Why this project is worth a look
Private space, not a suite
The Alina, Bawika and Cempaka descriptions show houses with private pools and their own living and cooking areas. The appeal is the freedom of a standalone villa, although garden privacy, maintenance needs and actual room dimensions will vary from plot to plot.
An observable rental operation
Existing guest listings offer a way to judge the accommodation concept beyond architectural renderings. They demonstrate that some villas are being used, not what their owners earn or which management services a purchaser would be entitled to receive.
More than one house plan
Alina and Bawika have different recorded land areas, while Cempaka appears in 2026 sales advertising with a larger specified plot. This gives a buyer meaningful alternatives, but conflicting building-area and floor-count descriptions make individual plans essential to the comparison.
A Kampial home base
The position serves people comfortable travelling between the southern Bali resort areas rather than relying on direct beachfront access. Local roads, access to the toll network and everyday journeys will matter more to residents than promotional driving-time estimates.
A traceable project history
The public record links the development to PT Prima Integrita Utama and the Wutamaland name. That helps distinguish Bayview’s villas from nearby properties with similar names, while leaving ownership and contracting authority for individual resale homes to be established separately.
About the project
Nusa Dua Bayview Villas is an established villa compound in Kampial, in the wider Nusa Dua area of southern Bali. Its defining format is a house with its own swimming pool, living space, kitchen and terrace, rather than an apartment in a resort tower. The distinction matters because the property now has two public faces: a place where holidaymakers book a stay, and a development whose individual villas are advertised for sale. A functioning reservations website confirms there is accommodation to visit or use, but it cannot tell a buyer what land interest will be transferred, whether the unit is encumbered, or whether rental management comes with the purchase.

The project has a longer history than recent sales advertisements suggest. A 2016 account linked Wutamaland to Nusa Dua Bayview and described a roughly one-hectare mixed scheme with commercial premises at the front and villas behind. PT Prima Integrita Utama was identified as the developing company. The Indonesian government’s housing register now names that same company for both Nusa Dua Bayview and Nusa Dua Bayview II. This is good evidence of the development’s identity and corporate history, not a guarantee that a buyer in 2026 will contract directly with that entity. Existing owners, brokers and separate operating businesses can all play different roles in the same compound.
The government entries are especially helpful in avoiding a common mistake. The record called Nusa Dua Bayview contains a Soho commercial unit type; the separate Nusa Dua Bayview II entry names the Alina and Bawika villa types. Wutamaland’s website also promotes The Gallery, a commercial product. Neither The Gallery nor the separately advertised Nivasa Hotel should be folded into the residential villa inventory. Conversely, the two registration records need not become two competing villa projects simply because the public register uses a second identifier. They document different components associated with the same Bayview identity, although a comprehensive current master plan and an independently confirmed count of all houses were not available.
The address is given as Jalan Dharmawangsa No. 19A in Kampial, Benoa, South Kuta, Badung. The developer-side website and guest-accommodation listings place it there, and the government register uses the same number for the sales office. Kampial occupies higher ground away from the Nusa Dua beachfront. Early promotional material highlighted views towards Benoa Bay and the toll road, a plausible selling point for certain elevated houses. It would be a mistake, though, to assume that every living room or pool enjoys an unobstructed sea view. Orientation, building height and the position of the particular plot matter more than the word Bayview in the name. Daily errands and access to the coastal resorts will generally be a different experience from staying in a walk-out beachfront hotel.
Alina and Bawika offer the clearest connection between the historic development register and present-day sale listings. Both are described as three-bedroom houses in the housing register, with Alina assigned a 231-square-metre plot and Bawika a 160-square-metre plot. The construction-area figures are far less stable. For Alina, the register shows 149 square metres of building area, while Pinhome publishes 287. For Bawika, the equivalents are 137 and 273 square metres; a September 2026 broker advertisement repeats the larger figure. These are not small rounding differences. They may reflect different reporting conventions or different versions of a design, but no inspected document establishes the explanation. The building-area field is therefore deliberately left open for both types until a specific villa can be matched to a plan and supporting paperwork.
There is also a difference that cannot be resolved by simply choosing the newest real-estate portal. The accommodation operator calls Alina a two-storey villa and Bawika a three-storey villa; Pinhome labels both as two storeys. This changes how someone would use the home, particularly with young children, mobility limitations or a preference for fewer stairs. The rental operator also books Alina and Bawika under one-, two- and three-bedroom guest arrangements. Those arrangements should not be read as proof that separate one-bedroom investment properties are on the market. A villa may be offered with only some bedrooms accessible to the guest, while the registered sale product remains a three-bedroom house.
