That removes much of the uncertainty associated with an off-plan purchase, but it makes building condition more important. A careful inspection of drainage, roof work, wiring, moisture and prior extensions is part of the buying decision.

The original layouts were relatively straightforward. Phuket Villa lists a single-storey detached house of about 126 sqm with three bedrooms and two bathrooms; a two-storey semi-detached house of about 144 sqm with three bedrooms and three bathrooms; and townhouses of roughly 131–132 sqm with three bedrooms and two bathrooms. The larger work-oriented formats include three-storey home offices of approximately 199–201 sqm and commercial buildings of around 198–201 sqm. These figures are useful as a baseline for identifying what a resale started as, but they should not be treated as a substitute for the current survey, title documents or measured area of an individual property.

Kathu is a practical, inland location rather than a beach address. FazWaz places Lotus Kathu at roughly 1.6 km and Central Festival Phuket at about 3.7 km, while everyday convenience stores and local services are closer. For a household living in Phuket year-round, the location can work well because it gives access toward Phuket Town, central shopping, schools and the Patong side of the island without committing to a tourist-heavy beachfront area. The trade-off is transport dependence: this is a car-or-motorbike lifestyle, and travel times across central Phuket can vary sharply with congestion, rain and the bottlenecks on routes toward Patong.

Because the estate is already built and occupied, construction delivery risk has largely been replaced by property-specific risk. Roofs, drainage, electrical work, water systems, termites, extensions and renovation quality deserve more attention than a developer brochure. The age of the project also means that the gap between one resale and another can be substantial. A cheaper house may require capital expenditure immediately; a more expensive one may already have undergone a competent renovation. The useful comparison is therefore total condition and legal clarity, not just bedroom count or asking price.

There is an active resale market in 2026. PropertyHub showed a refreshed listing at THB 4.19M in September, while FazWaz displayed stock from around THB 4.5M and other renovated or enlarged houses at higher asking prices. The developer's website still shows an entry-level figure in the low-THB-4M range and a separate home-office price, but several original formats are marked sold out. For a buyer today, live resale evidence is the more relevant pricing reference, while the developer page is mainly useful for understanding the original product mix.

Foreign-buyer structuring requires more care than it would in a condominium. DDproperty labels the project tenure as freehold, but that label should not be read as confirmation that a foreign individual can directly own the land beneath a selected house. Thailand's Department of Lands states that foreign land ownership is restricted, with only narrow statutory exceptions. The practical file for any selected resale should therefore include the land title, the registered owner, evidence of building ownership where relevant, and a clear legal explanation of what rights the foreign purchaser would actually acquire. The project itself is straightforward to identify; the legal structure is a house-by-house issue.

This is a landed housing development. A resale described as freehold does not automatically mean a foreign buyer may directly own the underlying land: foreign land ownership in Thailand is restricted and only available in narrow statutory exceptions.
