Why this project is worth a look
Space of your own
Private pools and gardens make this a whole-home proposition rather than a room in a managed residence. They also create a maintenance obligation that should be priced into ownership.
A tangible two-bed option
BREIG has described a 138 sqm two-bedroom offering, including outdoor territory, with a terrace and a private pool. It provides a useful starting point for viewing floor plans, though the measurement cannot be applied to every villa.
Benoa hillside setting
The development sits in the wider Nusa Dua market without evidence that it is inside the main resort enclave. Privacy and elevated outlooks may appeal, but road access and practical journeys remain plot-specific.
Defined first-phase identity
BREIG markets EDEM I separately from the later EDEM II scheme. Treating them independently prevents apartment types, amenities and delivery promises from one phase being attributed to the other.
About the project
EDEM I is BREIG Property’s first villa development in the wider Nusa Dua area of southern Bali. The project’s current website describes 46 private villas, each with its own pool and outdoor space, in one-, two- and three-bedroom configurations. The white façades and Greek-inspired architecture are part of its identity, but the more consequential distinction is the type of home on offer. A buyer is considering a self-contained villa rather than an apartment with a shared pool. That also brings individual responsibilities: the pool, garden, outdoor finishes and sometimes the roof terrace all require maintenance. None of the attractive descriptions tells you exactly how much enclosed accommodation or land comes with a particular unit.

There is an unusual amount of conflicting information surrounding the Edem name, so identifying the phase comes before comparing prices. BREIG markets EDEM I and EDEM II Santorini Residences as separate developments. The latter includes apartments and hybrid residence formats as well as villas, with its own timetable and price range. Yet older listings tagged “Edem Villas I” sometimes describe compact apartments, while other property portals combine information from multiple phases. A listing bearing the right brand name is not necessarily a current unit in the right project. Until a numbered unit schedule is available, the most defensible description of EDEM I is the private-villa development on BREIG’s dedicated project page.
Even the headline unit count is disputed. BREIG says 46 villas; FazWaz, Balinsky and other catalogues still report 49 for Edem Villas or Edem I. These may be different revisions of the scheme or different ways of grouping units, but the public evidence does not resolve the discrepancy. We have used 46 in the project record because it comes directly from the current project website. That is a sourced developer statement, not an independent verification of the approved master plan. Buyers comparing one villa with another need the actual plot and unit identifiers rather than assuming that every number published for the broader Edem name refers to the first phase.
The location is better described as Benoa, within Kuta Selatan in Badung Regency, than simply “Nusa Dua, Bali.” BREIG’s partner project catalogue places Edem Villas I in Benoa, and a separate agency describes the hills on that side of Nusa Dua. The distinction matters because Nusa Dua is used loosely in property advertising. A hillside villa outside a resort enclave may offer privacy and a view, but it does not automatically have resort-style streets, security or walkable access to the beach. For a longer stay, the gradient of the driveway, surrounding construction, delivery services and how long ordinary errands take can shape the experience as much as the villa interiors.
BREIG quotes roughly seven minutes to the beach and fifteen minutes to the airport. Those are marketing journey estimates, not measured travel times from a verified entrance; neither the exact starting point nor the beach used for the claim is identified. Some Edem Villas marketplace pages publish the location code 56F3+57F in Benoa. Because these pages do not establish a separate parcel boundary for EDEM I, we have not treated that code as a surveyed site location or manufactured project coordinates from it. A pin for the first phase, its street entrance and confirmation that the chosen villa lies within the corresponding land title remain essential for a location-specific decision.
The villas are designed around private outdoor life. BREIG describes a garden, terrace and pool attached to individual houses, with rooftop areas used for relaxation and views. For owners who intend to spend several weeks or months in Bali, this can be much more useful than having a large list of communal facilities they rarely use. It is also a product type that holiday guests can readily understand: a whole home with private space. The trade-off is that the outdoor area is not necessarily usable all day, every day. Exposure to sun and rain, pool servicing, privacy from adjacent roofs and noise from neighbouring plots have to be assessed on the actual unit, not from a standard rendering.
