A buyer can inspect an existing house, compare actual plot and floor areas, and review its documents before committing. Verified resale examples include two-, three- and four-bedroom homes, with both two- and three-storey configurations. This gives buyers more choice but makes a single estate-wide specification misleading. The useful comparison is between specific houses, because usable area, land size, parking and past alterations can differ materially.
Lower entry prices
The lowest asking prices found are around THB 2.5–2.69 million, placing the community within reach of buyers who want a low-rise home without moving into a detached-villa budget. A low asking price should not be mistaken for value on its own. Renovation quality, services, plot title, furnishings and any repair backlog can change the real cost of ownership.
Address is traceable
Soi Pornprapanimit 17 is repeated across current residential listings, and a separate address record places an occupier inside Censiri Town on the same soi in Nong Prue. That helps distinguish the townhouse estate from the similarly named commercial Censiri Siam Country Club project. The exact house number should still be used for a viewing and title check.
Land is the key legal issue
A townhouse purchase does not carry the condominium foreign-freehold framework. The land title, registered owner and permitted ownership or lease structure must be checked for the exact property. A current listing identifies Chanote title for one plot, but that is evidence for that house only, not a blanket statement about every unit in the estate.
About the project
Censiri Town Siam Country Club is an established low-rise townhouse community in Nong Prue, on the inland side of Pattaya. Current listings use several versions of the name, including Sensiri Town Siam Country Club and Censiri Town Pattaya, but the residential addresses converge on Soi Pornprapanimit 17. The practical evidence is stronger than the project-directory labels: identifiable houses inside the estate are being sold and rented today, and an address within Censiri Town appeared in local administrative records years ago. For a buyer, this should therefore be approached as an existing resale community, not as a speculative off-plan launch, even though some syndicated portals still carry an outdated construction tag.
The project is commonly listed with 55 units. We did not find an original master plan, land-allocation document or developer brochure that independently establishes that total, so it is best treated as a widely repeated project figure rather than a primary-source count. What can be verified directly is the diversity of the resale stock. Listings under the same estate name range from compact two-bedroom townhouses to larger three- and four-bedroom homes, with different plot sizes, floor areas and numbers of storeys. That matters more than a generic project specification: the object being purchased is a particular house with its own title, condition and history.

The lowest live asking price found during this review was THB 2.5 million for a ready-to-move resale house. A current listing asks THB 2.69 million for a two-bedroom, three-bathroom townhouse with 80 sqm of indoor area. A separate current listing offers a two-storey, three-bedroom, three-bathroom house with 134.75 sqm of usable area and a 41-square-wah plot for THB 3.15 million. Another resale is a three-storey, four-bedroom, five-bathroom home with 152 sqm of usable area at THB 4.05 million. These are market listings, not a developer price schedule, so they should be read as individual comparables rather than a promised price range.
The appeal of the format is straightforward. Buyers get a private entrance, multiple living levels and land attached to the house rather than an apartment within a tower. The trade-off is that physical due diligence becomes more house-specific. Roofs, extensions, parking areas, boundary lines, renovations and any changes to the original plan can differ from one unit to another. The variation visible in the resale market is a reminder that an estate-level profile cannot replace an inspection of the exact property and its registered documents.
Project profiles list a clubhouse, 24-hour security, CCTV and an outdoor children's area. Twenty-four-hour security is also mentioned in a current ready-to-move listing. We did not find a current primary document setting out common-area fees, management rules or the exact operating condition of every shared facility. In a mature resale community, those details are more useful than a historical amenities list. A buyer should see the current estate rules, understand who manages the common areas and confirm whether the selected property has any outstanding community charges.
The developer is the weakest part of the public record for the residential estate. One of the most detailed current project profiles leaves the developer field blank. Sukniwate Group uses the Censiri brand elsewhere and officially documents a separate Censiri Siam Country Club project in the same broad area, but that project is described as sold-out three-storey commercial shophouses of 144 sqm. That is not enough evidence to assign Sukniwate Group to the residential townhouse estate on Soi Pornprapanimit 17. Until a permit, sale agreement, subdivision document or other primary record links the two, the developer for this exact residential project should remain unconfirmed.
Land ownership is the other point that cannot be treated like a condominium purchase. A foreign national generally cannot register the underlying townhouse land directly in their own name. One current Censiri Town resale listing states that its specific plot has a Chanote title and records Thai ownership of the land; that does not establish the title or ownership structure for every house in the estate. A foreign buyer needs the title deed for the selected plot, a check of the registered owner and encumbrances, and a legally appropriate structure for the land and building. Nominee arrangements are not an acceptable shortcut.

Ownership format
A foreign buyer cannot directly own the land under a townhouse in Thailand. A registered long-term land lease, with separate ownership of the building where legally structured, is a common route. One current listing states a Chanote title for its specific plot; both the title and the ownership structure must be checked for the selected house.
Home types & sizes
A current two-storey resale townhouse. The listing also states an 80 sqm plot, one parking space, full furnishing and Chanote title for this particular plot. It is evidence of a real market unit, not a verified original standard layout for the entire estate.
A ready-to-move resale advertised under the Censiri Town Siam Country Club name. The page supports three bedrooms, three bathrooms, 128 sqm and the project address on Pornprapanimit Road. Its floor-count field is inconsistent with other market evidence, so that particular value is not carried into the registry.
A two-storey resale with a 41-square-wah plot and two parking spaces in a PropertyHub listing. House number 223/61 and the reference to Soi Pornprapanimit 17 provide additional identity evidence for the residential estate. These specifications apply to this individual property.
A three-storey resale townhouse with an 18-square-wah plot, 152 sqm of usable area and one parking space. It demonstrates that Censiri Town includes larger homes that cannot be represented by the compact two-bedroom listing alone.

FazWaz lists no developer; Sukniwate Group documents a separate Censiri Siam Country Club made up of three-storey commercial shophouses, so that developer name cannot be transferred to the residential estate without primary evidence.
- FazWaz and some syndicated portals still label the project as off plan or under construction, even though an address inside Censiri Town appears in 2022 local records and current listings advertise ready homes. The registry therefore records the project as completed, but the exact completion year remains unverified.
- A total of 55 units is repeated across several project databases, but no primary master plan, permit or estate register confirming that count was found. Until such a document is available, 55 should be treated as a platform-reported total rather than a developer-verified figure.
