This is better understood as an established residential estate than as a resort product. There is no hotel-style rental programme or branded-residence proposition to evaluate. The decision is about the actual resale house: the plot, the condition of the building, any extensions or renovations, the land documentation, the neighbourhood rules and the cost of maintaining a detached property. That is an advantage for buyers who dislike buying from renders because the estate, roads and neighbouring houses can all be inspected today. The shared facilities are modest rather than resort-heavy. Multiple sources confirm a gym or fitness facility and security; newer project pages also list a clubhouse, 24-hour security, CCTV and a playground, while the historical review shows a landscaped communal garden. We did not find reliable evidence of a communal swimming pool for this specific 47-home estate, so none is claimed. For an owner-occupier that can be a sensible trade-off if the priority is a house and land rather than an amenity deck. For a buyer who wants a managed holiday complex with a large leisure package and on-site rental operation, the proposition is much less aligned.

The location is car-oriented. The project is reached via Chaiyaphruek 2 and Soi Khao Makok 2, with the historical project map placing it at 12.881769, 100.922183. Old marketing material quotes short driving times to Jomtien and central Pattaya, but those figures are traffic-sensitive and should not be treated as a guaranteed commute. The useful question is whether the household's real routine works from Huai Yai: school runs, groceries, work, restaurants and beach trips are likely to be planned around driving rather than walking out to a dense beachfront district. Buyers who actively want more space and a quieter residential setting may regard that as a feature; buyers seeking a walkable coastal lifestyle may not.

Developer attribution is not perfectly clean across public databases. The detailed historical review and Zmyhome name Baan Sirisa as the owner/developer, while BaanFinder assigns the same address, 47 units and 12-rai-3-ngan site to Sahamitr Land Development. Other records around the Sirisa portfolio show the two names appearing within the same broader development ecosystem, but the public material is not strong enough to turn that into a definitive legal statement about this project. For a resale purchase, the practical priority has moved on anyway: the buyer needs to verify the present registered owner, land title, encumbrances and the seller's authority to transfer the property rather than relying on a marketing brand printed in an old brochure.

The completion date also needs nuance. A launch-era review describes construction running from June 2016 to April 2017, whereas Zmyhome labels the project as completed in 2020. Current portals agree on the key point — it is a completed, occupied resale estate — but the discrepancy is enough for us to avoid presenting a single handover year as settled fact. When evaluating a specific home, the title history, actual age of major systems, maintenance record and physical inspection matter more than which database year is used.
