The project name tells you where the house sits, but it does not tell you enough about the individual property. After roughly two decades of private ownership, value is driven by the specific plot, renovation history, roof and mechanical condition, pool equipment, drainage, legal title and the quality of maintenance. Two houses behind the same estate gates can therefore justify very different prices.

The strongest cross-source identity is a paired development of 110 detached houses: 65 in Paradise Villa 1 and 45 in Paradise Villa 2. Major portals present them together, while local agency pages often maintain separate project profiles. The two sections are adjacent rather than literally one continuous entrance; Published route directions place Paradise Villa 2 roughly 300 metres before Paradise Villa 1. For a buyer, the practical approach is to treat them as sister communities in one market cluster and always confirm which phase a listing belongs to.

For the combined project, November 2008 is the most consistently repeated completion date. Several independent project databases use that date for the 110-home estate. Paradise Villa 2 is less cleanly documented on its own: Casa Pattaya and PropertyScout state 2011, while a Cornerstone profile shows 2007 and also contains conflicting unit counts. The registry therefore keeps 2008 as the main combined-project reference and flags the second-phase date as unresolved rather than blending the figures into a false compromise.

The setting is Nong Prue in East Pattaya, around Thung Klom–Tan Man Road and the internal Paradise Villa sois. This is a car-oriented residential location, not a beachfront address and not a central Pattaya walking lifestyle. Its appeal is space, quieter low-rise surroundings and access by road to the rest of the city. A resident should test the location against actual daily destinations — schools, work, shopping, sports and preferred parts of Pattaya — rather than judge it by a generic claim that the city or beach is 'close'.

The combined estate is widely described as occupying more than 60 rai and consisting of one- and two-storey detached houses. Original house formats were large even by villa standards: roughly 300, 400 and 465 square metres in the most frequently cited configurations. That amount of space can be attractive for a family, home office, guests and long stays, but it also changes the running-cost equation. Cooling, roofing, landscaping, pool systems, pumps, external finishes and electrical maintenance all scale with the house and plot.

Three original layouts appear repeatedly across the project databases: a one-storey three-bedroom, three-bathroom house of about 300 sqm; a two-storey four-bedroom, four-bathroom house of about 400 sqm; and a two-storey five-bedroom, four-bathroom house of about 465 sqm. Those are useful reference points for understanding the estate's original design, not guarantees about a particular resale. Homes have had years to be extended, reconfigured and renovated, so the actual floor plan and registered documentation should take priority over a historical project template.

The present resale market is much more varied than the original brochure-style mix. Current portal inventories include four-, five-, six- and larger-bedroom homes, with substantial differences in internal area, land size, private pools, furnishing and renovation level. That is exactly what a mature landed estate should look like after many ownership cycles. It also means that price-per-square-metre comparisons can be misleading if one listing uses living area, another emphasises land, and a third includes extensive outdoor or ancillary space.

Shared amenities are practical rather than resort-like: a communal swimming pool, clubhouse, green areas, playground, tennis court, parking, 24-hour security and CCTV are consistently reported across the combined profiles. For a household choosing East Pattaya for full-time living, the useful part is not the marketing language but the estate structure — controlled access, some common recreation space and an established residential environment. The condition and operating standard of those shared facilities should still be checked during a viewing because the project is no longer new.

The lower current asking-price signal is around THB 9.5M for Paradise Villa 1 as checked on 15 September 2026. Combined-estate portals show the lower end closer to THB 12M in the same period, while larger or more extensively improved homes rise into the tens of millions. That spread is meaningful. A low entry price may reflect a smaller plot, older fit-out, less desirable ownership structure, deferred maintenance or seller urgency; a high price may reflect land size, a major rebuild, pool and garden quality or simply an optimistic asking strategy.

Foreign-buyer due diligence needs to start with the land rather than the listing label. These are landed houses, and a standard foreign buyer generally cannot register Thai land directly in their own name except within narrow legal exceptions. Each resale should therefore be checked for the land title, registered owner, encumbrances, building ownership and the transaction structure actually available to that buyer. Some Paradise Villa listings mention company ownership. That is a fact about how a particular resale is currently held, not a structure that should automatically be adopted or treated as safe.

The developer history is not clean enough to present as settled. Major combined-estate profiles leave the developer field blank for Paradise Villa 1 & 2. Several secondary project sources attribute Paradise Villa 1 and Paradise Villa 2 to Add Condo Pattaya, but no primary corporate project record was located during this research. PropertyScout separately attributes Paradise Villa 2 to THANABATCHAI REALTY CO., LTD. Because the physical estate, location and resale activity are well evidenced, the page can still be useful; the developer name simply remains an unresolved historical point.

Technical inspection carries more weight here than it would in a newly handed-over villa. A buyer should look beyond finishes and furniture to roof condition, moisture marks, electrical capacity and distribution boards, water pressure, pumps, air-conditioning systems, pool equipment, garden drainage, gates, terraces and external structures. Large tropical houses can absorb significant maintenance if several systems reach the end of their service life at the same time. A cheaper purchase can stop being cheap quickly if the first year becomes a major rehabilitation project.

The legal file should also be property-specific. The land title and registered owner come first, followed by mortgages or other encumbrances, building documentation, the status of substantial extensions, estate fees, community rules and any utility arrangements that are not obvious from the viewing. Where a house is sold furnished, a signed inventory can prevent disputes over what stays. Where a tenant is in place, the lease, deposit and handover date need to be reviewed before the buyer assumes that vacant possession is immediate.

The estate has an understandable long-term rental proposition for households that want space, parking, gardens and a gated environment rather than a central condo lifestyle. Major portals showed active asking rents roughly from THB 49,000 to THB 130,000 per month in September 2026. Those are asking rents, not proof of achievable yield. Occupancy and rent depend heavily on the individual home's renovation, pool, furnishings, plot usability, lease term and how well the location fits a tenant's school or work routine.

Paradise Villa 1 & 2 therefore suits a buyer who values large established houses and is comfortable doing real resale due diligence. It is less suitable for someone who wants a turnkey new-build warranty, a walk-to-the-beach lifestyle or a simple foreign freehold structure comparable with a condominium. The attraction is the possibility of buying substantial space and land at a lower entry point than many new villa launches; the trade-off is the work required to identify the right house and verify exactly what is being bought.

The most useful way to shop this estate is comparatively. Shortlist several homes, view them close together and compare plot quality, renovation standard, legal structure and maintenance needs while the differences are fresh. A multi-million-baht price gap can be justified by land, condition or documentation — or it can expose a problem that photographs do not show. Paradise Villa rewards house-level selection more than project-level enthusiasm, which is precisely why the name alone should never drive the purchase decision.

Ownership format

These are landed houses, so ownership has to be checked house by house. A foreign buyer generally cannot register Thai land directly in their own name except under narrow statutory exceptions. The land title, registered landowner, building ownership and the legally available structure for the specific buyer all need separate verification; a resale listing marked 'freehold' is not enough by itself.
