About the project
Patsorn Ville Pattaya is a small two-storey townhouse community in Nong Prue, on the inland side of Pattaya. A Thai project profile published in May 2021 describes 38 homes, a single main house design and a development that was already finished and ready to occupy. That historical description matters because several current portals still label the project “off plan”, even though the properties now advertised are existing resale houses. The scheme reads more like a compact residential estate than a resort compound: the core proposition is a three-bedroom home with parking and road access rather than a large clubhouse package.
The original house specification is practical and family-oriented. The Thai profile gives a frontage of about 5.5 metres, two storeys, three bedrooms, three bathrooms and parking for two cars, with roughly 142.45 sqm of usable area. Plot information is less clean: one part of the same source says plots started from 22 square wah, while the house-type section says 20 square wah. Current resale listings show plots around 22–24 square wah and different stated internal areas. That is exactly the kind of project where the title documents and measured condition of the individual house matter more than a generic database field.

With only 38 homes, Patsorn Ville Pattaya has a different feel from the larger Pattaya estates that run into hundreds of units. A buyer can assess the entrance, roads, drainage, security and neighbouring properties relatively quickly. The trade-off is that there is less evidence of extensive shared leisure infrastructure. For a resident who mainly wants private living space and parking, that may be perfectly reasonable. For someone expecting a resort-style pool, gym and clubhouse to carry the lifestyle proposition, the open-source record does not support that assumption.
The most detailed current address is 88/20 Nongmaikaen 9, Nong Prue, Bang Lamung, Chon Buri 20150, Thailand. The 2021 Thai profile places the project in the Siam Country Club corridor and points to connections toward the railway-side road, Sukhumvit Road and the motorway. This is an inland residential location rather than a beachfront address. It makes most sense for drivers and long-stay residents whose daily routes are built around Pattaya’s road network, local schools, shops and services in Nong Prue rather than walking to the beach or nightlife district.
FazWaz’s street-view link resolves to approximately 12.925970, 100.941517. We treat that as a project-level map anchor rather than the surveyed location of a particular front gate or plot. Townhouse listings can mix a project address, an individual house number and a nearby map pin. The coordinate is suitable for showing the neighbourhood context, but a transaction should rely on the legal address and land-title map for the selected house.
The current asking-price evidence places Patsorn Ville Pattaya in the more affordable end of Pattaya’s landed-home market. FazWaz shows two resale listings around THB 3.2 million and THB 4.0 million. The lower-priced listing is described as a three-bedroom, three-bathroom home of 96 sqm; the other is about 142.22 sqm with the same bedroom and bathroom count. Those figures should not be blended into an “average project price”. Condition, furnishing, plot size, alterations and legal structure can easily explain a large part of the difference between two homes in the same small estate.
There is also a useful historical anchor. In May 2021, the Thai project article quoted a starting price of THB 2.89 million for the ready-to-move townhouse. That does not prove a particular level of capital appreciation. The original stock and today’s resale homes are not necessarily equivalent, and five years of market changes, maintenance and individual renovation sit between the two numbers. The old price is best read as context for the project’s original positioning, while a 2026 decision should be based on the specific house and its current technical and legal condition.
Shared facilities appear deliberately simple. The Thai source mentions a landscaped garden, internal access roads and 24-hour security. Current portals also list CCTV and parking. We did not find reliable confirmation of a communal swimming pool, fitness room or large clubhouse for this project. A modest common-area package can be attractive if it keeps ownership straightforward and service costs lower, but the actual maintenance arrangements and common fees need to be confirmed from the seller or the estate’s governing documents because open sources do not publish them.
For a foreign buyer, the ownership question is more important here than it would be for a condominium unit. A townhouse is tied to land, and ordinary direct foreign ownership of Thai land is restricted. There are narrow statutory exceptions involving substantial qualifying investment and government approval, but those are not the standard route for a home at this price point. A foreign buyer therefore needs to separate two questions: who owns the land and on what legal basis the buyer can use it, and who owns the physical building. Patsorn Ville Pattaya’s public listings do not disclose a specific to the project foreign ownership package.
A registered lease of immovable property in Thailand is generally limited to a maximum 30-year term for each lease period. Future renewals should not be treated as the same thing as perpetual ownership or as automatically guaranteed decades in advance. For an individual townhouse, due diligence should cover the land title, registered owner, lease registration and duration, transfer or succession provisions, and the documents proving ownership of the structure. A nominee-style company should not be treated as a routine shortcut around land restrictions; any corporate structure needs a genuine lawful basis and independent legal review.
The project’s age also changes the inspection priorities. We did not find a reliable completion year, but the property was already described as completed and ready to occupy in May 2021. A 2026 buyer is therefore assessing an existing home, not simply a new-build specification. Roof condition, water ingress, electrical work, plumbing, bathroom waterproofing, rear-yard additions, carport changes and any extensions deserve attention. In a townhouse, shared walls and neighbouring alterations can matter as much as the finishes inside the unit. A snagging-style inspection should be adapted to an existing property rather than limited to cosmetic defects.
Name confusion is a real research risk. Pattaya also has a property called Patsorn Townhome around Nong Ket Yai/Naklua, with different location references and, in some databases, a different project size. We have not merged that project into this record. Patsorn Ville Pattaya is identified here by the 38-home count, Nong Prue location, Nongmaikaen 9 address and the two-storey townhouse specification from the Thai profile. Keeping those identities separate avoids importing unrelated prices, facilities or ownership details into the wrong page.
The practical way to evaluate Patsorn Ville Pattaya is as a small, completed residential estate where the individual resale house drives the decision. The basic product is easy to understand: three bedrooms, two storeys, parking and an inland Nong Prue location with access to Pattaya’s road network. What is missing is just as important. We could not verify the developer, the land title type, the common fee, a precise completion year or a specific to the project foreign ownership structure. That makes this a documentation-led resale purchase rather than a project where a polished developer brochure can carry the buyer’s confidence.
