The best-documented listings range from three to five bedrooms and roughly 250–350 sqm of internal area. The village is therefore more relevant to families and long-stay residents who value private land and, in some homes, a pool than to buyers looking for a compact walk-to-the-beach property.

Homes differ in renovation standard, land size, furnishing and layout. That creates a wide asking-price spread, but it also means buyers can compare completed properties rather than wait for construction. House-specific condition and documents matter more here than a single project-wide price metric.
Car-oriented location
Nong Prue offers more residential space than central Pattaya, but daily life is generally easier with a car. That may be an acceptable trade for a family seeking a house and garden; it is less compelling for someone prioritising a fully walkable beach-and-nightlife lifestyle.
Title before labels
Portal records disagree on several project facts, and Thai land rules make villa purchases more document-sensitive than condominium purchases. The selected title deed, registered owner, building papers, fees and proposed ownership structure should be checked before any deposit is treated as committed.
About the project
Impress House Village is a low-rise residential community in Nong Prue, on Pattaya’s eastern side. Current listings show a mix of three- to five-bedroom houses and villas, including both single-storey and two-storey homes, with private pools already installed in some properties. That matters because this is best approached as a secondary-market village rather than a new launch with one clean catalogue. The condition of the house, plot size, renovation history, furnishing and pool specification can vary materially from one listing to the next.
The most consistent project-size figure is 41 homes. FazWaz, Dot Property and Casa Pattaya’s Impress Village profile all publish 41 units or buildings. DDproperty, however, shows 31, while other portals have displayed changing totals. We therefore use 41 as the working project figure without presenting it as a substitute for an official subdivision plan or juristic-person record. For a buyer, the exact boundaries and title of the selected plot matter more than a portal’s headline count.

As of 16 September 2026, the asking market is wide. A current Dot Property listing is advertised at THB 9.999M, while larger five-bedroom houses appear around THB 15.999M to THB 17.8M. Pattaya Prestige Properties shows project listings roughly between THB 10M and THB 17.8M. These are seller asking prices, not a developer price list. A cheaper house may differ in land size, renovation, pool, furniture, title structure or maintenance condition, so bedroom count alone is not enough for a meaningful comparison.
Two configurations are particularly well documented online. One is a single-storey three-bedroom, three-bathroom villa with about 280 sqm of indoor area, a private pool and two parking spaces. Another is a two-storey five-bedroom, five-bathroom house of about 330 sqm that appears across several 2026 listings. Four-bedroom homes and other five-bedroom houses around 300–350 sqm also appear in the village. These examples are useful evidence of what is actually trading, but they should not be mistaken for a verified original developer catalogue.
The confirmed communal specification is relatively simple. Several independent project pages consistently show 24-hour security and parking. Pattaya Prestige also lists a shared restaurant and shop, while Casa Pattaya presents a broader amenity set. Some portal amenity lists can blur common facilities with features belonging to individual villas, particularly pools and gardens. For due diligence, security and parking are the safest baseline; any communal pool, retail space or other shared facility should be verified on site and against the village rules.
The address sits around Porn Prapa Nimit 19/1 in Nong Prue, with Soi Mu Ban Impress House used as a local street reference. This is inland East Pattaya rather than a beachfront or central-city setting. The practical trade-off is straightforward: buyers can find larger houses and land than they would normally expect in the central condominium market, but day-to-day life is more car-dependent. Families or long-stay residents may value the extra private space; buyers who want to walk to the beach, malls and nightlife should treat the location as a meaningful compromise.
For a foreign buyer, the critical legal point is the separation between ownership of a structure and ownership of the land beneath it. Thailand’s Department of Lands publishes specific rules for foreign acquisition of land and only limited statutory exceptions. Property portals use labels such as freehold, Thai ownership or company ownership on individual listings, but those labels do not establish that a foreign buyer can take the underlying land in their own name. Before paying a reservation or deposit, the selected property needs a title-deed review, an ownership check, a building-document check and a clear explanation of the structure being offered.
The remaining uncertainty is mostly about project history rather than whether the homes exist. FazWaz and several linked listings attribute Impress House Village to MEGA Development, while DDproperty and Casa Pattaya attribute the matching 41-home project or its Impress Village identity to Impression Property. PropertyScout gives a 2019 completion year, whereas Casa Pattaya shows 2025. There is also an older online record for a separate Impress House by Golden Group, with 67 buildings and construction dated 2010–2012 on the same named soi. That older record has not been merged into this dossier. Until a primary project document is available, the current village identity and location are usable, but the developer history and completion date should remain documentary checks.
Home types & sizes
A documented resale example is a renovated single-storey villa with a private pool, two parking spaces and 280 sqm of indoor area. It is evidence of a real home in the village, not a verified standard layout for every unit.
Pattaya Prestige shows a four-bedroom house of roughly 250 sqm on a plot of about 572 sqm offered for long-term rent. It demonstrates a family-sized configuration between the better-documented three- and five-bedroom homes.
Several five-bedroom homes are marketed at the same time. The most repeated example is a two-storey 330 sqm house with five bathrooms, while other listings show about 300 and 350 sqm. The spread reinforces the need to evaluate the exact home rather than a generic project type.
This is not a verified original developer catalogue. The cards are based on homes actually found on the resale and rental market; layout, land size, pool, furnishing and renovation can differ from one property to another.