The main project website gives an overall size range of 119–220 square metres for its one- to three-bedroom villas. It does not provide a full current matrix by bedroom count or clearly state whether garden and rooftop space are included in those figures. Meanwhile, a BREIG sales-channel announcement specifies a two-bedroom offering of 138 square metres including its territory, with a 49-square-metre terrace and a 15-square-metre private pool. The roof area is described as an additional possibility. These figures should not be rearranged into an invented floor-area calculation. A buyer needs to see the drawing legend: enclosed floor area, covered terraces, open roof and land area are different measurements, and two advertised “138 sqm” homes can feel quite unlike each other.
An independent agency’s current listing helps to picture that two-bedroom configuration. It describes a two-storey villa with a kitchen and living space opening to the pool at ground level, and bedrooms upstairs. The same source treats a rooftop terrace as an optional extra. This is a useful description of one marketed layout, not evidence that all the villas share that floor stack. It also explains why the furnishing schedule matters. A private pool is obvious on the plan, but appliances, lighting, kitchen equipment, outdoor furniture and optional roof works can make a substantial difference to what an owner pays before the property is comfortable to live in or ready for guests.
Delivery timing requires greater caution than the headline sales pitch suggests. BREIG’s public EDEM I page still shows the fourth quarter of 2026. Its own partner portal, however, lists Edem Villas I as under construction with a third-quarter 2027 handover; a post in BREIG’s sales channel specifically anticipates the first units in September 2027. Some third-party databases go further in the opposite direction, already labelling the development completed in July 2026. These statements cannot all describe the same verified handover milestone. We have preferred the company’s more specific September 2027 first-unit indication as the planning reference, while retaining the conflict openly. There is no independently verified completion or handover record in the material reviewed.
A projected handover is also not the same as a home ready for lawful occupation and operation. Construction may have progressed far enough for interior work while drainage, utilities, access roads and permit close-out remain incomplete. Balinsky has published an approximate 70% construction figure, but it is not accompanied by a dated independent engineer’s report for October 2026. Buyers who need the property for a fixed relocation date should distinguish structural progress, practical completion, formal acceptance and any operating permission. A contract should identify which milestone triggers the final payment and what happens if the milestones are not reached when promised. Marketing images or an expected completion quarter cannot answer those questions.
As checked on 16 October 2026, the current official EDEM I page advertises a starting figure of USD 225,000. That is a project-level asking-price entry point, not proof that a specific villa is still available at that amount. A separate Rise Real Bali listing offers the two-bedroom, 138-square-metre layout at a materially higher figure and marks its smaller one-bedroom type as sold. Older aggregator prices are lower again, but the same listings differ on product type, area and delivery schedule. Combining them into a seemingly comprehensive price list would be misleading. For the selected lot, the buyer needs a current offer stating its price currency, inventory status, taxes, transaction charges, furnishing inclusions and any optional upgrades.
Payment terms are another area where old marketing can easily be mistaken for a live offer. Certain BREIG pages for individual Edem Villas I listings mention a 30% initial payment and instalments extending up to 30 months. The present project-level page does not establish that as a binding schedule for the specific villa, while an agency reporting on the two-bedroom unit says that a phase-specific instalment timetable is still being requested. The practical issue is not simply how small the reservation payment appears. It is whether funds are going to the correct contracting entity, whether future instalments track demonstrable construction stages and how delay, cancellation, assignment and refund provisions actually work.
The ownership proposition is described publicly as a contractual long-term lease rather than direct foreign ownership of the land. BREIG’s website presents a thirty-year structure with renewal and a date extending to 2056. Rise Real Bali gives a different end date, 29 August 2054, and describes a proposed further thirty years at the market price. No executed EDEM I land-lease agreement was publicly available for us to assess, and an offer to renew is not the same thing as a prepaid, unconditional second term. The starting date, expiry date, party granting the lease, formula for renewal pricing and rights to assign or sell the unexpired term matter much more than a simplified “30+30” label.
