Why this project is worth a look

Choice of layouts

The developer has published two-, three- and four-bedroom products rather than a single villa format. Buyers can start by considering guest capacity, but without plot dimensions, floor plans and room schedules the advertised bedroom count is only an initial filter.

Private outdoor space

Each villa is marketed with its own pool. That offers a different experience from relying on a shared resort pool, while adding expenses for routine care, equipment, water treatment and eventual repairs that must be allocated clearly.

Shared wellness facilities

The proposed spa, gym and co-working area give the development a community element, with a café also mentioned in the agent programme. Access terms, opening dates and running costs have not yet been made contractually clear.

A Sayan address

The dedicated project page identifies Sayan in Ubud, Gianyar. Older articles refer to North Ubud instead, and the exact parcel is not disclosed. Site access and nearby conditions therefore remain open questions rather than location advantages already established.

Early-stage visibility

The pre-launch waitlist provides a way to request first information on availability and specifications. It does not confer an enforceable purchase right, secure a price or replace review of an actual reservation agreement.

About the project

Oxygen Ubud is being marketed as a community of private-pool villas in Sayan, within Bali’s wider Ubud area. Tranquility Bali is offering three bedroom configurations—two, three and four bedrooms—alongside shared spaces designed around wellness and working remotely. The distinction between a concept and a purchasable home matters here. As of 21 October 2026, the company still labels Oxygen a pre-launch development and invites buyers to join a waiting list. That is enough to establish the project’s identity and intended product, but it does not establish that an individual villa has been allocated, that contracts are available for signature or that the site is already under construction.

The published figures are straightforward: USD 320,000 for a two-bedroom villa, USD 455,000 for a three-bedroom and USD 530,000 for a four-bedroom. Each configuration carries a Q2 2027 completion indication on the project page. Those are developer-advertised figures, not independently verified transaction prices or delivery commitments. A quotation for an actual villa would need to show what is included, the precise villa reference, any furniture or fit-out exclusions, applicable taxes and the payment milestones. For a development this early in its sales cycle, the gap between an attractive entry price and the amount due under a signed agreement can be material.

The location deserves unusually careful reading. Oxygen’s dedicated project page identifies Sayan, and the village’s own administration places Sayan in Ubud district, Gianyar regency. Earlier Tranquility Bali articles, however, presented Oxygen Residences as a North Ubud concept. The later project-specific description is the better basis for the current location field, but neither account supplies a parcel reference, street address or reliable site pin. It would be misleading to attach a map coordinate to the centre of Sayan and present it as the development. Without the plot, no reliable drive time, immediate streetscape assessment or access-road judgement can be made. A buyer should assess the exact approach road and neighbouring land once a cadastral location is provided.

The reason to look at Oxygen rather than a standalone villa is the promised combination of privacy and on-site facilities. Individual private pools feature in the project description. A spa, gym and shared co-working area are included in the proposed community, while the brand’s agent information also mentions a café. This could make extended stays more practical for households that mix work and leisure. Yet a facility appearing in a promotional description says little about the finished operating arrangement: opening hours, charges, operator responsibility and whether non-resident guests can enter all affect day-to-day experience. Maintenance of shared amenities may also feed into recurring owner costs, even when a building’s headline sales price appears self-contained.

Bedroom count is not a substitute for a floor plan. The publicly available text does not provide gross built areas, internal areas, plot sizes, bathroom counts, verified storeys or a final finishes schedule for any Oxygen configuration. A two-bedroom villa may suit a couple who regularly hosts visitors, but only if storage, circulation and working space are adequate. A four-bedroom plan may sound family-friendly yet could distribute rooms over levels in a way that is unsuitable for young children or older relatives. Those are not claims about Oxygen’s design; they are reasons to look at the actual plan rather than choosing between the three advertised prices solely by the number of bedrooms.

Foreign ownership is another area in which broad assurances are insufficient. Indonesian property law distinguishes land ownership under Hak Milik, certain rights of use under Hak Pakai, building rights under Hak Guna Bangunan and contractual land leases. A foreign individual cannot simply register Hak Milik land in their own name. Oxygen’s public material does not identify the land title holder or publish the agreement proposed for its villa buyers, so the correct legal structure cannot yet be entered as a verified attribute of the project. The buyer’s nationality, the contracting person or company, the underlying land right and the document granting use of the villa all matter. A marketing label such as freehold or leasehold cannot settle those questions. Minimum-price requirements also apply to some forms of foreign residential ownership; whether they affect this transaction depends on the actual legal route and purchaser, not the USD headline alone.

There is potentially helpful context on Tranquility Bali’s general website, which discusses a typical thirty-year land lease and an option to extend for a further twenty years at the then-current market value of the land. But this wording is offered for the wider portfolio, not as a published Oxygen contract. The start date of the initial term is crucial because construction can consume time that a purchaser assumes will be available for use. Equally, an option involving a future market-price payment is not twenty additional years already secured at no further cost. A genuine assessment would examine the landowner’s obligations, the pricing mechanism, assignment on resale, what happens at expiry and whether the rights survive a change of owner.

