The estate in Chalong has been occupied for many years, and the homes now seen on the resale market can differ substantially from their original specifications. Owners have renovated interiors, added pools, altered layouts, upgraded mechanical systems and in some cases combined or reworked outdoor space. That changes the due-diligence focus. A buyer is no longer assessing a standard product delivered under one current specification; the important questions are the condition of the individual house, the land title, the quality of later alterations, access within the estate, ongoing maintenance and the real cost of bringing the property to the buyer's preferred standard.

The development was completed in 2008 and is widely described as a large gated estate of about 1,000 residences across roughly 415 rai. Those figures matter because this is not a boutique compound with a handful of villas. It functions more like a mature low-rise community, with internal greenery, water features and shared facilities spread across a sizeable site. The estate's age can be an advantage for a buyer who values an established neighbourhood and wants to see how the surroundings actually function rather than relying on a masterplan. At the same time, age creates a wider gap between the best-kept and weakest resale homes, making physical inspection considerably more important than it would be in a newly completed project.

Land and Houses is the developer behind the estate. The company's own corporate information identifies Land and Houses Public Company Limited as a long-standing Thai residential developer with a particular focus on detached houses and operations in major provinces including Phuket. That background gives the project a clear provenance, but it should not be treated as a blanket quality certificate for every house offered today. The estate has been lived in for close to two decades. Maintenance histories, private renovations and extensions can now matter more to the actual purchase than the original developer specification. Buyers should therefore separate two questions: whether the underlying estate was created by an established developer, and whether the specific resale house in front of them has been maintained and altered properly.

Published project information describes the original product as two-storey detached houses. The most repeated historic layouts are three-bedroom, three-bathroom homes in an approximate 84–320 sqm range and four-bedroom, four-bathroom homes around 280–620 sqm. Current resale stock is much less uniform. Listings in 2026 show homes with two through six bedrooms, private pools, large lake-facing plots, extensive renovations and very different internal configurations. This is normal for a mature landed estate and is one reason a project-level floor-plan summary has limited value on its own. The exact usable area, land size, bedroom count and alterations should be confirmed against the particular property being considered rather than assumed from the estate's original product mix.

Resale pricing is similarly dispersed. DDproperty showed a house listed at THB 6.59 million in September 2026, while other current stock on major platforms sits around THB 9–12 million and rises much higher for larger renovated houses, lakefront positions and substantial plots. The gap is not simply a bedroom-count premium. Plot size, structural condition, renovation quality, pool installation, views, solar upgrades, furnishing and position inside the estate all influence value. A low asking price can therefore represent an opportunity, a smaller or less desirable plot, or a future renovation bill. Conversely, a high price may be justified by land and work already completed, but only if those improvements are documented and technically sound. Comparable sales and competing listings within the estate are more useful than a single project-wide average.

The estate is geared toward everyday residential use. Project sources consistently list a clubhouse, communal swimming pool, fitness facilities, landscaped areas, a children's playground, parking, CCTV and 24-hour security. The older project website also describes additional recreation and wellness facilities. Chalong itself works as a practical base for South Phuket, with road access toward retail, schools, hospitals, marinas and the island's southern beach areas. This is not a beachfront development designed around walking out of a lobby and onto the sand. A car is part of the normal lifestyle equation. For families and long-stay residents, that trade-off can be attractive because the property type offers private land and more domestic space than a condominium while remaining inside an organised gated community.

Foreign-buyer structuring needs to be treated carefully. Some resale advertisements describe individual houses as freehold, but that label should not be read as proof that a foreign national can directly acquire the underlying Thai land in their own name. Thai government guidance states that foreign land ownership is generally restricted, with only narrow statutory exceptions subject to substantial investment and official approval. The building and the land rights therefore need to be analysed separately for a foreign purchaser. The correct route depends on the actual title, current registered owner and the intended transaction structure. A project-level statement cannot replace review of the land document and sale contract for the specific house.

For a buyer comparing options, the best way to approach Land and Houses Park is as a deep internal resale market. The estate itself provides a recognisable location, security infrastructure and a mature residential setting, but value is created house by house. Viewing several properties within the same community helps reveal what the market is charging for a better plot, a lake position, recent renovation, a private pool or simply a house that has been maintained correctly. It also makes weak pricing easier to spot. A polished interior may hide ageing roof, drainage, electrical or air-conditioning systems, while an unfashionable but structurally sound house may be a better starting point for a buyer planning a full redesign. The estate is established enough that the comparison should be evidence-led rather than brochure-led.

Ownership format

This is a low-rise housing estate where each home sits on its own land plot. A foreign buyer cannot generally register Thai land directly in their own name, so ownership of the building and rights over the land must be analysed separately.
