Official project footprint
The land-allotment record provides a clearer product definition than portal categories: 63 sale plots, consisting of 53 row-house plots and 10 semi-detached plots. That makes the estate easier to compare with other townhouse communities and prevents a buyer from treating it as a detached-villa project simply because a listing site uses a broad house/villa label.
Resale is unit-specific
There is no verified current developer catalogue of standard plans. Available houses differ in internal area, plot size, bedroom count, furnishings and parking. The sensible comparison is therefore house by house, with the title, condition and land component reviewed alongside the asking price rather than assuming every two-bedroom or three-bedroom property is the same product.
A useful price floor
The THB 2.5 million listing gives buyers a real lower resale anchor. It should not be treated as a project-wide price, and it tells us nothing by itself about legal readiness or repair costs. A more expensive house can be the stronger purchase if the title, condition and included improvements are materially better.
Land drives the structure
Foreign buyers need to focus on the land title and the lawful ownership or lease structure rather than condominium quota rules. A Chanote is identified in one resale listing, but that evidence belongs to one house. The selected plot still needs its own title and encumbrance review before any ownership structure can be assessed with confidence.
Amenities stay modest
The shared features that can be confirmed are a communal garden and children’s play area. There is no solid project-level evidence in the reviewed sources for a pool, gym or resort-style clubhouse. That can be perfectly acceptable for a buyer who wants a straightforward house, but it should be understood before comparing the estate with newer amenity-heavy developments.

The Department of Lands record is unusually helpful here: it shows 63 sale plots, split into 53 row-house plots and 10 semi-detached plots, with no detached-house plots listed in that allotment record. The registered subdivision covers 7 rai, 2 ngan and 10 square wah in total. Those figures describe the estate as a whole, not the size of an individual home. For a buyer, that official mix is more informative than the broad “house/villa” labels used by property portals. It also explains why resale stock can look inconsistent from one listing to another: the project was not recorded as a single standardized tower or a collection of identical detached villas.
The project identity itself is reasonably solid. Thailand’s Department of Lands identifies Wang Muang Land and House Co., Ltd. as the land allocator, while ONEP’s environmental database lists the same company as the project owner for Ratanakorn Village 24 under report no. 10105. ONEP’s owner profile also shows the company as active. What is not equally clear is the consumer-facing developer brand. Other Ratanakorn-named developments exist in Pattaya, and a separate Ratanakorn-branded company appears in market databases, but the evidence reviewed does not establish that brand as the developer of Village 24. That distinction matters because a similar project name is not enough to merge corporate identities. A buyer will encounter Ratanakorn Village 24 through individual resale houses, not through a clean developer price list. A live Gecko Properties project page shows a two-bedroom, one-bathroom home with 130 sqm of living space on a 148 sqm plot, offered at THB 2.5 million. A separate FazWaz listing shows a three-bedroom, two-bathroom, single-storey home with 100 sqm indoors on 172 sqm of land at THB 2.8 million. Another two-bedroom resale record shows 100 sqm of house area and a 147.6 sqm plot. These are not interchangeable “unit types.” They are examples of real secondary-market stock, and the differences in land, floor area, condition, furnishings, parking and paperwork can matter more than the bedroom count alone.
The location is officially recorded as Nong Prue, Bang Lamung, Chon Buri. Property maps place the estate around Soi Muban Rattanakon Garden Home 4, with a local brokerage project pin at approximately 12.95668, 100.92078. That is useful for finding the estate, but it should not be confused with the legal address of a particular resale house. Older low-rise estates often appear online through a mix of project names, nearby landmarks and individual-house addresses. For transaction work, the address and plot identifiers in the seller’s title documents should control. The dossier therefore uses the street-level estate reference and a deliberately broad map radius rather than inventing a precise project-wide house number.
Shared amenities are modest in the sources reviewed. FazWaz lists a communal garden, and Gecko Properties identifies a children’s play area. We did not find sufficiently reliable project-level evidence for a communal swimming pool, gym, clubhouse or a broader resort-style amenity package. Buyers should treat that simplicity as part of the product rather than assume the estate offers the same facilities as a new gated development. It may suit someone who values the house and land component more than common leisure facilities. On the other hand, anyone who considers security arrangements, estate management, common-area maintenance or monthly charges essential should verify those points for the specific property because the older project profiles do not provide a complete current operating picture.
Land tenure is the key legal distinction for a foreign buyer. This is not a condominium, so Thailand’s 49% foreign condominium quota does not apply. Direct foreign ownership of land is generally not the standard route, apart from narrow statutory exceptions that are not a specific to the project ownership program. A common lawful approach can involve a long-term lease of the land with separate ownership or control of the building, subject to the exact documents and advice for the transaction. One resale listing for a two-bedroom house states that the land is under Thai ownership and identifies a Chanote title, but that is unit-specific evidence. It does not establish that every plot in the 63-plot estate has the same title history, encumbrances or transfer readiness.
Portal construction labels are another reason to work from documents rather than database tags. Several project pages still display an off-plan or under-construction style status, yet the Department of Lands allotment record dates back to 2016 and the market now contains finished homes offered by private owners. We did not find a reliable official project-wide completion date. As a result, the dossier does not assign a construction status at all. From a buyer’s perspective, the useful framing is simpler: evaluate the selected existing house as a resale property. There is no current developer payment schedule to rely on, and no reason to treat an old portal lifecycle label as proof that the estate is still being built.
The practical buying process should therefore start with the property file, not with a price-per-square-metre comparison. Check the seller’s right to transfer, the land title, registered encumbrances, plot boundaries and the legal treatment of any extensions or alterations. Then assess the physical house: roof, drainage, electrical systems, plumbing, parking, furniture and the cost of repairs that may not be obvious from listing photos. None of those points imply a known defect at Ratanakorn Village 24; they are simply the parts of an older resale transaction that can change the real cost of ownership.