The guest business has expanded its publicly described range to include Cempaka and Dahayu. Cempaka is not merely a room label: separate 2026 sales adverts describe a three-bedroom villa with a 246-square-metre land plot, 280 square metres of stated building area and a private pool. That makes it a useful additional type to compare, albeit with figures supplied by agents rather than inspected plans. Dahayu is different. Its official accommodation page advertises one- and two-bedroom stays, but a matching villa sale with a defined plot and price could not be confirmed. For this reason it belongs in the discussion of the operating compound, not in the priced residential unit selection. A booking category, a completed structure and a transferable property interest are three different things.
The offers currently visible online do not form a single coherent price list. A Bawika advertisement dated 14 June 2026 asked IDR 4.45 billion. Another Bawika listing registered in September asked IDR 5.9125 billion. A Cempaka listing from late September showed IDR 7.25 billion. Wutamaland’s own website publishes Bawika at IDR 5.9 billion and Alina at IDR 6.8 billion, without a clear date for those figures. Meanwhile, a Pinhome development page displays unusually low amounts below IDR 520 million and explicitly says the property is unavailable. Those catalog numbers should not be treated as genuine current villa purchase offers. The lower, individually identifiable Bawika advertisement is used as the price anchor here, with its date stated and no implication that the same unit remains for sale.
Price gaps may be real even among villas bearing the same plan name. A used unit with an existing letting arrangement, a newly furnished unit marketed by a developer, and a privately owned house with a particular view can command very different asking prices. The advertised figures do not establish whether VAT is included, what equipment or furnishings will remain, who pays transfer expenses, or whether there are continuing obligations to an operator. Promotional references to furnished interiors or a payment scheme should never be lifted from one advertisement and applied to all homes. The useful comparison is the total cost and enforceable rights attached to each identifiable property, not simply the price displayed beside the floor plan.
The active hospitality operation gives this project a practical advantage for buyers who want to understand how it feels when guests actually use the villas. The operator advertises private pools, fitted kitchens, reception services, dining facilities, parking and security. It does not follow that a new owner automatically acquires every service or a place in a rental programme. An owner needs to know whether an operator agreement is transferable, who handles guest payments and taxes, which costs remain with the owner, and how the villa is returned at the end of management. Some sales agents advertise two years of rental payments in advance. Without the signed terms, identified obligor and a clear explanation of what happens if management stops, this is a sales claim rather than evidence of earned income.
Land rights are the other reason not to buy from a brochure alone. Pinhome classifies the development under Hak Guna Bangunan, a time-limited building-right structure, and Wutamaland historically mentioned the corresponding certificate. Individual broker ads, however, sometimes describe their listed plots as SHM, referring to Hak Milik land ownership. For Cempaka, September advertisements even show different title labels. These may involve distinct plots or inconsistent advertising; the public pages do not resolve it. They certainly do not establish what an overseas buyer can register in their own name. Indonesian rules distinguish Hak Milik, Hak Guna Bangunan and Hak Pakai, and the eligible route to a home depends on the buyer, the underlying land and the documents actually held by the seller.
A foreign buyer should not interpret an SHM checkbox as a promise of direct freehold land ownership. Hak Pakai can provide a qualifying use-right route for residential property in appropriate circumstances, but neither conversion nor eligibility is automatic. A lease agreement, a transfer of a registered land right and the purchase of a company are legally different transactions. Before the economics of a villa can be assessed, the seller needs to identify the actual registered right, its holder, any charges, the relevant expiry conditions and exactly which right or contractual position the purchaser would receive. This is particularly significant for later resale: the structure that looks workable for the first buyer must make sense to the next one too.
Construction and accommodation permissions should be treated with similar precision. Older marketing mentions IMB, the former building-permit system, but no unit-specific approval has been inspected. Indonesia’s current terminology distinguishes PBG, the building approval process, from SLF, the certificate concerning fitness for use. Guests staying in a villa are evidence of physical operation, not documentary proof that a particular buyer’s unit has the requisite approvals for every intended use. The permitted land use and any conditions governing tourist accommodation also need to be connected to the actual site and the planned rental model. There is no basis to say the documents are absent; equally, public advertising is not a substitute for seeing them.
