Why this project is worth a look
A real resale market
The Meadows is already lived in, so buyers can judge the roads, landscaping, security and communal areas as they operate today rather than relying on a future promise. The trade-off is variation: renovations, wear, furnishings, pools and layout changes differ from house to house, making property-level comparison more important than a simple price-per-square-metre ranking.
More than one house type
The original range included two- and three-bedroom City Villas, duplex homes and detached villas. That variety is useful for buyers with different space needs, but it also means the project name is a poor proxy for size or specification. Even the standard designs differed in storeys, living area and plot size before later owner modifications are considered.
Amenities can be inspected
The communal pool, gym, clubhouse or residents' lounge, security and landscaped common areas are repeatedly documented across current sources. Because the estate is mature, a buyer can assess their physical condition and management quality directly instead of treating a brochure amenity list as evidence of what will eventually be delivered.
Residential East Pattaya
The estate sits in the Nong Prue side of East Pattaya around Nern Plub Wan and the Soi Siam Country Club corridor. The location tends to make more sense for school runs, driving and long-term residential life than for a beach-first holiday routine. That is a clear lifestyle trade-off rather than an automatic advantage or disadvantage.
Title comes before branding
Different resale homes inside the same community can carry different ownership labels and transfer structures. A foreign buyer should not infer the legal position of one house from another; the land title, registered owner, building ownership, encumbrances and any company involved in the sale need to be understood before money is committed.
About the project
The Meadows is an established gated residential community in Nong Prue, East Pattaya. It is no longer a developer-led new-build scheme with standardized stock and a single price list; it is a mature resale market made up of individually owned homes. That distinction matters. A buyer needs to understand the community, but the decisive due diligence sits at house level: title and ownership, alterations, maintenance history, pool and garden condition, building services, and the documents that will actually transfer with the property.
The project is closely associated with Town & Country Property Co., Ltd. and dates from the mid-2000s. Most current project databases describe 46 homes and completion in 2007, while older marketing material often says 47. A Pattaya Mail report from the 2006 launch described 35 duplex units on roughly 10 rai while construction was still in progress. Those numbers appear to capture different points in the development cycle rather than one clean final schedule. For the registry, 46 completed homes in 2007 is the best-supported modern baseline, with the historic discrepancy kept explicit.

The housing mix is more varied than the word 'villa' suggests. Original material described two-bedroom City Villas, larger three-bedroom City Villas, three-bedroom duplex homes and detached three-bedroom villas. Archived model specifications place those standard designs at roughly 114 to 196 square metres of internal space. Resale listings now show a wider spread, including homes around 180 to 300 square metres, different plot sizes and private pools on some properties. Two listings in the same estate can therefore be very different purchases even when the project name is identical.
The shared amenity package is unusually well documented for an older East Pattaya estate. Multiple sources consistently mention a communal swimming pool, gym, residents' lounge or clubhouse, landscaped common areas, parking, 24-hour security and CCTV. Private pools are unit-specific rather than universal. That distinction is financially useful: the communal facilities create an estate-level maintenance obligation, while a private pool, garden, pumps and related equipment sit with the individual house and can change the running cost materially.
The location is aimed more at everyday residential life than at a beach-first holiday routine. The Meadows sits around the Nern Plub Wan / Soi Siam Country Club side of Nong Prue, with access toward the Mabprachan area and the main road network. Local agencies repeatedly position it as practical for international schools and longer-term family living. It is not a walk-to-the-beach project: current databases place Central Pattaya Beach several kilometres away. Buyers who drive and want a quieter residential base may see that as a benefit; buyers whose priority is the seafront and central nightlife should treat it as a trade-off.
Age is one of the main variables in the resale decision. A home completed around 2007 may have been renovated thoroughly, lightly maintained or repeatedly altered by different owners. The estate's headline completion year does not tell you the condition of a specific house. A serious inspection should look at waterproofing, roof condition, electrical work, plumbing and pressure systems, air-conditioning, windows and doors, drainage, pool equipment where applicable, and any structural or layout changes made after the original build. This is normal due diligence for a nearly twenty-year-old estate, not a criticism of the development itself.
Ownership is also a house-by-house issue. The Meadows consists of landed homes, so the foreign-quota rules used for condominium apartments are not the relevant shortcut. Thai law generally restricts direct foreign ownership of land, subject to narrow statutory exceptions. Current listings inside The Meadows show different labels, including Thai ownership and company-name ownership, while other portals refer to leasehold in individual cases. A foreign buyer should therefore resist any project-wide statement such as 'foreign freehold available'. The actual land title, registered owner, encumbrances, company structure if one exists, and the proposed transfer mechanism need to be checked for the selected property.
Current asking prices reinforce the same point: The Meadows is a heterogeneous resale market. Town & Country Property showed stock from THB 3.5 million when checked, FazWaz had an asking price around THB 4.1 million, and larger pool homes were marketed much higher. The spread is not just about floor area. Plot size, refurbishment, furnishing, pool condition, ownership structure and seller motivation all affect the number. The lower figure is therefore useful as an entry reference, but it should never be read as a project-wide promise or a substitute for checking live stock.
Home types & sizes
The archived original specification describes a two-storey home with two bedrooms, en-suite bathrooms, an upper-floor balcony, an internal garden feature, an external utility area and partly covered parking. The original plot was stated at about 96 sqm; present-day resale homes may have been altered.
The original three-bedroom City Villa was a two-storey design with a large primary bedroom and private balcony, two additional bedrooms sharing a balcony and bathroom, storage, an external utility area and a covered patio. The archived base plot was about 128 sqm, while the actual resale title and plot boundaries must be checked house by house.
The archived scheme describes a three-storey duplex with three en-suite bedrooms, a mezzanine family area, external utility space and parking on an original plot of about 144 sqm. This model is also why a single estate-wide storey count would be misleading for The Meadows.
The original range also included a two-storey detached family villa with three bedrooms, external utility space, double parking and an optional internal garden feature. The archived plot size was about 200 sqm. Current resale listings include substantially larger plots, so that original figure should not be generalized to every house.
The types and sizes above come from archived material for the original The Meadows product range, not from a current standardized price list. The estate has been completed for many years and homes are resold individually; some may have been extended or reconfigured. - Sources disagree on the exact final count and completion month: the current FazWaz project header gives 46 homes and November 2007, its descriptive text says 46 villas completed in December 2007, while older material often says 47 homes. The registry therefore uses 46 units and the year 2007 without claiming a precise month.
- Town & Country Property is consistently tied to the project and is named as developer by specialist sources, but a historic Pattaya Trader reprint says the estate was jointly developed with Tropical Star Resorts. The second party's exact legal role in the original development has not been independently established.
- There is no single documented ownership structure for every home in The Meadows. Current listings use labels including Thai ownership and company-name ownership, while some portals mention leasehold for individual properties. The selected house's title, registered landowner and actual transfer structure require property-specific verification.
