Why this project is worth a look
A real resale market
Several homes are being marketed at the same time, with meaningful differences in land size, internal area, renovation and private-pool provision. That gives buyers genuine choice, but it also means bedroom count alone is a poor comparison tool; two three-bedroom houses can have very different capital and maintenance requirements.
Residential East Pattaya
The village sits in Nong Prue around the Siam Country Club and Mabprachan area. It is not a beach-at-the-door location, but it can make practical sense for car-based year-round living, with schools, shops, sports and road connections spread across the eastern side of Pattaya.
Simple shared facilities
A communal pool and security are consistently documented, with local sources also showing landscaped common space and a controlled entrance. The project does not rely on a long resort amenity list, so the quality of the individual house, plot, privacy and any private pool carries more weight in the purchase decision.
What you see exists
This is completed housing, so buyers can inspect the actual street, neighbours, common areas and house condition rather than relying on construction promises. The same advantage creates a different obligation: an older resale home deserves a proper technical inspection of roof, electrical systems, plumbing, drainage, air-conditioning and pool equipment before price negotiations are finalised.
Title before branding
No named developer has been verified from the public sources, and the published project history conflicts. In a resale transaction that shifts the useful due-diligence work toward the individual title, registered owner, encumbrances, transfer history and community rules rather than trying to reconstruct an unverified developer narrative.
About the project
Areeya Villa is an established gated housing community in East Pattaya, in Nong Prue near the Siam Country Club corridor and Mabprachan Lake. It is better understood as a mature resale village than as a new launch with one developer brochure and a fixed menu of floor plans. Homes inside the community now vary materially: some are single-storey, some are two-storey, some have private pools, and renovation standards differ from one seller to another. That makes house-level due diligence more important than the project name alone.
Areeya Villa appears to be a relatively small established community, but its published history is not fully consistent. The most common current project profiles describe 30 homes completed in January 2013, while a local project record describes 92 homes dating from 2002. That discrepancy does not automatically make an individual resale house unsuitable, but it is a good reason not to treat a short portal profile as the legal history of the village. For a transaction, the selected title, present-day community management and the actual condition of the common areas matter more.

The location is much clearer. The community is in Nong Prue in East Pattaya, around Nong Mai Kaen 13 and the Siam Country Club corridor, with Soi 1 used as an internal address for individual houses. The western side of Mabprachan Lake is nearby. This is suburban Pattaya rather than the beachfront tourist core: central beaches require a drive, while the surrounding area is geared more toward car-based daily life with schools, shopping, sports and road connections across the eastern side of the city.
The shared facilities are straightforward rather than resort-heavy. A communal swimming pool and security are consistently documented, and local agency material also shows a landscaped common garden and a controlled entrance. Private pools belong to individual houses, not to every unit in the village. For a buyer, that distinction matters because maintenance obligations can differ sharply between two listings in the same community. A renovated private pool, roof, pump system, air-conditioning and built-in furniture can affect both the asking price and the near-term ownership cost much more than the project-level amenity list.
The live resale market is broad. In September 2026 we found a current three-bedroom house at THB 6.99 million, with another three-bedroom private-pool home around THB 7.49 million. Larger or more extensively rebuilt three- and four-bedroom properties are being marketed around THB 11.9–14.9 million. These numbers are not a developer price list and should not be presented as one. They are individual secondary-market asks, so land size, internal area, renovation quality, private-pool condition, furnishings and title structure can move the price substantially.
There is no reliable original unit catalogue in the public sources we reviewed. Current listings confirm a mix of three- and four-bedroom homes, single- and two-storey layouts, and a wide spread of usable and land areas. Examples include homes around 258–280 sqm of internal area and plots around 258–320 sqm, while other local listings show different configurations again. For that reason, the unit cards on this page are real market examples rather than an invented set of standard developer layouts.
The developer identity remains unresolved in the public record. Some project directories leave the field blank, while others use only a generic local-developer label. The Areeya Villa name by itself is not enough to connect this Pattaya community to a larger similarly named development company. For a resale purchase, that does not automatically prevent a transaction, but it makes the individual title, ownership history, community rules and property-specific documents more important.
Foreign-buyer structuring also needs to be handled at house level. Areeya Villa is landed housing, not a condominium project where a foreign-quota unit can be transferred under the condominium regime. Thai law generally restricts direct foreign land ownership, subject to narrow statutory exceptions, while a registered land lease is one lawful structure and ordinary leases of immovable property are limited to 30 years per term. Listings in the village are sometimes labelled Thai ownership or similar, but a portal tag is not a legal opinion. The land title, ownership of the structure, encumbrances and intended transfer mechanism all need to be checked before a deposit becomes non-refundable.
The practical case for Areeya Villa is therefore fairly specific. It suits buyers who want an existing house in East Pattaya, value a quieter residential environment around Mabprachan and are comfortable comparing individual resale homes rather than selecting from a new-build inventory sheet. The trade-off is that the buyer has to investigate more: physical condition, alterations, common-area rules, title history and land structure matter more in an older mixed resale community. A strong house can be a sensible home even when the original developer story is incomplete; a weak title or poorly documented renovation cannot be fixed by the village name alone.
Ownership format
This is landed housing, so ownership of the structure and rights to the land need to be checked separately. A foreign individual generally cannot register ordinary Thai land ownership in their own name except for narrow statutory exceptions. A registered long-term land lease is one lawful route; an ordinary lease of immovable property is limited to 30 years per term. The exact structure for a selected resale house must be verified against the title, contract and registration.
Home types & sizes
A current resale example on a plot of roughly 258 sqm with a private pool. It was marketed at THB 6.99M in September 2026 after a price reduction. This is an individual house, not a standard layout for the whole community.
Another current Areeya Villa example, with a 268 sqm plot, private pool and furnished condition. It illustrates how renovation and fit-out can move the asking price materially even when the bedroom count is the same.
Portals also show larger three-bedroom homes at roughly 280 sqm on plots around 320 sqm, with private pools. These trade at a materially higher level than the smaller single-storey stock, so comparing headline house prices without area and condition is misleading.
A larger current four-bedroom example with 260 sqm of internal area on a plot of roughly 320 sqm. It trades well above the smaller three-bedroom stock and shows how strongly size, alterations and fit-out can affect pricing within the same community.

We found no reliable primary evidence linking this Pattaya project to Areeya Property Public Company Limited, so that attribution should not be made.
- Public sources conflict on the project history. FazWaz and several portal profiles say 30 homes completed in January 2013, while Cornerstone Real Estate says 92 homes built in 2002. Hipflat also shows changing numerical counts. The registry keeps 30 units as the most repeated current figure, but the original project history should be confirmed from village documents if it becomes material to a transaction.
