s brochure describes the Asok/Sukhumvit interchange as about an eight-minute walk, and major property platforms place the project around 500 metres from BTS Asok and MRT Sukhumvit. In day-to-day terms, this suits someone who wants central Bangkok without relying on a car for every trip. Terminal 21, the wider Sukhumvit commercial corridor and major office areas are all part of the same urban catchment. The trade-off is equally clear: this is a dense central neighbourhood, not a quiet resort or suburban compound, so the orientation of the specific unit, street noise and the real walking route matter more than a generic “prime location” label.

There is an important corporate detail behind the familiar Noble branding. Most market portals identify the project as a Noble Development scheme, which is the sensible brand reference for buyers. Noble’s own brochure, however, names Continental City Company Limited as the developer and condominium registrant. Noble’s historical annual reporting also places Noble Recole under Continental City. This does not suggest a different building; it reflects the group’s project-company structure. For a resale buyer, the practical focus now shifts away from the launch entity and toward the unit title, the seller, any registered encumbrances, outstanding common expenses and documents issued by the condominium juristic person.
The official brochure provides useful anchors for matching transaction documents to the real project: condominium registration no. 15/2562 and land title deed no. 2490 in Khlong Toei Nuea, Watthana. The same brochure stated that the condominium units had no project-level financial obligation at the time of publication. That historic statement should not be treated as a clean bill of health for a 2026 resale. An individual unit may have changed hands, been mortgaged, rented out or accumulated unpaid common charges. The value of the project documentation is that it gives the buyer a reliable identity trail and a benchmark against which the title and building records for the chosen unit can be checked.
The apartment mix is relatively easy to understand. Official material centres on one-bedroom homes around 34–44 sq m and two-bedroom homes around 61–70 sq m. Floor plans show many one-bedroom units in the mid-34 to mid-35 sq m range, larger one-bedroom layouts around 44.7 sq m, and two-bedroom layouts around 62.2, 68 and 70.1 sq m. This is useful when reading online listings because marketplace classifications are not always clean. A current portal may label a 31.5 sq m unit as a studio or call a roughly 50 sq m home a two-bedroom, neither of which matches the standard official range. That does not automatically make the listing wrong, but it is a reason to request the registered unit plan rather than relying on the marketing label.
Amenities are concentrated near the top of the tower. The official 28th-floor plan shows the infinity-edge pool, fitness room, multipurpose room, separate steam rooms, laundry room and an outdoor garden area. Another elevated garden sits on the 23rd floor, while the ground floor contains the main lobby, office and mail room within the landscaped arrival level. The brochure also specifies two passenger lifts and one service lift. For a mature condominium, the important question is not how many amenity names can be listed but how these spaces operate today: lift waiting times, maintenance standards, pool and gym condition, guest rules, opening hours and the quality of building management all affect both owner experience and tenant appeal.
Parking is stated at up to 60% of the number of units, excluding double parking, with parking located in the basement levels and at ground level. The brochure also lists an EV charger. A buyer who drives should still ask how spaces are allocated in practice because a percentage does not mean a dedicated bay comes with every title. Current condominium rules determine whether parking is fixed, shared, first-come-first-served or subject to additional conditions. The project brochure itself contains a small internal inconsistency: the project information page refers to a five-storey basement, while the parking text references B1–B6. That conflict is not a sound basis for claiming a six-level basement or any other reconciled parking-floor count.
The historic operating-cost figures are unusually well documented. Noble’s brochure lists a common-area fee of THB 65 per sq m per month and a sinking-fund contribution of THB 600 per sq m payable once at ownership transfer. Major market directories continue to show the same THB 65 per sq m common fee. Those figures are a useful benchmark, not a substitute for a fresh juristic-person statement. On a resale purchase, the buyer should confirm the current rate, whether the seller has any unpaid charges, the building’s reserve position and whether major repairs or capital works are planned. A seemingly modest monthly fee matters less than whether the building is being maintained well enough to protect day-to-day living quality and resale demand.
Public asking prices show why a single headline figure needs context. As checked on 7 October 2026, the lower edge of advertised resale stock on major portals begins around THB 5.5M, while fresher samples on other portals start higher and include both Foreign Quota and Thai Quota stock. The spread across portals is not surprising. Floor, direction, view, condition, furniture, tenancy, quota and seller urgency can all move the asking price materially. THB 5.5M is therefore best treated as the lowest public market anchor we could verify, not as a promise that an identical unit remains available at that price.
For a foreign purchaser, the decisive ownership question is unit-specific. Thai rules allow foreign freehold ownership in a registered condominium only within the building’s 49% foreign ownership quota, and the condominium juristic person must confirm the foreign proportion for the transfer process. Noble Recole currently has resale advertisements labelled Foreign Quota, which shows that foreign-freehold units do reach the market, but that label must be verified for the selected title. A buyer should confirm quota status before paying a meaningful deposit and make sure the required funds-transfer evidence and Land Department documentation are understood in advance. A Thai-quota listing at an attractive price is not automatically transferable to a foreign buyer in freehold form.
As a completed central-Bangkok project, Noble Recole makes the most sense when evaluated unit by unit. The building itself is straightforward: one tower, 288 homes, compact one-bedroom layouts, a smaller pool of larger two-bedroom units, rooftop-style shared facilities and a strong connection to Asoke transport. The decision becomes more personal after that. An owner-occupier may care most about quietness, natural light, view protection and the actual condition of the apartment. A rental-focused buyer should compare realistic rent, management quality, competing units in the same building and the cost of keeping the unit attractive. The project provides a clear framework, but the investment or lifestyle outcome will depend far more on the exact unit and purchase terms than on the Noble Recole name alone.
Ownership format
A foreign buyer can hold the condominium unit freehold in their own name only if the selected unit is transferable within the building’s 49% foreign ownership quota. If the unit is outside the available foreign quota, freehold transfer to a foreign individual is not available; any alternative lawful structure, including leasehold, must be reviewed for that specific resale.
Unit types & sizes
The core format in the building, with many layouts around 35 sq m and a smaller set of materially larger one-bedroom plans. On resale, compare orientation, floor, condition and verified ownership quota rather than size alone.
A scarcer, higher-ticket format. Official plans include layouts around 62, 68 and 70 sq m; both Thai- and foreign-quota listings appear on the market, but the status must be verified for the selected title.
The official brochure and major market directories agree on two core categories: one bedroom and two bedrooms. Some marketplace listings label a 31.5 sq m unit as a studio or a roughly 50 sq m unit as a two-bedroom; those entries sit outside the official range and should be checked against the registered unit plan. Prices are the lowest the brokerage boards publish, not the developer’s price list — the price and availability of a specific unit are something we go through with you personally.