The property’s overall completion status is another area where simple labels mislead. The accommodation operator is offering existing villas for stays, yet Pinhome still carries an under-construction label and marks the development listing as unavailable. The government records list registered product types and partial sales information, not a definitive estate-wide completion schedule. It is therefore more accurate to describe an operating compound with unresolved unit-by-unit sale and documentation details than to declare the whole project either unfinished or conclusively completed. For a particular house, the buyer should be able to understand its present physical condition, any outstanding work, tenancy or management obligations, and the documents that accompany handover.
The strongest case for considering Nusa Dua Bayview Villas is specific rather than universal: a buyer who likes a private-pool house in Kampial can compare identifiable three-bedroom plans inside a place that already hosts guests. The less attractive case is an acquisition built solely around a promised return, a generic sea-view claim or an assumption of uncomplicated ownership. What is known is meaningful: the address, development history, operator, several villa types and dated market offerings. What remains unresolved is just as material: the chosen plot’s title, definitive building area, selling party, permissions and management contract. Those details decide whether a particular villa is suitable for a residence, a holiday base, a rental asset or none of the above.
Home types & sizes
The public housing register assigns Alina a 231 sqm land plot, while the accommodation operator describes a two-storey villa with a pool, terrace, living room and kitchen. Published building areas disagree significantly. One- or two-bedroom guest-booking options should not be confused with separately saleable smaller homes.
Get floor plans and current pricesA 160 sqm plot is consistent across the government record and identified 2026 sale advertisements. Building-area figures and the published storey count are not. One June listing asked IDR 4.45 billion; a separate September offer for the same named type asked IDR 5.9125 billion. These should be compared as individual properties rather than an official price range.
Get floor plans and current pricesA 27 September 2026 sale listing describes a 246 sqm plot, private pool and furnished three-bedroom house. Its 280 sqm building area is the broker’s stated figure, not an independently measured one. Cempaka also appears in the accommodation operator’s range, but brokers disagree about the type of land title attached to advertised properties.

Location
- The property is in Kampial, Benoa, South Kuta, in the broader Nusa Dua property market rather than directly on the resort beachfront.
- Jalan Dharmawangsa No. 19A is the consistently published contact and location address. It does not, by itself, establish the legal boundaries of a particular villa plot.
- The southern Bali resort area and major road network are accessible from Kampial, but advertised journey times are not reliable substitutes for checking the trips a resident would actually make.
- The original scheme promoted elevated views towards Benoa Bay. Views are highly unit-specific and should not be assumed from the development name alone.
- A resident considering full-time use should weigh school, shopping and transport routines separately from the appeal of a private-pool holiday property.

Best for: A buyer who values a private pool, multiple bedrooms and a South Bali base more than immediate beachfront access. The differences between the villa plans matter for everyday living, not just for photographs.; Someone comfortable examining individual resale or developer-related offers rather than expecting a standardised new-launch price list. There are physical units and an operating accommodation business to investigate.; A prospective rental owner prepared to separate hotel performance from owner returns and review the exact title, permitted use, expenses and management agreement. The established guest operation is a starting point for questions, not a yield forecast.; A household interested in Kampial and the broader Nusa Dua area, with realistic expectations about driving to the beach, shops and services.; may not suit: Anyone needing a pre-verified route to direct foreign ownership of the land. Public advertisements disagree about title, and no plot-level certificate was examined.; An investor requiring a proven net yield or enforceable prepaid-rent promise before seeing financial statements and the operator’s agreement.; A buyer for whom guaranteed ocean views, beach access on foot or a uniform single-level house are non-negotiable features..
What we confirm before booking
A short, project-specific list. We request these from the developer and go through them with you before any payment.
- No verified live inventory or unified price schedule was established. Bawika was advertised at IDR 4.45 billion in June and IDR 5.9125 billion in September 2026. Pinhome marks its directory entry unavailable while displaying anomalously low prices, and Wutamaland’s asking prices are undated.
- Plot-specific title and permits have not been inspected. Advertisements use both Hak Guna Bangunan and Hak Milik (SHM), including conflicting labels for Cempaka. The title certificate, PBG approval, SLF fitness certificate and the permission basis for tourist letting remain unverified; this does not prove they are absent.
- Alina and Bawika building areas, the Bawika storey count, total unit number and the boundary between registered components remain unresolved. The government entries cover selected products; a definitive current estate master plan was not available.
