Fe'RICH can be judged as it stands today. There is no construction schedule to underwrite, but completion does not remove due diligence; it shifts the focus to maintenance, alterations, drainage, pool systems where fitted, and the condition of an individual home after years of occupation.
Only 24 homes
The estate is small, which can suit buyers who prefer a lower-density residential setting. It also means resale evidence may be thin. One active asking price is not a reliable project-wide valuation, so the selected house should be benchmarked against comparable Chalong stock as well as other Fe'RICH transactions when available.
Single-storey living
The original concept centred on one-level houses and generous shared living areas. That can work well for families, older occupants or anyone who wants to avoid internal stairs. The trade-off is that plot use becomes important, and any owner modifications since completion need to be checked against the home's documents and actual boundaries.
Residential Chalong
The location is geared more toward everyday Phuket living than a beachfront holiday routine. Road access to the south, schools and retail can be useful, while car or motorbike dependence is a practical consideration. Buyers whose priority is a walkable beach environment are looking for a different type of location.
Title before lifestyle
For a foreign buyer, the legal structure deserves attention before pool, furniture or design details. The active listing states Thai land ownership and a Chanote title for one resale property. The title, seller, encumbrances and the legally workable arrangement for the building and land must be confirmed on the exact property being purchased.
About the project
Fe'RICH is a small completed residential estate in Chalong, Phuket, comprising 24 detached houses. It is no longer a developer-launch story: major property databases mark the scheme as completed in August 2019, and the stock visible today is resale and rental stock. That makes the buyer's job more concrete. Instead of relying on promises about what will be built, the decision turns on the exact house, its maintenance history, alterations, land documents, title position and what the seller is actually transferring.
The name can be confusing because the project was launched as Fe'RICH by Sun Palm Village. Contemporary reporting says the team behind it was continuing a family development history associated with Sun Palm Village, and the two estates sit in the same broader area. They are not the same project in current databases, however. Sun Palm Village is listed separately with 81 homes and an earlier completion date, while Fe'RICH has 24 units and its own 2019 completion record. Data from the older estate therefore should not be imported into Fe'RICH simply because the names appear together in launch material.

Developer attribution is unusually consistent for a project of this size. Home.co.th, BaanFinder, DDproperty and MGR Online all identify Habitruss 24 Co., Ltd. in connection with Fe'RICH, with the 2018 launch article describing the company and naming the project directly. What the open sources do not provide is a complete corporate or land-registry file suitable for legal reliance. A purchase should still be based on the current seller, the actual title documents and the chain of rights for the selected property rather than the historic developer name alone.
The original product was conceived as single-storey family housing, with more shared living space inside the home and a strong connection between living areas and garden space. Launch coverage highlighted a high living-room ceiling, under-bedroom storage and home-automation features. Those details explain the design intent, but a 2026 resale cannot be assumed to remain exactly as delivered. Owners may have renovated kitchens, added or altered pools, replaced automation equipment, changed landscaping or reconfigured rooms. Physical inspection therefore matters more here than an eight-year-old specification sheet.
Later project profiles show three named house plans: Trove and Treasure with three bedrooms and two bathrooms, and Pleasure with two bedrooms and two bathrooms. Home.co.th records two parking spaces for each and gives a project-wide usable-area range of 154.6–170 sqm, but it does not cleanly map each area figure to each plan. The 2018 launch report, by contrast, presented the initial release as three-bedroom houses. That difference is best treated as a change or inconsistency in the historic product record, not something to smooth over. For a resale buyer, the measured area and approved layout of the exact house take priority.
The clearest current sale anchor found is THB 9.6 million. FazWaz lists a three-bedroom, two-bathroom single-storey villa at that price with 157 sqm of indoor area on a 290 sqm plot. The same listing describes a private pool, private garden, terrace, two parking spaces and full furniture. None of those extras should be generalized to every home in Fe'RICH. With such a small estate, individual houses can diverge materially after several years of owner occupation, so pricing needs to be read against plot size, condition, renovations, pool specification, furnishing and legal structure rather than the project name alone.
Rental evidence also confirms that Fe'RICH functions as an occupied residential estate rather than a dormant legacy project. FazWaz shows several rental offers with an entry point from THB 35,000 per month, while DDproperty carries a much larger four-bedroom, 320 sqm house at THB 120,000 per month. That spread should not be turned into a simple project yield estimate: the houses differ substantially in size, fit-out and likely owner modifications. For an investor, the listings are better used as proof that a rental market exists than as a shortcut to expected return.
Common facilities appear relatively straightforward. BaanFinder lists CCTV, key-card access, on-site security, landscaped garden space and a playground. Historic launch material discussed a larger green area and recreational features, but the open sources do not establish exactly what is maintained today, by whom, or at what recurring cost. The private pool shown in the active sale listing belongs to that house and should not be mistaken for a communal facility. Current estate rules, fees and any seller arrears should be checked directly before transfer.
The address is in Chalong, Mueang Phuket, around Soi Chaofa East 31 / the local Ban Khok Tanod lane. FazWaz's project Street View resolves to 7.8333332, 98.348129. This is an inland residential position rather than a walk-to-the-beach resort location. For many residents that is the point: Chalong gives practical road access to the south of the island, schools, retail and services, but daily life is generally easier with a car or motorbike. Buyers looking specifically for a beachfront or pedestrian holiday setting should treat the location as a different proposition.
The purchase decision is ultimately house-specific. Fe'RICH is old enough for maintenance, modifications and management history to matter, yet small enough that there may be very little comparable stock on the market at any one time. A sensible review should cover building condition, pool and drainage systems where relevant, boundaries, title documents, any estate charges or arrears, and the seller's authority to transfer. For a foreign buyer, land ownership adds another layer: the active listing states Thai ownership of the land and a Chanote title for that particular plot, while Thai rules generally prevent a foreign individual from registering land directly in their own name.
