Why this project is worth a look
Sixteen homes, one estate
The master plan contains sixteen villa positions, allowing the buyer to understand the property's scale without picturing a large resort. The number alone, however, says nothing definitive about neighbouring plots or future construction nearby.
About the project
Puri Sidem is a collection of 16 private villas built into a hillside near Ubud. The proposition combines the privacy of a detached home with services usually associated with a managed hospitality property. Buyers can choose between one-, two- and three-bedroom residences, each advertised with its own swimming pool and jacuzzi. Bali Family Development, known as BFD, presents the scheme as a furnished, operated estate rather than sixteen unrelated homes. That distinction matters, because the future guest experience will depend as much on the operator as on the architecture. The development is still being marketed as under construction, so there is no established operating history from which a purchaser can verify rental results or maintenance standards. The starting point is therefore a proposed home and a set of contractual services, not an income-producing villa already handed over.

Despite the familiar Ubud label, its stated address lies in Keliki village, Tegallalang district, Gianyar regency, on Jalan Bangkiang Sidem. Ubud is the market the project is positioned within, not the administrative name of the site. This is more than a cartographic distinction. Someone staying for a quiet retreat may welcome a hillside setting outside the busy centre, while someone planning frequent restaurant visits, school runs or late arrivals needs to understand the road network and travel pattern. The developer references Campuhan Ridge Walk as a nearby landmark. No reliably identified plot boundary or independently verified map pin was found in accessible project material, so assigning the coordinates of downtown Ubud would give a misleading impression of precision.
The master plan arranges the villas across terraces, with shared leisure and work facilities planned as part of the estate. This is an appealing way to make use of sloping ground: different elevations can create more separation between homes, and the developer advertises valley views. Yet a drawing of the entire slope cannot establish the view from every balcony. Sightlines may change with the villa number, landscaping or neighbouring development. A buyer paying a premium for the outlook should request a plot-specific plan and a current view from the relevant level. Likewise, sixteen residences make the project relatively intimate, but a small inventory does not in itself predict stronger occupancy or an easier resale market. It simply describes the scale of the place.
There is an unresolved problem with the floor-area information. The current overview presents three headline totals: 103 square metres for a one-bedroom, 287 for a two-bedroom and 349 for a three-bedroom residence. The developer's dedicated two-bedroom page, however, lists a standard two-bedroom layout of 237 square metres and a larger Premier configuration of 252 square metres. Other first-party articles contain both versions. It is not possible from those pages alone to determine whether the 287-square-metre residence replaces an earlier plan, is an additional design or uses a revised area convention. The information below uses the principal project overview as its starting point and identifies the competing figures instead of merging them into an invented range of available stock. A signed layout schedule is indispensable for the specific villa being offered.
The one-bedroom description is unusually helpful in separating indoor space from the total advertised area. BFD lists 60 square metres of floor area, a 21-square-metre balcony and a 22-square-metre pool area, presented together as 103 square metres. That is a different proposition from 103 square metres of enclosed living accommodation. Earlier detailed plans describe the standard two-bedroom residence as having 142 square metres across two levels plus a 95-square-metre terrace. The three-bedroom version is shown with 214 square metres across its floors and a terrace of 135 square metres. None of those figures should be treated as a surveyed net internal area unless the contract and drawings adopt the same definitions. For a family or a longer stay, the arrangement of usable rooms, stairs and bathrooms will matter more than a large headline total.
BFD says homes will be handed over furnished, with appliances, ducted air-conditioning, private pools and jacuzzis included. The advertised shared amenities are a spa, restaurant, café, yoga area, workspace, parking and round-the-clock security. They describe the intended specification rather than facilities independently seen operating at the property. It also remains unclear how ownership and guest use of those spaces are organised. Will a resident pay for spa treatments? Does the restaurant operate year-round? Who replaces major air-conditioning equipment or maintains the private pools? These are not minor accounting questions. A hospitality-led property can appear straightforward on purchase day while leaving the owner with material recurring expenditure that is not obvious from a fully furnished brochure.
The delivery timetable needs careful treatment. The recently updated project homepage gives July to September 2027 as its handover window. A developer article dated 2 October 2026 still names May 2027, while third-party portals retain 2026 or even 2024 completion dates. There is no good reason to present these as separate, independently scheduled phases: the sources describe the same sixteen-villa collection. The site does show a construction sequence involving concrete works, finishing and furniture installation, and BFD states that building work is under way. It does not provide a verified, unit-specific completion certificate or the executed handover clause a buyer would rely on if a deadline slipped. Completion of a work stage, handover of keys and permission to operate guest accommodation are distinct events.
The project website identifies PT Bali Family Development as the developer and uses BFD as the operating brand. It also credits Tata Mulia with the main concrete works and says BFD intends to run rentals and maintenance after completion. Those statements are useful for finding the relevant parties, but they do not establish every legal relationship involved in a purchase. The company selling or marketing a residence may not be the registered holder of the underlying land right, the landlord under the lease or the legal entity receiving money. The property manager can also be a separate contracting company within a group. Publicly accessible materials did not establish the plot's registered title holder, the signatory's authority or the complete contractual chain. A buyer should not infer those facts merely from the corporate name displayed in the page footer.
BFD currently advertises an initial contractual lease of 27 years, with a proposed additional 25 years at a cost stated as 15 per cent of the residence purchase price. Older materials refer to an initial 28-year term. These cannot be made equivalent by describing the arrangement simply as long-term ownership. In Indonesia, a lease contract is not the same instrument as a registered land title. Hak Milik is ownership of land, which cannot ordinarily be held directly by a foreign individual; Hak Pakai is a separate statutory right of use. Neither should be assumed to describe this specific deal without the land documents. The decisive questions concern the landlord's title, when the clock starts, what happens when the original landlord transfers the land and whether the extension can actually be enforced. Calling an extension guaranteed on a marketing page does not answer those questions.
The developer also states that the site lies within a zone permitting short-stay accommodation. That is an assertion about the parcel, not a permit record we were able to inspect. A generic statement that a site is in a pink tourism or commercial zone cannot substitute for a current parcel-specific land-use record and the permissions required by the intended operation. Building approval, known as PBG, and the building fitness certificate, SLF, serve different functions. No project-specific copies were available for review; this is not evidence that the approvals have been refused or do not exist. The practical question is which permissions have been issued for this land, which must still be obtained, and what an investor may do if rentals cannot lawfully start on the expected date.
Published prices should be read with dates attached. In a developer article from 29 July 2026, the one-bedroom type was quoted at USD 320,000, the standard 237-square-metre two-bedroom at USD 510,000, the larger two-bedroom at approximately USD 600,000 and the three-bedroom at USD 700,000. More recent pages no longer carry a transparent, complete price list, and an article dated 2 October says figures are supplied through the sales process. Those earlier quotations are useful reference points, not confirmed October offers or evidence that the particular homes remain available. The dedicated villa pages display a 70/20/10 payment split, with the later instalments due within three and six months. The October article instead describes a 30 per cent initial deposit and subsequent construction-linked payments. An individual price schedule, payment recipient and clearly defined conditions for release of funds are needed before the cash commitment can be understood.
The proposed management model covers marketing, guest bookings, arrivals, housekeeping and routine villa care. BFD's October article mentions a fee of 10 per cent of gross rental receipts, but a headline commission is not a complete operating budget. Cleaning, repairs, utilities, pool servicing, insurance, staff, platform charges, taxes and replacement of furnishings may be handled or charged differently. Earlier developer pages advertised guaranteed net yields, whereas the more recent investor-questions article explicitly cautions that actual rental performance cannot be guaranteed. There is no independently evidenced rental track record for these unfinished residences that resolves the difference. A buyer should be able to read the management agreement, understand which company owes any payments and see how reported gross income becomes money distributable to the owner. Projections are not earned income.
Finally, the property has a time-limited exit. A subsequent purchaser receives whatever contractual term remains, subject to the actual provisions governing assignment and extension. That residual term may become just as important to resale value as the building's condition or the project's reputation. Owners intending to spend part of the year here should also establish whether personal occupation is unrestricted or must be coordinated with the rental programme. For someone seeking a managed retreat in the greener part of Gianyar, Puri Sidem has a recognisable and potentially useful proposition. For someone seeking a completed freehold land asset or predictable cash distributions from day one, it is a different proposition entirely. The signed land and management documentation, rather than the brochure's projected return, will determine which one it becomes.

