Genuinely large homes

The core layouts start around 400 sqm with four bedrooms, so this is space for full-time family life rather than a compact holiday villa. That extra area can absorb a study, guests and multi-generational living, but it also means more cooling, cleaning and maintenance than a condominium or smaller house.

Different ownership lifestyles

Arbor and Forest are two-storey formats, while Woodland is a much larger single-level home and is shown with a private pool in independent reviews. Stairs, staff accommodation, garden size and pool care materially change how the property works day to day, so the model choice matters beyond the price difference.

Residential East Pattaya

The location trades beachfront walkability for larger plots and an inland residential setting. It can work well for households that already drive to school, work, sport and shopping, but it should be tested with real peak-hour routes; a map pin alone does not show what daily life feels like from this part of Nong Prue.

Useful shared facilities

The communal pool, gym, park, play area and jogging lane give residents options beyond their own garden, while security and CCTV are part of the managed estate. Buyers should still check the current condition, opening arrangements and maintenance budget rather than assuming every launch-stage amenity performs the same once a project is occupied.

With completed homes and active listings, due diligence can focus on the exact physical asset: finish quality, drainage, sunlight, neighbouring construction, road condition and building systems. That makes the decision more concrete than buying purely off plan, although title, land tenure and contract structure remain just as important.

The proposition is fundamentally different from a beachfront condo or a compact holiday compound. Buyers are choosing a large private home and plot in an inland residential area, with the trade-off of relying more heavily on a car for everyday trips. PATTA's current Thai project page lists 115 homes across 67-2-97 rai and three principal house designs. For a buyer comparing a villa with a condominium, the practical appeal is the amount of private space, four-bedroom layouts and a community designed for full-time family living rather than the convenience of being in a central tower.

The project entered PATTA's portfolio in 2024 and is now marketed by several major portals as completed, while homes remain available for sale. FazWaz records completion in November 2025. That matters because a buyer can inspect the actual street, common areas, neighbouring plots, build finish, sunlight and noise instead of relying only on renders. The exact completion label is not perfectly consistent across sources, however: some portals show 2024 and another agency page shows 2026. Treat the project as built stock with active sales, but verify the completion and handover status of the specific house rather than relying on a generic project date.

PATTA's core range is straightforward on paper but meaningfully different in use. Arbor is a two-storey 400 sqm home on land starting from 451.2 sqm. Forest is also two storeys at 402 sqm, on land from 465.6 sqm, and adds a staff room with its own bathroom plus an extra family area. Woodland moves to a single-storey 559 sqm layout on land from 719.2 sqm; independent project reviews show this type with a private pool. All three are four-bedroom homes with three parking spaces. The right choice therefore depends less on headline floor area and more on whether the household wants stairs, staff accommodation, private-pool maintenance and a much larger garden footprint.

Shared amenities are substantial enough to affect daily life rather than acting only as a sales backdrop. PATTA confirms a communal pool, fitness facilities, a park, children's play space, a jogging lane, 24-hour security and CCTV, while the developer's own editorial material also highlights a clubhouse and underground power lines. For owners of large houses, that can reduce the need to reproduce every recreational function inside the plot. The practical check is whether each facility is fully operational, how busy it becomes at peak times and how the common areas are being maintained now that the development has moved from launch phase into occupied use.

Cascade sits in a quieter part of East Pattaya rather than in the beachfront urban strip. Independent location reviews place it roughly 3 km from Sukhumvit Road and describe access via the wider Pattaya road network and Motorway No. 7. The benefit is a more residential setting with room for large plots and easier driving routes that do not always require crossing central Pattaya. The cost is car dependency. A family already driving to school, work, sport and shopping may find the location logical; a buyer who expects to walk to the sea, restaurants and malls should view the area in person before assuming that a Pattaya address means a central-Pattaya lifestyle.

Ownership needs a separate legal conversation for any non-Thai buyer. Thailand's official government guidance makes clear that foreign individuals do not generally acquire land on the same basis as Thai nationals, apart from narrow statutory exceptions. Cascade's official project page does not publish a foreign-buyer tenure structure for the land. Third-party portals may use a broad 'freehold' label, but that does not answer who can legally hold the underlying plot in a foreign buyer's case. Before a material deposit, the buyer should review the title for the selected plot, the registered owner, the proposed transfer structure for the building and land, and any registered lease terms if leasehold is offered.

Pricing has moved since launch. Reviews published around late 2024 and 2025 cited starting figures around THB 17.7–17.8M, while current FazWaz and Dot Property inventory checked on 16 September 2026 puts the lower visible asking level around THB 18.3M. Larger homes are advertised well into the THB 20M range. These figures should not be treated as a developer price list: availability changes and the apparent spread reflects house type, plot size, pool, furniture, fit-out, exact position and whether the seller is the developer or a resale owner. For an actual comparison, match house code, plot, included items and transfer terms rather than comparing two asking prices in isolation.

Cascade is easier to understand as a family-house product than as a yield-led investment scheme. The homes are unusually large by condominium standards, with four bedrooms and 400–559 sqm of usable area, so both rental demand and resale demand will come from a narrower audience that specifically wants a large house in East Pattaya. That can still be investable, but performance will depend heavily on the selected plot, upkeep, furnishing, management and the depth of demand for large family homes at the time of exit. We found no developer-backed contractual rental guarantee that should be treated as an assured return, and we do not use promotional capital-growth language as evidence.

The largest core type sits on land from 719.2 sqm with four bedrooms and three parking spaces. Detailed independent reviews show Woodland with a private pool. The single-level plan removes everyday reliance on stairs but comes with a much larger garden footprint and more exterior maintenance, so it makes most sense when the household will actually use the pool and one-level layout.

PATTA's current project page presents three core designs: Arbor, Forest and Woodland. Live listings also use labels such as Plus or Grande and sometimes show areas that differ from the base specifications, so the selected house code, floor plan, plot size and inclusions should be checked before reservation rather than relying on the model name alone.
