Why this project is worth a look
Established Chalong base
The estate sits in residential Chalong on Luang Pho Chaem Road. It works better as a South Phuket living base than as a walk-out-to-the-beach product: everyday services and road links are close, but private transport remains part of the practical equation.
Seventy-eight homes
Two Thai project profiles state 78 homes, while international portals sometimes show five to seven. The smaller numbers appear to be live inventory counts, so buyers should not confuse current listings with the actual scale of the development.
Resales are individual
Current stock ranges from relatively compact houses to heavily modified villas with private pools. That creates choice, but bedroom count alone is a weak comparison tool; plot size, registered area, renovation history and actual condition matter much more.
Land comes first
For a foreign buyer this is not equivalent to purchasing a qualifying condominium unit. The specific title, building ownership and lawful transaction structure must be reviewed. A freehold label or a Chanote reference in one listing cannot be extrapolated across the entire estate.
About the project
Phuket Country Home Village is an established residential estate in Chalong rather than a new developer-led scheme with a current primary-sales price list. Baania's Thai project profile describes 78 homes across two original housing types — detached houses and townhomes — and identifies the developer as Phuket Country Home Co., Ltd. Major international portals point to the same Chalong project and date completion to January 2010. In practical terms, a buyer is now evaluating an individual resale property: its present condition, alterations since completion, land parcel and documents matter more than the original marketing specification.
Online unit counts need to be read carefully. Baania and PropertyHub both state 78 homes, while FazWaz, Dot Property and Hipflat sometimes display five or seven units. Those smaller numbers track the number of listings currently surfaced by the portals and are not persuasive as a total development count. Seventy-eight is therefore the best-supported figure for the scale of the estate. This distinction matters on older projects: an interface showing five available homes does not mean the village only contains five properties.

