That is valuable, but it also makes building condition a central issue. Renovation history, roofing, drainage, electrical work, pool equipment and extensions can differ sharply from one house to the next.
Built for households
The address makes most sense for families and long-stay residents who value larger homes, gated access and school proximity. Tara Pattana International School is immediately associated with the location across multiple local property sources. The same setting is less convincing for buyers whose priority is beachfront walkability or a central Pattaya lifestyle without daily driving.
No standard product
Active resale inventory spans three to six bedrooms and a wide range of usable and land areas. Some homes have private pools; others rely on the communal pool. That flexibility is useful, but it means a project-wide average price or size can be misleading. The relevant comparison set is a handful of genuinely similar houses with similar land, renovation level and facilities.
Land comes first
A foreign buyer needs to separate ownership of the house from rights over the land beneath it. Current listings commonly show Thai land ownership, while Thai government guidance confirms that direct foreign land ownership is restricted except in narrow statutory cases. The title, seller name and transaction structure therefore deserve review before price negotiations become the main focus.
An incomplete origin story
The estate's original developer cannot be established confidently from public material. One major portal names Pattaya Asset, while other databases call the developer Central Park, and the currently registered company corresponding to the DDproperty Thai name post-dates the project. That uncertainty is disclosed rather than smoothed over; it matters mainly for historical provenance, not as a substitute for current legal due diligence.
About the project
Central Park Hillside Village is an established gated housing estate in East Pattaya rather than a new-build scheme with a single sales gallery, fixed floor plans and a developer payment schedule. The strongest recurring project records date completion to September 2009 and describe roughly 133 homes. That changes the way a buyer should assess it. The decision is now about a particular resale house: how well it has been maintained, what sits on the land, whether additions were properly documented, what the title shows and how the common areas are being run today. Current stock ranges across three- to six-bedroom homes, with some properties offering only gardens while others have private pools. A project-level average can therefore hide more than it reveals.
The estate sits in Nong Prue on the eastern side of Pattaya, around Sukhumvit Soi 89 and Thung Klom–Tan Man Road. Listings also use Soi Mu Ban Central Park Hill Side as the internal address. This is a suburban, car-oriented part of the city, not a walk-to-the-beach location. Cornerstone describes the village as roughly three kilometres from Sukhumvit Road and immediately beside Tara Pattana International School. That makes the address easier to understand in practical terms: it is well suited to households whose daily routine is built around schools, supermarkets, driving and larger living space, but it will feel inconvenient to someone who wants to step outside and walk to the seafront or central entertainment areas.

The shared facilities are unusually relevant here because the homes themselves vary so much. FazWaz lists a communal pool, jacuzzi, gym, 24-hour security, CCTV and parking. Cornerstone adds communal gardens, a children's playground and a controlled barrier entrance. For a family, those features can make the estate more useful than a standalone house on an isolated plot. The caveat is age: a project completed in 2009 should be judged on current maintenance, not on a historic facilities list. We did not find a primary management document that confirms the present service scope, reserve fund or one universal common-area fee for every house, so those items need to be checked during due diligence.
Resale pricing is broad. As checked on 15 September 2026, the lowest clearly active asking level we could confirm was THB 7.9 million. A DDproperty listing at that price was posted on 9 September 2026, and FazWaz showed the same lower end across its active project stock. Larger homes, bigger land plots, extensive renovation and private pools move the asking price materially higher. Quoted price per square metre is not a reliable shorthand for the whole estate because listing portals may use living area, land area or different definitions of usable space. A sensible comparison is house by house: land, internal space, age of renovation, pool, parking, orientation, furniture and title documents before any conclusion on value.
The developer history is not clean enough to present as a verified fact. DDproperty attributes the project to Pattaya Asset and names a Thai company, พัทยา พัฒนา แอสเสท จำกัด. Government-linked company information shows the current entity under that Thai name was registered in 2017, well after the estate's 2009 completion, and the company adopted its present name later. Other property databases simply say the developer was Central Park without identifying a legal entity. Because no original project website, launch brochure or 2009 corporate record surfaced in the search, this dossier leaves the developer field out instead of choosing a convenient version. For a resale purchase, seller title and transaction structure matter more than marketing history, but the attribution remains an unresolved part of the record.
Ownership format
This is a landed housing estate rather than a condominium. Current listings commonly show Thai land ownership, and one active resale listing identifies a Chanote title. A foreign buyer generally cannot register the land directly in their own name, so the land title, ownership of the building and any lawful lease or other transaction structure must be checked for the specific home before purchase.
Home types & sizes
This is not an original developer floor-plan range; it reflects homes currently appearing on the resale market. Plot sizes, renovation quality and outdoor space differ, so internal area alone is not enough to compare value.
Four-bedroom homes form a meaningful share of current stock. The category covers both relatively compact houses and much larger properties with more land; private pools are property-specific rather than standard across the estate.
Five-bedroom stock tends to be larger family housing and may include more extensive private amenities. Pool, plot size and usable area still need to be confirmed for the individual property rather than assumed from another house in the same village.
Six-bedroom houses are a smaller part of the resale pool and are usually aimed at larger households or buyers wanting extra guest and work rooms. Asking price depends heavily on land, private pool, maintenance and the extent of post-construction upgrades.

- Land ownership and title are not confirmed project-wide. One current FazWaz resale identifies Thai land ownership with a Chanote title, but that describes one property and should not be extrapolated to every house in the village.