The published breakdown lists 60 sqm of floor area, a 21 sqm balcony and a 22 sqm pool area; the headline total therefore includes exterior space.
Get floor plans and current pricesThe dedicated villa page also lists 237 sqm for a standard configuration and 252 sqm for a Premier version. The relationship to the 287 sqm headline remains unresolved.
Get floor plans and current pricesThe detailed layout lists 214 sqm across two floors and 135 sqm of terrace space. The precise room arrangement and contractual area should be checked for the selected unit.

What we confirm before booking
A short, project-specific list. We request these from the developer and go through them with you before any payment.
- Current marketing quotes a 27-year lease and 25-year extension at 15% of the original price, while older pages quote 28 years. The underlying land title, executed lease, commencement date, authority to grant the extension and parcel-specific tourism zoning evidence have not been examined. The latest homepage gives July–September 2027 for handover; other developer material still says May 2027, and outside portals show 2026 or earlier. Unit-specific progress evidence, building approval (PBG), building fitness certificate (SLF) and accommodation-operation permissions have not been independently verified. The overview advertises 287 sq m for two-bedroom villas but detailed pages show 237 and 252 sq m. The 70/20/10 schedule differs from a 30% initial deposit described in October; current unit prices, stock, management costs and any payment obligations have not been validated through signed documents.
