About the project
Phuket Villa Kathu 2 is an established Kathu development rather than a new resort launch. Its original product mix was practical and urban: two-storey townhouses alongside two- and three-storey shophouses on the Praphuket Kaew Road corridor. That distinction matters because a buyer is not evaluating a future construction promise. The relevant questions are the condition of the individual resale home, the land and building documents, any alterations made since completion, and whether the layout works for living, long-term rental or a genuine live-work use.
The archived project profile attributes the development to Phuket Villa and describes three original formats. The standard townhouse was a two-storey, three-bedroom, two-bathroom home with 143 sqm of usable area, about five metres of frontage and parking for two cars. The commercial component included a two-storey 136 sqm unit with three bedrooms and two bathrooms, plus a three-storey 196 sqm version with four bedrooms and three bathrooms. Calling the entire development a villa estate would therefore hide an important part of its original design: this was a mixed townhouse-and-shophouse scheme.

Two independent Thai project directories report the same overall figure of 467 units. That scale helps explain why today's secondary stock is not uniform. Current advertisements show homes ranging roughly from 125 to 280 sqm, with different bathroom counts, plot sizes, furnishing levels and visible degrees of renovation. Those resale figures should not be treated as the original developer floor-plan schedule. Some properties may have been extended or reconfigured, and portals do not always label building and land area consistently. The original project types and the specific resale property therefore need to be checked separately.
As of 16 September 2026, major property platforms consistently treat Phuket Villa Kathu 2 as completed and ready for occupation. Sale inventory is thin compared with rental inventory: several portals show one active resale at THB 6.9 million while a much larger set of long-term rentals is advertised. That does not prove strong liquidity or any particular investment return, but it does show an active lived-in estate with a functioning secondary and rental market rather than a dormant legacy project.
The active THB 6.9 million listing is a three-bedroom, two-bathroom house of about 155 sqm. It is an individual owner's asking price, not a developer price list. Home.co.th still preserves an original project starting price of THB 3 million, but that historic figure should not be used as a present-day valuation anchor. A sensible comparison is within the current estate: look at several homes and identify whether price differences come from plot size, refurbishment, corner position, parking, condition or a usable commercial frontage.
Verified shared facilities are modest. The archived project profile explicitly mentions security, but the evidence reviewed does not support promising a resort pool, clubhouse or a large amenity package specifically for Kathu 2. That can suit buyers who would rather pay for the house and location than a broad common-area programme, but it also makes the current estate rules and fees more important to verify. Public sources do not provide a reliable current common-area charge or a sufficiently clear description of today's estate-management structure.
The project sits inland in Kathu on the Praphuket Kaew Road corridor. It is not beachfront housing and should not be evaluated as a holiday-resort product. Its practical appeal is different: Kathu is a central part of Phuket for residents who move around the island by road and want access to several directions rather than daily proximity to a particular beach. The street address is well corroborated by mapping sources. The coordinates in this record use a wider radius because a 467-unit low-rise estate covers an area rather than a single building pin.
Resale comparisons in this estate should not be reduced to a price-per-square-metre ranking. Two homes with similar advertised internal areas can differ substantially in plot size, parking, roof and building condition, renovation quality, utilities and the extent of owner alterations. The wide range now visible in listings may reflect genuine extensions as well as inconsistent portal labelling of building versus land area. Before paying a reservation deposit, a buyer should obtain the plan and title documents, compare the physical boundaries with the paperwork and establish whether major alterations were properly authorised. In a development of this age, that property-level work is more informative than a neat project average.
The shophouse component also needs separate treatment. An original commercial classification does not automatically mean every property in Kathu 2 can now be converted to any retail, office or service use without restrictions. The specific title, registered use, estate rules, street access and local requirements all matter. A buyer pursuing a genuine live-work property should establish those points before purchase and renovation. A shophouse may also suit a purely residential buyer who values extra space, but the ground-floor configuration and street-facing frontage can feel quite different from the standard townhouse layout.
For a foreign buyer, ownership due diligence is fundamentally different from buying a condominium under the foreign-quota regime. A house is tied to land, and Thai law generally restricts direct foreign ownership of land except under narrow statutory conditions. A previous resale listing in this project identified a Chanote title for that specific property, but that cannot be extrapolated to every unit. The title deed, registered owner, encumbrances, boundaries and the lawful structure for ownership of the building and use of the land must be verified for the particular home before money is committed.
There is also a small but real chronology conflict. Livinginsider gives 2014 as the project year, while Zmyhome records completion in 2015. Both agree that the estate is long completed, but no primary historical project document reviewed here resolves the exact year for Kathu 2. The registry therefore keeps the reliable completed status and does not manufacture a precise completion date. For a resale decision, the physical condition of the chosen house after roughly a decade of use, its renovation history and its land documents are more consequential than forcing an uncertain year into the project record.
