Even with the six-versus-eight-home discrepancy, Veera Grand Pattaya is clearly a very small estate. That can mean fewer neighbours and more privacy, but it also shifts more of the lifestyle and maintenance burden into the individual plot rather than shared facilities.

The exact count therefore needs documentary confirmation, but the buyer-facing point is clear: this is a handful of large detached homes, not a development built around shared clubhouse facilities. Most of the lifestyle is contained within each plot — private pool, parking and substantial indoor/outdoor space — with selected listings also showing private lifts, separate cooking areas, staff space and home-automation features.

The site sits on the inland side of Pattaya, east of the beachfront districts and across the Sukhumvit corridor. ThinkOfLiving places access roughly two kilometres from Sukhumvit Road around Soi 87/Nong Krabok. Casa Pattaya publishes 30 Khao Talo 10 as the street address, while several aggregators use 17/8 Nongkabok 11. Those are not identical address strings, so the map point should be treated as a practical search area rather than a substitute for the land deed. This record uses the project coordinate shown by Gecko Properties, 12.90291, 100.91053, with a 500-metre radius to reflect that address inconsistency rather than pretending to have survey-grade precision.

The homes are unusually large for Pattaya's mainstream new-build market. Current listings repeatedly cluster around 505 sqm and 580 sqm of built area. The 505 sqm house is the messy one in the source set: some listings call it a four-bedroom, six-bathroom layout, while Pattaya Prestige and several marketing cards show three bedrooms and five bathrooms. The VIRTU/Type B configuration is more consistent at about 580 sqm with four bedrooms, six bathrooms and three parking spaces. Pattaya Prestige also describes a third, three-storey Type C on land plots of roughly 1,276–1,416 sqm, but a complete current specification and price for that version could not be independently established. A buyer should therefore match the villa number to its signed plans rather than rely on the model name alone.

The layouts are designed for full-time family use, not just weekend occupancy. Across the source set, recurring features include large living areas, a Western-style kitchen plus a separate Thai kitchen on larger layouts, private pools, terraces, gardens and covered parking. Private lifts appear in several listings, while some homes also include staff accommodation, walk-in storage and EV-charging provision. These details matter because a 500-plus-sqm house is operationally different from a typical condominium: circulation between floors, service access, cooking zones, parking and maintenance all affect how comfortable the home is to live in. Specification sheets can differ by villa, so the project brochure is not enough to establish what is actually included in the selected property.

Completion status is not completely clean in the public data. Casa Pattaya and Cornerstone both use 2027 as the project year, and a Dot Property listing updated in August 2026 still labels a villa as off-plan. At the same time, completed or show residences were already being toured in 2025, and at least one portal now marks the development as completed in 2026. The sensible interpretation is that readiness may vary by individual house. Before committing, confirm whether the specific villa is physically complete, whether the land and building registrations are in place, what remains to be fitted or constructed, and what handover date appears in the contract. The registry record therefore keeps 2027 as the expected project completion year but does not force a single construction-status label.

Pricing has the same spread. On 17 September 2026, Casa Pattaya showed active asking prices from THB 23.5M for a roughly 505 sqm villa and THB 25.5M for a roughly 580 sqm villa. More recent DDproperty and other portal listings for comparable homes sit closer to THB 29.9M–32.9M, with some asking prices above that range. The gap could reflect plot size, completion level, furniture, optional equipment, seller motivation or simply stale inventory on one of the portals. The THB 23.5M figure in this record is therefore a lower market anchor, not a promise that every villa can be purchased at that level.

For a foreign buyer, ownership needs to be handled as a land-and-building question, not with condominium logic. Listings variously use Thai-name/freehold language and company-held ownership descriptions, but those labels do not create ordinary direct foreign ownership of Thai land. Thailand's Department of Lands sets narrow statutory exceptions for foreign land acquisition; they are not the routine path for a villa purchase. Before discussing rental returns or resale potential, the buyer needs the actual land title, the registered landowner, evidence of building ownership, and a clear legal structure for the right to occupy and transfer the property. Nominee-company arrangements should not be treated as a safe workaround to the land rules.

Ongoing costs also deserve a separate check. Casa Pattaya displays a zero common fee, yet project pages simultaneously refer to a gated entrance, CCTV and security. Without an official fee schedule, that should not be read as proof that there are no shared costs at all: confirm who pays for the gate, internal roads and security, whether owners are billed separately, and what any management service actually covers. Beyond shared charges, the owner of a house this size carries the private cost of pool care, landscaping, air-conditioning, lift servicing and home-automation systems where fitted. “No monthly common fee” and “low ownership cost” are not the same thing.

This project is consequently a better fit for buyers prioritising private space, a pool and car-based access to Pattaya than for someone seeking a walk-to-the-beach lifestyle. East Pattaya works as a residential environment with roads, schools, supermarkets and everyday services spread across a broader area. ThinkOfLiving highlights access to Lotus, Makro, Thepprasit Market and international schools; Cornerstone also lists hospitals and golf facilities among the wider amenities. The practical decision is less about a resort view and more about whether the house size, maintenance burden, location and ownership structure make sense for the way the buyer actually plans to live.

Individual listings variously describe freehold/Thai-name ownership and company-held structures. None of those labels establishes ordinary direct foreign ownership of the land: the land title, registered landowner, ownership of the building and the legally available purchase structure must be checked for the specific villa.
