Why this project is worth a look

Homes with distinct identities

The site plan names the twelve villas individually, and the developer publishes area and plot information for each one. That makes it possible to compare actual houses rather than relying on a generic project description.

About the project

A buyer considering Serenity Villas is choosing a private house in the Bedulu countryside rather than a home in central Ubud. Global Bali Home markets twelve pool villas on its Wanayu estate in Gianyar, set among tropical planting, fields and a river landscape. The pitch is a quieter base within reach of Ubud, with the possibility of placing the property into managed holiday accommodation. It is a recognisable housing concept, but the purchase deserves to be examined as three separate things: a specific villa, a time-limited legal interest and a business that may or may not perform as advertised.

The development is small enough to understand on a single site plan, though the houses are not interchangeable. Ten are presented as two-bedroom villas and two as three-bedroom villas. The developer's inventory divides them into A, B and C rows. Single-storey A homes are listed at 122 square metres, the two-storey C houses at 168 square metres, and the B row contains both 184-square-metre two-bedroom houses and 210-square-metre three-bedroom houses. Those sizes describe marketed building area, not necessarily enclosed, air-conditioned space. It would be a mistake to compare them as though every square metre were used in the same way.

The plan suggests different daily routines for different households. Someone who prefers not to negotiate stairs may naturally gravitate towards A1–A4; a family wanting a separate sleeping level may prefer a B or C villa. The larger three-bedroom layout can accommodate more people, but bedrooms alone do not establish how comfortable a long stay will feel. Kitchen provision, laundry and storage, shaded space, bathroom arrangement, noise between floors and the width of circulation areas all matter. Drawings for the chosen unit, rather than photographs of another model, should settle those questions.

Private outdoor space is central to the product. The plans and sales descriptions show individual pools, gardens and terraces rather than one communal pool serving the twelve houses. A September listing for villa A3 describes 122.1 square metres of villa space, a 258-square-metre plot, a 23-square-metre pool and a 66-square-metre open terrace. Villa A4 is advertised with a 280-square-metre plot and a similar house and pool configuration. This gives a useful sense of how much of the purchase experience lies outdoors, while also underlining why buyers should obtain measured plans and a schedule of what counts as indoor versus external floor area.

The local setting is part of the attraction, although 'Ubud' can be a misleading shorthand. The address published by the sales portal is on Jalan Raya Wanayu in Bedulu, Blahbatuh district of Gianyar. That is outside the administrative heart of Ubud. Global Bali Home gives an approximate ten-minute drive to central Ubud and five minutes to Goa Gajah; other sales pages describe roughly fifteen minutes to town. These are sales estimates, not surveyed travel times. A buyer relying on frequent school runs, restaurant visits or work appointments should judge the actual journey from the villa entrance at the hours that matter.

Wanayu is also the name attached to the wider lifestyle setting. The developer describes walking routes, waterfall access, dining and yoga spaces. Sales materials add ambitions for wellness areas, a botanical garden, shared leisure facilities and community events. Some of these features belong to the broader estate concept rather than to the twelve-villa project itself. A master plan is not an opening schedule, and marketing access is not the same as a documented right to use every amenity without extra charges. This distinction matters particularly when a buyer intends to charge guests a premium for experiences outside the property's own boundary.

The delivery date has become a more immediate question than the brochure's lifestyle promises. The developer's Serenity Villas page says Q2 2026 and carries a May 2026 update notice. The later Bali.RealEstate project page says Q3 2026, while the A4 listing refers to October 2026. By the date of this review, 16 October 2026, those dates no longer constitute evidence that handover occurred. Construction is still described as ongoing by at least one property data platform, yet a completion certificate or unit-specific acceptance record has not been inspected. Buyers should therefore avoid making plans around an assumed move-in date.

Published asking prices are similarly time-sensitive. The portfolio overview quotes an IDR 6.03–6.87 billion range. In the detailed May inventory, the three units marked available are A3 and A4 at IDR 6.87 billion each and B1 at IDR 6.15 billion. A separate A3 offer shows USD 369,000 after a September 2026 price change. These figures are not a live, reconciled stock list, and no exchange-rate conversion has been used to manufacture a single comparable price. Before allocating funds, a buyer needs a written offer identifying the unit, currency, inclusions, payment recipient, taxes and any construction-linked payments.

Global Bali Home presents itself as the developer and describes a rental-management arrangement involving an experienced external partner. The wider offer speaks of handling bookings, guests and reporting. That can be valuable for an overseas owner, but it is a service proposal, not proof of the property's earnings. Even a well-furnished villa can produce very different net outcomes after staffing, commissions, maintenance, pool care, utilities, booking-platform fees, local levies and vacant periods. No audited villa-level operating statements or fully executed management agreement were available to establish the financial result of this particular series.