The estate sits on Luang Pho Chaem Road in Chalong, Mueang Phuket. Hipflat gives 28/11 Luang Pho Chaem Road as the project address, while the operating Phuket Country Home Swimming Pool inside the village uses 9/134 Moo 4 on the same road. Those different numbers are consistent with individual addresses within a larger estate, so the safer project-level address is the road, subdistrict, district and province rather than one universal house number. Baania's map resolves to approximately 7.83983, 98.34793. Phuket.net also places the pool inside Phuket Country Home Village, roughly two kilometres from Chalong Circle and Wat Chalong.
This is primarily a practical South Phuket residential location. Baania highlights access toward Highway 4021 and Chalong's everyday services, while the large listing platforms show convenience shops and restaurants within a few hundred metres. Phuket International Airport, by contrast, is roughly 39–40 km away in their route estimates. The location therefore makes more sense for buyers whose daily life is centred on Chalong and the southern part of the island than for someone choosing purely on airport access or beachfront walkability. A car or motorbike remains the normal way to use the area day to day.
The shared facilities are better documented than many of the estate's original house specifications. Baania lists a swimming pool, public garden space and clubhouse. Phuket.net independently confirms a working pool within the village and describes it as approximately 10 by 20 metres, with access offered both to village members and paying outside visitors. That last point is worth noticing: 'communal pool' does not necessarily mean a residents-only amenity. A buyer should inspect how access is currently managed, who maintains the common areas, what charges are levied on owners and whether the selected property sits within the same active village management structure as neighbouring homes.
Resale stock is highly varied. As of 16 September 2026, the lowest visible sale anchor around THB 7.49M is attached to a three-bedroom, four-bathroom home with about 220 sqm of stated usable area on roughly 240 sqm of land. Another current home around THB 7.5M has four bedrooms, three bathrooms, approximately 156 sqm indoors and a 216 sqm plot. Higher-priced listings include substantially altered or enlarged four-bedroom villas with private pools, about 288 sqm or 518 sqm of built area and larger land parcels. Sixteen years of ownership, renovation and extension have made this a collection of individual resale houses rather than a row of identical products.
That variation changes how due diligence should be approached. A single portal listing cannot be treated as the project specification. One three-bedroom property is labelled a townhouse and carries a 2019 completion date for the individual house even though the estate itself is recorded as completed in 2010. That does not automatically mean the listing belongs to another project; the house may have been rebuilt or materially altered. It does mean the buyer should compare the physical building with the registered land parcel, approved structures, actual floor area, parking, pool and extensions. The more a home differs from its neighbours, the more important it becomes to understand what is formally registered versus what simply exists on site.
Foreign-buyer structuring requires particular care because this is landed property. Thailand's Department of Lands publishes guidance confirming that ordinary foreign personal ownership of land is restricted, with only narrow statutory routes such as the Section 96 bis residential exception subject to a minimum THB 40M investment and additional conditions. A 'freehold' label on a resale portal does not by itself answer what a foreign purchaser can lawfully hold. FazWaz states that one current townhouse listing has a Chanote title, but that is evidence for that specific parcel, not for all 78 homes. The selected land title, registered building ownership and lawful transaction structure need to be reviewed before any reservation payment.
Phuket Country Home Village is therefore most compelling for someone who specifically wants Chalong and is comfortable buying a mature, individual resale house. Its advantages are an established neighbourhood, private land parcels, substantial internal space in many homes and basic shared amenities. The trade-off is that there is no single current developer price, no uniform condition and no guarantee that two homes with the same bedroom count are genuinely comparable. A well-chosen property here can offer more space than a newer resort-led product, but the quality of the decision depends on the selected house, its land and documents, access, renovation history and the current state of the common areas rather than on the project name alone.
Ownership format
This is a landed housing development, so condominium foreign-quota rules do not apply. A foreign buyer cannot assume that the land can be registered personally simply because a listing is labelled freehold. The selected property's land title, registered building ownership and any lawful ownership or long-term lease structure need to be checked individually; narrow statutory exceptions to the general restriction on foreign land ownership require separate confirmation.
Home types & sizes
A current resale example around THB 7.49M. The listing describes it as a one-storey townhouse, which differs from other resale homes in the estate; it is therefore useful as live-market evidence, not as a universal original floor plan.
A recently renovated two-storey house listed around THB 7.5M. It shows why bedroom count is not a proxy for size here: a four-bedroom home can have less stated indoor area than a differently altered three-bedroom resale property.
A larger resale configuration with a private pool. This is an individual evolved property within an older estate, so neither the pool nor the stated floor area should be assumed for neighbouring homes.
Baania confirms two original housing types — detached houses and townhomes — but the accessible project text does not publish the original floor areas for those models. The cards above therefore show current verified resale configurations rather than a standard floor plan for all 78 homes. Prices are the lowest the brokerage boards publish, not the developer’s price list — the price and availability of a specific unit are something we go through with you personally.

Price & purchase terms
- Current price: From THB 7.49M in active FazWaz and DDproperty resale listings checked on 16 September 2026. This is a lower secondary-market anchor, not a developer price; the selected home, land area, condition, furniture, land title and transaction terms need to be verified separately.
- Completed: 2010-01
We show the lowest of the prices the brokerage boards publish: their figures for the same unit differ by a few per cent, and none of them is the developer’s price list. We ask the developer for the current price, availability and payment terms on the unit you are looking at, and go through them with you personally.

Disputed and unknown information
This keeps the open points in one place. A missing or disputed fact is not treated as a conclusion.
- The developer's exact registered English spelling was not independently verified. Baania names the Thai legal entity บริษัท ภูเก็ตคันทรีโฮม จำกัด; Phuket Country Home Co., Ltd. is used as a direct English rendering of that name.
- FazWaz, Dot Property and Hipflat display five to seven units in parts of their interfaces, while Baania and PropertyHub state 78 homes; the smaller figures appear to represent current listing inventory rather than total development size.
- A Chanote title is confirmed only for one current resale listing. Title type, registered areas and lawful transaction structure must be checked separately for the selected home.