The developer-facing brand is identifiable. Tranquility Bali includes Oxygen in its portfolio with The Sanctuary and Sanaya, and an independent market profile also associates Oxygen with the group. The missing part is corporate identity at contract level. No public Oxygen document reviewed identifies the precise Indonesian entity owning the relevant land, undertaking construction or receiving purchase instalments. The people behind a brand may be accessible, but that is different from knowing which company owes the purchaser a completed villa and how that promise is secured. Corporate and land-record checks should connect the contractual counterparty to the title holder and any building contractor, rather than assuming that all operations sit inside one legal company.

Payment illustrations elsewhere on Tranquility Bali’s website should not be mistaken for an Oxygen offer. The site presents a sample structure with five to seven construction-period instalments, including a non-refundable reservation payment and stages involving a notary-held account. Oxygen’s dedicated page says the schedule is to be agreed in discussion with the team; it does not publish percentages or a unit-specific reservation document. A useful draft contract would spell out the trigger for every transfer, who can release funds from the notary account and what happens if construction stalls. Passing money through a notary at an early stage does not, without the escrow instructions, show that later instalments are ring-fenced or recoverable.

The advertised Q2 2027 date should also be read as a target rather than evidence of progress. Public sources reviewed did not establish a construction commencement date, a site-specific progress report or completed works at Oxygen. Tranquility Bali shares updates for other developments, but those do not prove what has happened on this plot. A villa can be physically finished before utilities, common facilities or operational documents are ready. Owners who expect immediate use or rental income need to understand the milestones for handover, defect correction, opening of shared amenities and the start of lawful occupation. It is the contract—not a website timeline—that should explain any remedies if those milestones slip.

Construction and rental permissions require separate evidence. Indonesia’s building approval system uses PBG for construction approval and SLF to certify that a building is fit to be used. Land-use compatibility and the intended accommodation activity can require further checks through the relevant planning and business-permitting framework. We did not obtain an Oxygen-specific PBG, an SLF, a parcel-level spatial approval or their reference numbers. That is not evidence that approvals have been refused or do not exist. It means their contents could not be verified from public material. Even a lawful residential villa should not automatically be treated as cleared for every type of short-stay accommodation or managed hospitality operation.

Tranquility Bali advertises a wider villa-management service covering housekeeping, staff, guest reservations, marketing, maintenance and pool care. That is a plausible route to an operated asset after completion, but no Oxygen-specific operating agreement, fee schedule or owner-use allowance was publicly available. A purchaser interested in rental income should distinguish gross booking revenue from the amount received after management fees, platform charges, staffing, utilities, repairs, insurance, tax and vacant nights. Shared amenities may attract guests but also have to be funded. Restrictions on personal stays or an obligation to use a particular manager could materially alter the property’s value to an owner who plans to spend several months a year in Bali.

The brand’s portfolio-wide yield projections should not become an Oxygen investment forecast. They are marketing estimates, not observed performance at an uncompleted property. For Oxygen there is no published operating history, occupancy schedule or independently audited budget from which to infer a dependable net yield. The useful comparison is with real operating villas that have similar legal tenure, accommodation capacity and running costs, rather than with isolated high-return claims. Resale deserves the same discipline: the remaining length of any contractual rights and the ability to transfer them may prove more important than a headline expectation of capital appreciation.

Oxygen may ultimately appeal to someone who wants a pool villa with an emphasis on wellness and shared work facilities rather than a hotel-room investment. It is much less suitable, on present evidence, for anyone who requires a completed home, immediate rental cash flow or confirmed ownership rights before considering a reservation. The waitlist is a channel for requesting information, not evidence of a binding allocation. The next meaningful step is a villa-specific pack containing the site identification, layout, written specification, proposed agreement, actual payment schedule and documentary status of land and approvals. Only then can the lifestyle proposition be evaluated against the financial and legal obligations being purchased.

Home types & sizes

Two-bedroom private-pool villa

This is the lowest-priced configuration in the published range. It may suit a couple, a smaller household or owners who only occasionally host guests. The project page does not disclose built area, land area, bathrooms or whether there is a practical separate workspace. Those details will determine how comfortably the home can actually be used and whether the asking price represents good value for a particular unit.

Get floor plans and current prices
Three-bedroom private-pool villa

The middle option gives a purchaser more potential flexibility, whether for extended family or longer stays with visiting friends. Its value depends on room sizes, privacy and how the living areas connect with the pool; none can be established from the published bedroom count. Detailed plans, bathrooms, plot measurements and the furniture specification remain to be confirmed for the actual villa offered.

Get floor plans and current prices
Four-bedroom private-pool villa

The largest bedroom count in the public offering is intended for households or groups needing more sleeping accommodation. It does not by itself tell us whether the layout is comfortable for children, older relatives or several people working from home. No reliable area, bathroom count or storey information was found. Owners should also allow for the potentially larger maintenance burden that can accompany a bigger home and pool.