Indonesian land law makes those distinctions necessary. Hak Milik is the underlying freehold land title reserved to eligible Indonesian owners; it should not be advertised as a title a foreign individual can simply take in their own name. Other rights, including Hak Pakai, have different legal requirements. Here the available project information points to a lease contract, not to evidence of a registered land right in the buyer’s name. The lease must therefore be checked against the actual land certificate and the authority of the person granting it. Without that connection, a buyer cannot know whether the contract covers the intended parcel, whether the full term can be granted or what happens if the land is transferred or disputed.
BREIG itself is not an unknown brand in this transaction: the company runs the official project website and identifies EDEM I among its developments. The site footer also names PT BREIG JAYA PROPERTI. What is not established in public evidence is whether this exact company owns the relevant land, signs the construction agreement, receives buyer payments or operates the finished villas. Those roles can legally sit with different entities, but the contractual connections must be visible before funds change hands. A corporate name on a developer website is a useful lead, not a substitute for a land-title search, registration check and a review of the proposed counterparties for one unit.
Construction and operating permissions need the same separation. Several agencies mark EDEM I as having PBG, Indonesia’s building approval, but we have not examined a PBG number or a project-specific copy. Indonesia’s SIMBG system distinguishes that approval from SLF, the certificate declaring that a completed building is fit for use. Neither the projected delivery date nor a broker’s progress percentage verifies SLF. Nor does owning a villa automatically permit every form of tourist letting. The planned use of the land, the relevant permissions and the identity and licensing of a rental operator have to be considered together. These gaps do not prove that permits are absent; they mean the published claims are not independently documented.
For an investor, a private-pool villa creates a very different operating business from a passive apartment purchase. Someone must arrange cleaning, respond to guests, maintain the pool, replace outdoor fittings and repair damage. An operator might also charge for reservations, reporting or marketing separately. BREIG publishes an attractive projected return, but it is a sales forecast and not an observed net yield or a contractual income obligation. A defensible budget starts with the expected nightly rates and realistic occupied nights, then deducts management charges, maintenance, utilities, replacement reserves, commissions and taxes. No number for EDEM I should be treated as assured without an enforceable contract explaining who owes it and under what circumstances.
Resale deserves equal attention. A villa sold with a finite lease term is not the same asset ten years later: the remaining term is shorter, and any renewal may require a fresh payment. A future buyer will ask what can be transferred, whether consent is required and what supporting documents are available. There is also a nearby supply question. BREIG markets EDEM II as a separate, later-stage project, so prospective tenants and resale buyers may be able to choose between different age profiles, layouts and amenity packages under a closely related brand. That creates competition rather than an automatic uplift in the value of the first phase. The precise effect depends on both projects’ eventual completion, pricing and management quality.
EDEM I can be worth examining for someone who specifically wants a private villa in the Benoa hills and is comfortable buying before verified handover. Its tangible advantages are the pool-and-garden format, a choice of bedroom counts and at least one specific two-bedroom layout discussed by the developer. Its unresolved points are unusually material: two unit counts, incompatible project-level area and pricing records, conflicting delivery dates, and no publicly verified parcel-level legal file. The next decision should be made using a numbered villa offer, measured plans, land and lease documents, PBG evidence, a payment schedule and a realistic handover clause. Only then is it possible to say whether the property suits a family base, occasional holidays or a rental operation better than available alternatives.

Home types & sizes
BREIG gives a project-wide range without mapping each size to a bedroom count or defining what the area includes. Enclosed floor space, plot area and terraces need separate confirmation for the chosen home.
Get floor plans and current pricesA BREIG sales announcement lists a 49 sqm terrace and 15 sqm private pool, with rooftop space as an additional option. A separate agency describes living areas below and bedrooms upstairs; this is a specific offering, not a universal floor plan.