Price & purchase terms
- Current price: From THB 5.5M in publicly advertised resale stock checked on 7 October 2026. This is a lower market anchor from live marketplace pages, not a developer price; the specific unit, availability, condition, ownership quota and final transaction terms need to be confirmed separately.
- Completed: 2019
We show the lowest of the prices the brokerage boards publish: their figures for the same unit differ by a few per cent, and none of them is the developer’s price list. For a resale unit, confirm the current price, availability and payment terms with its seller or authorised representative before payment.

Best for: Buyers who want central Bangkok living with practical access to both BTS Asok and MRT Sukhumvit.; People who prefer a completed building where the unit, common areas and management can be inspected before purchase.; Buyers comfortable with compact one-bedroom layouts around 35 sq m or the less common two-bedroom stock around 62–70 sq m.; Rental-focused investors willing to select the unit on price, quota, condition and same-building competition rather than buying the project name alone.; may not suit: Buyers looking for a new-launch instalment plan from the developer; primary sales are closed and the relevant market is resale.; Households needing a large family apartment; the official mix is mainly one- and two-bedroom units up to roughly 70 sq m.; Anyone who requires a guaranteed private parking bay without checking the juristic-person rules first.; Buyers seeking a quiet low-density neighbourhood rather than the intensity of central Asoke and Sukhumvit..

Disputed and unknown information
This keeps the open points in one place. A missing or disputed fact is not treated as a conclusion.
- Completion timing differs by source: some major portals and agencies show 2018, while others use 2019; the official condominium registration is no. 15/2562, corresponding to 2019. For project dating, 2019 is the stronger reference point, while the conflicting 2018 reporting should remain visible.
- Street numbering is inconsistent across market sources: Noble annual reports list 77 Soi Sukhumvit 19, while some agencies show 65 or 67–75. The Noble-published 77 address is the stronger reference point, while the exact transaction address should be matched to the title documents.
- The official mix is one bedroom at 34–44 sq m and two bedrooms at 61–70 sq m, yet some portals show a 31.5 sq m studio or roughly 50 sq m two-bedroom. Without the registered plan, those classifications should be treated as unverified listing data.