The proposed tenure is contractual leasehold. Some listings describe a remaining initial term of around twenty-eight or twenty-nine years and an additional thirty-year renewal; the developer elsewhere refers to a thirty-year starting term with extension rights. None of those phrases should be read as a guaranteed second term without examining the signed instrument, the original lease commencement date, the land title and the legal basis for any renewal. A lease is not an Indonesian land title, and a foreign individual should not mistake the property's marketed 'ownership' label for direct ownership of Hak Milik land.

Permits need the same project-level precision. Sales copy says that a PBG building approval exists and that due diligence has been completed. The actual PBG for these twelve houses, the plot-specific zoning record and any SLF certificate of fitness for use were not independently reviewed. A document indexed under the related Serenity Estates project cannot automatically validate Serenity Villas, even when the branding and developer are shared. Before a buyer treats holiday letting as an established legal use, the property documents and the operating entity's accommodation permissions need to be checked together.

For some buyers the strongest argument is simply the chance to live in a pool villa amid Bedulu's greenery while retaining access to Ubud. For others, the attraction is a potentially managed rental home. Those two motivations can coexist, but each leads to different questions about layout, costs, access to the wider estate and eventual resale. The public information is good enough to shortlist the architecture and location. It is not yet sufficient to confirm legal possession, an exact handover date, a protected renewal or a dependable return. Those are matters for documents and an independent local review, not assumptions drawn from a polished sales page.

Unit types & sizes

A1–A4: two bedrooms on one level

These are the straightforward single-storey homes in the development, suited to buyers who would rather keep bedrooms and living space on one level. Plots are listed at 2.6–2.8 are. A3 and A4 appeared as available in the developer's May schedule, but their orientation, views and privacy must be evaluated individually.

B2–B3: two-bedroom, two-storey homes

The two-storey layout is potentially useful when residents want sleeping and gathering spaces separated, although the public area figure does not show exactly how each floor is divided. Each plot is listed as 2.4 are. Both units were marked unavailable in the developer's published stock table.

C1–C4: compact-plot two-storey villas

Four homes share a 168-sqm published building area, while their listed land parcels range from 2.1 to 2.4 are. Their appeal would depend on how efficiently the internal staircase, terraces and outdoor space have been arranged. None of the four was shown as available in the developer's dated inventory.

B1 and B4: three-bedroom family layouts

B1 and B4 are the series' three-bedroom options, each listed at 210 sqm across two floors on a 2.3-are plot. B1 was priced at IDR 6.15 billion and marked available in May; B4 was not. Buyers expecting regular family use should request the detailed room schedule and inspect how the stairs and pool access work with multiple occupants.

Best for: People looking for a private pool home on the greener fringe of Ubud, and who are comfortable using a scooter or car rather than depending on a walkable urban neighbourhood. The particular plot and access arrangements matter more than the destination name in the advertisement.; Couples, families and frequent hosts who want a real choice between a single-level two-bedroom house and larger two-storey accommodation. A family visit to the site can reveal practical layout issues that an area figure and a rendering will not.; Part-time Bali residents willing to outsource guest operations while they are abroad. The management proposal may suit that lifestyle, provided the service contract explains owner stays, maintenance approvals, cash collection, liability and exit rights.; Buyers who understand that a leasehold interest has a declining remaining term and are prepared to examine the underlying land title, contracting parties and renewal mechanism independently before committing funds.; Anyone needing a documented, fully handed-over home immediately. An acceptance record and project-specific SLF were not available, and the public completion dates do not agree.; A buyer expecting perpetual personal title to the underlying land. The product is marketed through long-term contractual lease rights, not direct foreign ownership of Hak Milik land.; Investors who require proven net rental income to service fixed obligations. The promotional returns are not backed here by audited operating history or an executed management contract.; may not suit: .

What we confirm before booking

A short, project-specific list. We request these from the developer and go through them with you before any payment.

  • Handover dates conflict: the developer shows Q2 2026, a later development listing Q3 2026 and an A4 advert October. No Serenity Villas-specific acceptance evidence or SLF was inspected. Published lease and renewal terms vary. The signed lot-level deed, title holder, contracting entity, PBG, zoning evidence and permission for tourist accommodation have not been independently verified for these twelve homes. The portfolio's IDR 6.03B entry claim differs from the IDR 6.15B lowest unit marked available in the May inventory. The three-unit availability count was not revalidated for October.
