Why this project is worth a look
A real housing estate
The Department of Lands records 136 plots across 21 rai, which is far more credible than the four-to-six-unit figures appearing on some portal feeds. Buyers should judge Winston Village as an established neighbourhood, including its roads, management and surrounding homes.
Family-scale houses
The original homes were two-storey detached layouts of roughly 157–225 sq m with three or four bedrooms and private plots. That gives families usable internal space, although resale modifications mean the current plan must be checked house by house.
Resale, not a promise
Construction is long finished, so buyers can inspect the actual house, street and shared facilities before committing. The trade-off is that condition and specifications vary much more than they would in a standardized new launch.
Title first
A foreign buyer should focus on the land title and ownership structure before negotiating around furniture or renovation. The building, land and any lease need to be checked separately, because different Winston Village listings are marketed under different legal structures.

Winston Village is best understood as an established East Pattaya housing estate rather than a new-build villa launch. That distinction matters because some current portal feeds still carry misleading project metadata. The estate covers about 21 rai and is recorded with 136 subdivided plots, so buyers should evaluate it as a mature residential community with a genuine secondary market, not as a tiny compound of only a handful of homes. The original developer sales phase is long over; today, individual houses return to market with different levels of renovation, furnishing, extensions and, in some cases, private pools.
The estate sits off Sukhumvit–Pattaya 87 along Nong Krabok Road in Nong Prue, Bang Lamung, Chon Buri. In practical terms, this is East Pattaya: the trade-off is more house and land for the money, while the beach and central tourist areas are not on the doorstep. The location is designed around road access to Sukhumvit, South Pattaya shopping and the routes toward Jomtien rather than walkability. A car or regular use of taxis makes the area much easier to live with, especially for families who value a detached home over a resort-style condo address.

The original housing stock was designed around two-storey detached homes. Spring Field is the smaller family format, generally three bedrooms, two bathrooms, two parking spaces, roughly 157 sq m of usable area and plots starting around 35 sq wah. Cool Autumn is the larger model at about 225 sq m, four bedrooms, three bathrooms, two parking spaces and plots from roughly 46.8 sq wah. Archived project material also shows several Spring Field variants around 163, 202 and 208 sq m. Those numbers are useful as a baseline, but they are no longer a reliable description of every resale house in the estate.
That is because the secondary stock has evolved. Current listings include original-size three-bedroom homes, four-bedroom houses with private pools, and heavily altered properties with larger internal areas. Some homes are furnished, some are not; some have extended balconies, additional rooms, upgraded kitchens or private outdoor works. The right way to compare two Winston Village listings is therefore to start with land size, actual built area, structural changes and current condition, then look at furniture and private amenities. The old house-type name is only part of the picture.
Communal facilities are relatively straightforward: a shared swimming pool, clubhouse, landscaped areas, parking, CCTV and 24-hour security are consistently reported. Older project descriptions also mention a fitness area and remote-controlled access. Current resale advertisements often quote a common-area fee of around THB 1,000 per month. Treat that as a working figure rather than a fixed project tariff until the current village management confirms the charge, any outstanding balance on the selected house and what the fee actually covers today.
Pricing is now driven by individual resale stock rather than a developer price list. The lowest live asking price we found was THB 3.89 million for a three-bedroom house on a 140 sq m plot, last updated on 19 July 2026. At the other end of the current sample, a four-bedroom, roughly 225 sq m house with a private pool was listed at THB 8.5 million and updated on 9 September 2026. The spread is wide because plot size, renovations, furnishing, pool additions and legal ownership structure differ from house to house. The THB 3.89 million figure is therefore a lower market anchor, not a promise of available stock at that price.
For a foreign buyer, land tenure deserves more attention than the estate’s branding. Thai law generally does not allow a foreign individual to simply take title to residential land in their own name, except under narrow statutory conditions. Winston Village resale stock is marketed under different structures: some listings refer to leasehold rights, while others refer to company ownership. Neither label should be accepted at face value. Before a deposit, the buyer should review the land title, registered owner, encumbrances, building ownership and any registered lease, and make sure the proposed structure is lawful and appropriate for the buyer rather than relying on nominee arrangements.
Developer attribution is another area where the archive is messy. Pattaya Residence 888 Co., Ltd is the name most consistently attached to the project in Thai housing databases, while some international portal feeds name Pattaya Land and House. The primary land record confirms Winston Village itself, its location, site area and 136 plots, but does not resolve the company attribution. This dossier therefore uses Pattaya Residence 888 as the stronger project association while keeping the discrepancy open and separate from the legal identity of any individual resale seller.
A useful viewing strategy is to separate the estate-level questions from the house-level questions. The estate determines the roads, common pool, security and management environment, but the buyer is purchasing one plot with its own history. A house may have had rooms added, rooflines changed, a pool installed, drainage altered or electrical and plumbing systems upgraded. Those works should be compared with the available documents and inspected for structural or maintenance issues. For a development of this age, the condition of the actual building and the legality of later alterations matter more than the original showroom specification.
The case for Winston Village is therefore practical rather than promotional. It offers established detached housing, usable family layouts, communal amenities and an East Pattaya location with road access to the rest of the city. It can work well for full-time living or a long-stay base if the buyer is comfortable with a car-oriented location and chooses the individual house carefully. The main limitations are equally concrete: resale condition varies, archived project data is inconsistent, and foreign buyers need property-specific land and title due diligence. The quality of the purchase will depend far more on the selected house and its documents than on the project name alone.

Ownership format
For each resale house, the building rights and land rights must be checked separately. A foreign buyer should not assume the plot can be titled personally: Thai law allows foreign land ownership only in narrow statutory cases, and any registered long lease must be verified from the documents for the specific property.

- Project scale is inconsistent across sources. The Department of Lands records 136 plots over 21 rai; Zmyhome and Global Property also use 136, while Home.co.th, Homenayoo and PropertyHub show 161 and some portal feeds show only 4–6. The registry uses 136 because it is supported by the primary land record.
- Completion is reported as 2016 in some Thai databases and August 2017 in FazWaz, Dot Property and current listings. The registry uses 2017, but a primary handover document for the first or final phase was not found.
